    The frustration with Goodall Properties has been intense and ongoing, Warning to anyone looking for housing through this company. One word UNETHICAL! ( More to add - will not fit)We entered into contract with company middle of June 2022, we let them know we were actively looking to buy a home, they said we can work with you if you need to break lease. A month prior to our closing which was Aug. 15th we began the "Sublease Process". I asked if we could expect to get all our deposit back which was $1835.00 I was told it should not be a problem (we had cleaned better than when we had moved in). I mentioned if there was anything we missed to please let us know. We paid a 2 month "penalty fee" for subleasing, had to be paid upfront mind you - $2870.00 for them to "relist" this property and for us not to be liable for any damages made by subleasers.We were obviously still responsible at that point for all rent ($1435) monthly and utilities which were required to be left on during time it sat empty. We felt through the time frame we were waiting the lack of care to re-rent it for us and found several others in the same situation with them. Finally after adjusting rent at our expense a subleaser was found! Feb 8th they moved in. We had already paid the rent for Feb. and should have had coming back to us $1076.25. We were told our deposit and prorated rent would be sent within 30 days. I had to call for this cause the money never came in that time period. We were told it had which was a mistake on their end. We received a check for "deposit" which had been reduced $87.69 and only said missed cleaning (from 5 months earlier)? When I inquired; days later we were told it was a broken toilet seat? Nothing had been damaged and they had no response? Still no prorated check over 45 days later in which time, I emailed texted and called. Excuse was they could not figure out their own accounting system to issue a return to us. Now check sent $71.75 short, no reason - why or how

    My review is solely based on renting from Goodall, however not on their real estate side as I have no experience with them on that portion.The move out process is not very clear, and almost messy in what you need to do. They scheduled a time for us to meet ********************* at the residence for an initial move out walk through to help show what needed fixed, if anything, and allow us to do it and not get charged. This was issue 1, and I left my office to meet them, and **** was just shy of an hour late to his scheduled time, therefore not allowing me to be there and having to go back to work as I wanted to have their guidance and avoid any unnecessary charges with fixing thing they saw wrong.Once we moved out, they sent a disposition letter outlining the charges, in total being just over $2,000 dollars, which seems very high, in large part charging $600 for a carpet cleaning for smell of animals on property not on leasealthough theyre both *** animals but thats a whole other side. Alongside that, there is a charge over just over $1,000 dollars in repainting, which by the lease they charge $65 per hour and would mean they painted for over 15 hours.Ive rented numerous times, and have yet to ever see a bill that high for miscellaneous fixes, but unfortunately Im forced to pay it and move on. I share this review as a warning to anybody looking to rent, as if you dig into their reviews youll find more that are for the same unfair move out charges they have pushed in the past.In hindsight, their biggest issues are communication, leaving calls unreturned, and emails un-responded, and unfair move out processes/charges.I have asked for a breakdown of the painting charges, and an invoice of them being billed $600 as their lease says they pass on all contracted costs, and awaiting to see if they will show them to me or not so I cannot speak on that part yet. EDIT- 11/08/22,have asked 4 times for invoice, no response given

    There was a leak in the roof, it was reported thought their maintenance portal early May multiple times. After 2 weeks I sent an email again asking them to fix it as it had started dripping onto and staining my dresser. Again they said they would send someone. Eventually a roofer did come and said the whole roof needed to be replaced. They proceeded to say that there was a miscommunication and they would get it fixxed asap. It was never fixed and I was forced to move out early from our lease ending June 30th. They then had the audacity during our walkthrough to ensure we got our whole security deposit back to miss the first appointment and then show up late 2 hours later. She did not check any of the house just said clean it up and youll get everything back. Later at the end of June we again were mopping the inside of the house when this women during the final tour said stop cleaning it looks fine. And we asked if she is sure, and she said yes. They took $325 from our deposit for lawn maintenance, we complained and they said oh wait we shouldnt have charged you for that here is $75 back of the $325 we were told we would get back. The women never said anything nor checked the lawn to say it needed to be upkept more than we already had.

    We rented a home from Goodall Properties from *********************. We asked to have a fence put in because we have 3 dogs, we received an email saying "it shouldn't be a problem", and had the fence installed. Upon move out they said they had no documentation for fence installation and asked us to have it removed, which we were going to do for $580 but the fence contractor could not do it for 3-5 weeks (email attached). Goodall talked to the homeowner who said they wanted it removed sooner so Goodall said they would remove it for $500 and take it from our deposit (email attached). It has now been 6 weeks, the fence is still there (photos attached, taken on 24 April) being used by the current tenant who has a small child and a dog. Our old neighbor and secretaries at the Goodall office said the fence was "being kept" yet Goodall took the $500 from our deposit. When I mentioned this, the secretary at the office said she would have ********************* (move out specialist) call me. He did not so I emailed him, and received no response. Then I called him and left a voicemail message, and still no response. Additionally, we paid $40/dog ($120/month) per month to have the dogs on the lease. That totaled $1,440 for 12 months, which should go toward wear and tear on the property for having dogs. Yet they also charged us $150 for "voluntary tree removal and lawn reseeding for dog damage to the lawn" (attached). I have no idea what "voluntary tree removal" is because we didn't plant any tree there. There was no explanation of any of this during the move out inspection of anything wrong with the house, ****** only comment was "...you should have your deposit back within ***** days, that was it, no indication we would be charged for anything.
