    I would not give Treo Realty a 1 star at all. Absolutely horrible. Slum lords. I rented the place May 4, 2024 from ************************* from *********** and had so many repairs I had to do I did not move in until June 15, 2024. ************************* and ***** are who I been dealing with. The place had a gas, mold, dog pee smell, holes in the walls and screens, hole on the countertop, miss shelf in the cabinet and refrigerator, 8 broken horizontal blinds, bathroom door eaten by a dog on the bottom and below the handle when I first did the tour with *************************. I fixed all these things which Treo Realty NEVER FIXED! They put an airfresher to try to mask the smell. ***** had Me, not her, call *************** for the gas leak which I was not moved in yet which I told her this on June 11, 2024. I moved in finally on June 15 and a week later the gas was horrible so I call Dominion on June 22 Saturday and the shut off the gas. He found 2 gas leaks. I call Treo emergency # and I texted Syndee and NOBODY answered or returned *** phone call not even on the next day Sunday. I called a plumber to come out and finally fix the 2 gas leaks but he found another gas leak which made it 3 gas leaks. I text ************************* with what they charged me $635 and she responded finally on Monday June **************************************************************** back. Her and ***** said in the lease tenants cannot hire contractors. ****** said they never got my message about the gas leak but yet she said ***** had called a contactor on Saturday June 22 to come out but remember she said they never got any call from me about the gas leak so how did ***** know to contact a contractor if they never got my call?? ***** or ************************* oranyone never called or texted me Saturday or Sunday about anything. I am moving out now. The gas leak which Trei Realty, *************************, refused to handle or pay me back the $635 was the last straw with this people.

    Our townhome community has been using TREO for the last 3 years now and they definitely did a bait and switch when stating that they enforce the CC&Rs. This is one of the reasons we hired TREO since we had a huge issue with owners and renter not following the rules. I know the property management company is only as strong as the current Board Members, however TREO takes a back seat on all issues if the Board is not proactive. We have had a terrible landscaping company for the same amount of time and they continually mow the grass down to the dirt on some of the properties in our complex, the trees need to be trimmed, since they are rubbing up against the stucco and parking is not enforced at all. **** stated initially that a tow truck would periodically drive through the complex and I think I have since it a handful of times since **** took over. Regular communication is also a big issue. So think twice before you think about hiring TREO. As you can see others have given them a 1 star rating, even though the BBB rates them as an A+.

    I am a 57 year old resident of a Treo managed community. I have enjoyed living here. It's quiet and safe, I love my neighbors. The lawns and shrubbery are well maintained and in the winter, the snow is plowed so that I can get my old SUV in and out of the community. The trees are sprayed and trimmed every year. The president of our board is a wonderful man, a veteran, who volunteers his time to manage the dog waste sites and to actually pick up after people who don't pick up after their dogs. It's not perfect for everyone, but it's been a great fit for me. However, on 8/19, I stepped on the rebar window well grate to pick up a dog toy that fell there when I threw it back towards my porch. The grate collapsed under me, I fell seven feet resulting in a spinal fracture that required surgery the next day to fuse five vertebra. I spent my first night back home after about a month of recovery and I saw the rusted window well grate, still there.I haven't spoken to anyone at Treo about my accident. I don't really know what to say. The president of the board was in fact just across the street when this happened. He was the first on the scene to ask if I needed 911, and yelled at one of the neighbors to call when I said yes. I don't know if an incident report was filed. The window well grate remains unsecured, the parts preventing falls long ago rusted. The neighbor who called the police showed another neighbor the fall prevention gizmos attached to his window well and grate that would have prevented my fall. They have lived in this community since it was built. Since **** is responsible for maintenance of all external aspects of our community, and they do a good job with the rest of the things, why not the window well grates? It's a legal matter now. I guess I just wanted to share my experience with the community so that other community members don't have a similar one, or worse.

    My empathy goes out to you. However, the *** does NOT maintain the window well covers. Those are part of the unit and therefore the unit owner responsibility as per the CC&R's. It is unfortunate you didn't reach out to us before you engaged an attorney as we could've explained this all to you. We currently have sent the letter your attorney prepared to the insurance company. However, we are not certain they will approve to cover the med payments as the window ***** are not considered common area.     I am a homeowner of apartment. **** accounting clearly trying to overcharge you, When you call them to solve the problem they stand on offense instead of solving it. this apartment is a home for a lots of low income hardworking people. it feels like they rauise the price for HOA to push people to the streets, besides charging you over $500 for the **** they do bad accoung. I would like their book audited,

    Tuya, Treo management does not set your *** fees. The board of directors that are homeowners set the *** fee. Poorly reviewing Treo for dues amounts is unbelievable. For your information, your $306.12 monthly dues go towards water, sewer, trash, management, flood, liability, building coverage and earthquake insurance, snow removal, landscape maintenance and security services. Secondly, your utilities of $90.02 per month is for your usage of electricity and gas. Lastly, your $126.31 monthly loan repayment is for the repayment of the 1 million dollar loan the *** got prior to us managing the association. That loan amount is for the capital replacements on the buildings, clubhouse, sewer and water mains, etc which is critically important.

    How the heck this company and owners can live with themselves is beyond comprehension. They've raised my rent $500 this year. "Current market". The buildings are poorly maintained, the landscaping is dying, and it's so dirty compared to 3 years ago. No one will talk to me except the "property manager" who refused to give contact info. I can't afford an increase this severe. It's absolutely horrifying to think of coming up with an extra $500 every month. Really really disappointed in this company and owners.
