    I have been a tenant with ***** property for 11 nonths we had a leak in the unit and they had a plumber and washer repair men in to fix the problem they couldnt find the issue because it was behind the wall they want me vacate the house so thry can fix it but they refuse to help me find a place to stay they are telling me to go To a homeless shelter when my rent is paid in full and never had an issues they are threatening me with a 24 hour eviction notice but i contacted alberta rental board ans they can not do that now they are trying to go back and say its my fault the leak happen and thats not true at all im a paying tenant and they are trying everything to get me out im leaving at end of this month regardless but they are now saying they will be ripping my walls out while i live here and that is also against the rental rules i would love these people to know the rules and not try to screw their tenats over

    This tenant has been very difficult to deal with and is now giving a false statement. The leak was reported by the tenant. Upon having contractors enter discovered the leak was in fact water literally running inside the wall. They asked why the tenant did not report this weeks ago as the water could be heard running through the walls. After receiving notice from Service Master that the due to the humidity, heat, and the amount of water inside the wall that there was confirmed mold and they were recommending the tenant vacate the unit. Nobody from our office ever suggested he go to a homeless shelter and in fact we have transferred him to another larger unit. (despite his place being very dirty and unkept).

    Nobody from the office threatened eviction. We offered him prorated July rent if he was able to leave the unit before July 31. I called the AB Health Inspector to ask that they inspect and advise if it was safe for the tenant to remain in the unit for the rest of month as his health is the most important thing. I also communicated this to ****** in the 15 back and forth emails yesterday. He also advised that he called the Health Inspector. I requested the details of the case so I could inform the Health Inspector that I was working with but he instead made this complaint. 

    This tenant did not cause the leak but his negligence and failure to report certainly made it much worse allowing mold to grow inside the walls. At this point I have informed him that there may be a potential risk to his health but he said being sick is better than being homeless. Being that ****** is from Grande Prairie, is unfortunate that he does not have 1 family member or friend who could put him up until the new unit is ready on Aug 1, 2023. 

    If there is a follow up with ******, perhaps you would inquire about ***** refusing to help him find another place being that he is being transferred to another building. Under normal circumstances, had this tenant requested a transfer, we likely would not have approved it because of the poor condition his unit was being kept in. Because remediation ASAP of the damaged unit is necessary we have transferred him but not without reservations about how he will care for the newer unit he is transferring to.

    The leak was reported in a timely manner. I pay rent for the unit does not mean I am at the unit, my career as a truck driver requires me to be away from my house for up to a week at a time, at any given time. When I seen the leak it was reported like we have mentioned countless times. I am in no way a carpenter or maintenance where I should have somehow known the leak had been an ongoing thing. When it was reported the first time and whoever you hired to come look into this and gave it the all clear should be taken into consideration as well. I did my due diligence as a tenant in reporting all this.

    While you were given verbal permission you still did not give me a 24hr notice that you would be entering my premises, therefore the messiness you are claiming could have been avoided had you given proper notice. 

    When reporting to the health inspector I was not given any information on my end except when someone would be in contact to look at the unit. That was today, July 18th. She said she will be in contact with you so you will have all the information you need shortly. 


    In response to being transferred to another building, when I was told to leave my building I took it upon myself to look for another place to live which happened to be an apartment coincidentally listed through you. I signed a lease and paid a damage deposit as a new tenant would, this is by no means being transferred.  

    As you are aware my new lease is starting August 1st. My last day in the current unit will be July 31. I have paid rent in both places so I'm not sure what the problem is. Furthermore if this continues to be an issue, I can contact my lawyer and see what else can be done.
