    We hired this company to rebuild our house (that burned down in Aug 2020) in February 2021. According to the terms and conditions, the house was to be completed within 180 days of permit, which would have taken possession date around November 15th, 2021. With COVID etc. we expected some marginal delays. However, the house failed almost every building inspection which caused unnecessary delays. Further construction could not happen until deficiencies were corrected. In October, we were advised the possession date would be December 15th, In November, the builder ordered the flooring for which she had our selection in August**** They determined that the flooring for the basement was back ordered and wouldn't be available until the end of January 2022. We were told to change our selection. We said no, and were prepared to take possession on December 15th, allowing them to install after possession. Early possession is clearly addressed in her contract but she refused. Almost all production was halted for over 2 1/2 months. Fast forward to March 2022. The back ordered flooring was installed over a month ago, The Hydro was not installed into the house until the first few days of March. (Power was previously supplied to the house by a temporary outside Hydro pole. Gas hookup was not done until the first week of March. Same with the well hookup. On March 14th 2022 the builder called for a "final" building inspection. It failed for some of the same issues it failed on the previous inspection in September 2021! On March 15th we had our possession date Walk through. There were numerous deficiencies which were noted. At that time we were presented with an invoice for $44000 for which she claimed as "Additional Administration Charges" She claims this was necessary to cover her for "my delays" and the inordinate amount of emails that have been exchanged. I agree there were an inordinate amount of emails only because she would not respond. ************************************************************************************************************************************************************************************************************************************************************************ Also, despite the additional "building material labor charges" I have only received one work order. She is now holding back giving our house back until she is paid this ***************** Admin Fee.

    Business Response /* (1000, 16, 2022/05/11) */ Due to the home owner's excessive emails, *********************************************************************** Carrington put in place a mediator to ensure the build would be successful for all. After some time, the mediator **** experienced the same level of ********************* to which they quit. A second mediator was brought in and they also no longer wish to be involved with this homeowner. ******************************************************************************************************************************************************* During the course of construction, it is common to have an inspection requiring a re-inspect. Carrington made sure that any inspection deficiency that was noted was addressed immediately if it would prevent construction. Regarding the final permit inspection there was a list of deficiencies. Approximately half of these items Carrington addressed. The remaining outstanding items on the final inspection are items that the customer either refused to pay for or wants to address on his own. Therefore, Carrington has left these items to him to complete. Due to the nature of this project being an insurance claim not all upgrades are covered by the insurance company. This created some issues both with permits and the property owner. The customer's complaint ignores the fact that most of the delays were caused by his changes to the scope of work and delays in making choices, etc. It also ignores the fact that he removed Carrington from the job ******************************************************** This matter is now with our legal counsel due to non-payment and there is a Builders lien on the property. **************************************************************************************************** Regards, ******************** *************************** Carrington Property Developments Inc.
