This is regarding a rental management company, Vanwart Management. I had to move on October 17 because I was late on paying my October rent. I paid them $500 and remaining total would be for $800. When it come time to discuss my deposit, she said she had no receipt of it but I have on my lease that it was paid $1300. She said I was in “arrears” from rent. But that wouldn’t total $1300. They are trying to say I’m not owed that $500 left on my deposit. And I deserve that money as we did everything in order for the apartment to be moved out of, and thoroughly cleaned.

Yes, Van wart took over the managing of the building earlier this year. I have no email from them stating my security deposit was unavailable to me. She told me we would do a walk through before on Friday, Oct 18. She showed up to the apartment and claimed that there was actually no walk through, as they have no receipt of my deposit. She told me in person. I felt this was done on purpose but I can’t say for certain. The woman I was dealing with was M******* *******. Speaking with others who have dealt with Van wart in the past, it seems as thought this isn’t the first time the handling of funds have come into question. I also fully understand that being in arrears means I am to owe them a portion of the deposit, but I am still technically obligated to $500 of my security deposit. That’s all I want to see happen from this. We made sure the unit was completely cleaned and all items removed. I’m not sure if it’s a case of improper handling from ** or van wart but I paid that money and I did what I needed to do in order to receive the funds I’m obligated to.

J**** ********* lease (please see attached, provided by J**** *******) was signed and dated on June 30, 2022 with ** **********. Any security deposit collected by ** ********** would have been remitted to ******* ** *n 2022  We suggest that J**** ******* contact S****** ** for her security deposit.

VanWart Management has only been managing 3* ******** ****e May 2024 and we do not have a record of J**** ********* security deposit nor do we have her security deposit (as she claims) in the amount of $500.

Please see the attached rent receipt of Jenna Rattray's showing that she is currently in rent arrears for $800 for October's rent. She made a payment of $500 cash on October 3rd of the $1300 total rent.

Please also see the attached file of Notice to Vacate(s) given to J**** ******* where between February 2024 to October 2024 where it shows that there is a history of paying rent late.

We wish J**** ******* all the best but it's clear that we do not have any funds owed to her and that she is in arrears and currently owning us, $800.
