Was faced with a rather challenging situation discovering that I had a severe crack in my foundation at one of the basement windows on the property. Over time, it was discovered that water had leaked heavily into the basement - chain reaction, mold issues, etc. After dealing with other companies to address the more complicated outside problem, it's was by recommendation that I called Mr *********************** Without exaggeration, from the first call and throughout the entire process, I can say without a doubt that this company was EXTREMELY professional. Without cutting corners, they dealt with my problem with the utmost efficiency and of all things, in the middle of winter when you'd think it would be more of a challenge. They came, they saw, they assessed and have since completed the job without and further surprises or issues. Certainly not without communicating it to me beforehand and kept me posted along the way. Job very well done. Extremely satisfied with their workmanship. Highly recommended.

We had severe foundation cracks on the outside wall of ********** and part of our garage floor. It was a very large project from start to finish. Great reliable service and open communication. I hired Mr. ********************** in the spring of 2022 to lower the basement of my home; indeed a large scale project. After researching and considering the project for several years I choose this particular company due to a competitive quote and the largely positive reviews on BBB. Therefore, my review will add some much needed perspective. Positive aspects: top notch workmanship and quality from the crew under occasionally difficult conditions. Much of the digging was done by hand and it is indeed physically hard work. Negative aspects:-original quote was $163k (including tax). ****************** expressed pride in his reputation of accurate estimates, which he described as within 5-10%. The final cost of the project was $210k, a 28% increase. Some price increases were reasonable, i.e. increased costs related to inflation, cost of fuel, etc. However, I soon found myself in a pattern in which ****************** was adding more costs on a weekly basis, i.e. if a particular aspect of the project took 2 days rather than 1, he wanted more money for the cost of labour, despite the flexible timeline of **** weeks. -an unfortunate scenario regarding an unforeseen circumstance outside of the original scope of work. In short, there was ultimately poor communication which led ****************** to call me and do what can only be described as fly off the handle; complete with yelling/screaming and using foul language. -following the temper tantrum, ****************** and I never spoke again and I was clearly deprioritized as the project took nearly an additional 3 months to complete.-a large hold was cut in the main floor drywall, which despite repeated requests was never fixed. Even worse I paid an additional $1000 for this added work. -the original basement stairs were replaced with new longer ones but no railing was built. Again, they refused to build a railing, so my stairs were up to code and now they are not, as a result the building permit they opened cannot be closed. Hire anyone else.

As you know every change is discussed in detail with the client and a follow up with documentation requiring client signature which outlines that charges, what it pertains to, and any payments structure that *** apply.Extra charges *** include labour costs, for instance in your case if a large boulders are found underground upon excavation. Or extra charges *** occur if a client *** ask for something to be added to the project- such as a water heater in your project. We often sit down with our clients during the course of a larger project and discuss changes and recommendations. No two homes are alike and due to that our projects are crafted as opposed to a cookie cutter solution.We understand that these are stressful times for our clients as we work to repair their homes, or build a more livable atmosphere by lowering basements, building egress windows or supplying and installing basement entryways. We at Mr ********************** are used to navigating our clients through their projects during some of the most stressful times in a professional manner. Please know that we never leave our projects undone, nor do we walk away without closing up a building permit. Sometimes, as in your case, a client *** have a project that requires several different trades and sign offs from the city and engineers. After the structural element is complete the permit will open for the client to complete the finishing details and complete the building permit.We complete all of our jobs as per specifications and contractual obligations.

So I have recently bought a house, and a few weeks ago went into the crawl space to take a look and saw what seems to me a broken joist. I have been so nervous about it, and the cost of repairs.So I had a really nice and friendly guy come and do a FREE assessment of the situation. He took pictures and explained to me in DETAILS (with sketches he ***** that what is going on, and that there was already one joist sistered to it from behind which I couldn't see, and that indeed he thinks there is no need to repairs. As you can imagine, I was over the moon that I don't need to spend so much money on a repair I actually did not need.So long story short, it is SOOO rare to come across some HONEST Contractors these days. They could have easily fooled me but they were professional, and gave me a real assessment for free, and honestly saved me from getting into debt to pay for foundation repairs I don't need at all!
