Only did one star cause I had to. Lived there for 2 years, when we first moved in we were told the plywood would be removed from the windows (had to remove them ourselves & 2 windows didn't even have glass in it so we left the plywood up), smoke detectors would be replaced in the house and we were responsible for placing and "window coverings" such as blinds, etc. the smoke detectors were never replaced so the were inoperable due to being painted over by whoever painted the house. all of the windows were glued shut from the paint. both security doors were ripped on the wire mesh (agent told us it was from people trying to get into the house). A mirror in the main hallway bathroom was broken up on move in. we went the first summer entirely with no A/C house was almost up to 100°. Upon moving out I was told to give 30 days notice l, then it's "your lease states a 60 days notice so you'll be charged for 2 months of rent unless being out before Sept 1st". We were moved by Aug 30th and keys were turned in. Now I'm being charged for all the smoke detectors, blinds, the broken mirror, half of September's rent. When the A/C went out they argued with me for days claiming there is no A/c unit at the house and if I bought one it's my job to keep it up. (Why would I buy a $3k+ A/c unit for a house I'm renting in the projects?) Had to prove to them by getting THEIR advertised photos offline and showing the a/c unit in the driveway before they would even schedule the work order! Multiple work orders were "completed" without anyone ever showing up to the house! The broken mirror was also in the advertised photos but I'm being charged for breaking it? Let alone care enough about the homes in the low income neighborhoods to fix them the right way! I would never refer people to rent from these low life's! Cause in the end they'd be the ones being charged for issues in the home that were never fixed!

Lets start with maintenance issues. My stove is brand new and the fuse or breaker box keeps going out on it. Its been two weeks and 3 work orders have been put it. Still no assigned technician. They are also trying to put on my account that i owe $500 + 150 for a deposit and admin fee which is impossible because how did i get the door code. My back door code was never Set ! They were supposed to bring a key and NEVER Did. That lady who got me in the unit hasn't responded to my calls since i moved. The yard has not been cut! And lastly the prorated rent numbers are not adding up they are trying to charge me 60 more than i owe. i have called for a week straight and nothing has been changed. I will not be paying for stuff i dont owe after making multiple complaints. If i had read these reviews prior to moving i wouldnt have even moved here. Im not sure if im going to have to take them to court about these extra charges and other things on the lease agreement. This is by far the WORST Company I've ever dealt with.

Was told they had Central A/c and heat. Was lied to. Then they acknowledged they were crooked by keeping it short and simple. “That’s why you check everything before moving in.” No that’s why you’re completely upfront with the leasee. I even told the Real estate agent before signing and said it fills good in here. She said yes sir they just put up a heat and air system. She lied they definitely put up a heat system though. I have a 4 year old and an 8 year old that have been crying and getting sick they are so hot all because this company lied. It’s real sick kids aren’t a priority to them as well. Also if your floor falls in they’ll put the responsibility on you, even if a natural disaster occurs. I don’t see how they are still in buisness and will be referring friends elsewhere and sharing my review all across the board. I purchased an a/c unit and it can’t even keep up with the heat. They also said I couldn’t drill anything to the windows so they are basically con artist who have no one’s best interest in mind. Will be leaving a complaint on yelp, BBB, and anywhere else I may be able to do so to let you know how crooked and corrupt this realty company really is! Will also provide text message from the leasing agent who lied!

We apologize for any misunderstandings that may have occurred, however, the property you are renting was marketed and advertised with only heat provided on all websites. We are more than happy to help assist with the installation of any window a/c units you would like to provide. All you will need to do is create a work order on your tenant portal and we will be glad to help.

When renting through them I did lose my job at one point and was unemployed for almost 4 months at which I did get behind on my rent but not because I didn't pay my rent I still was able to get up and make some amount of payment to then every month but 1 month and the payment was never under 800 dollars but the amount their saying I owe was almost entirely their late fees and other fees they just put on there in hopes that you'll be able to pay that amount that they want in full in cash to stay in ur home. They filed a eviction with the court claiming I hadn't made any payment whatsoever since July which is complete. So December first I had 2200 dollars which shouldn't have been but maybe a couple hundred under what I just owed at the end of November they locked me out of my account to be able to pay my rent online and when I was getting ready to pay of course the office was closed I called every number for them all weekend and of course Monday was the 3 so now I was gonna be late again only because they locked me out my way to pay rent and then none of them would answer the phone and finally Monday comes and they tell me that I owe almost 5000 dollars and to stay in my house I need to pay every bit in cash. Like I do not even understand how in the world they came up with this number. And then when I'm kicked out by the sheriffs office they told me I had 7 business days to get my stuff out the house yesterday was the 7th day and I go to the house and the font window is wide open and every single thing in my house was gone.

This real-estate agency is the single worst company I've ever seen in my 36 years. They have reputation for neglecting their properties no matter he risk to their tenants. My home was broken into and, after filing a police report, I went into the office with an incident report number and put in a maintenance request. These people ignored my calls and other attempts at contacting them for a full week! When I finally got fed up with not being able to close and lock my front door and went back to their office, they told me I had to wait until the following week. That was today, July 7th, so I'm still dealing with this situation and honestly I have no confidence that they come next week. Multiple repair requests I've put have taken entirely too long to even be responded to no less the complaints relieved. I've requested to be released from the obligations of my lease with full reimbursement of my deposit. I've read reviews that complain of being charged an extra thousand dollars for breaching the due to this company's negligence. I refuse to the victim of a slum lord so I filed a formal complaint with Lonoke County and will maintain a paper trail that will prevent the same from happening to me. I suggest that anyone living in obe of their properties do the same and if you're thinking about it, don't.

This business shouldn’t even be open. The way they treat their tenants is sick. I’ve heard them laugh because they block tenants numbers so their issues aren’t solved by maintenance and I’ve also saw the head of maintenance tell a tenant two days after signing a lease that she rented it with the roaches already in it so now it’s her problem. Sad excuse for a business.
