    I financed this land owner financing I put a $700 down payment on 04/04/23 and have been makeing monthly payments of $114.50 since. I never get a receipt with my current owed balance on it. I ask her for a PROPPER receipts with my owed balance every month THIERS excesses and I'm just ignored I've never heard of financing anything and not getting a receipt with eatch payment stating your current balance.like I said I've been politely asking her for receipts the entire time she sent me one that did not look legit at all and it's wrong. I hastely added up all my payments had the wrong balance and that's the one time I got a phoney looking receipt.when I make my payments I just get some notification from quick books that says congratulations you paid campland investments $114.50...it never states my current balance,Wich needs to be provided to me with every payment. Also some times I never even receive my payment link I have to text her and ask to send a link so I can make a payment. So dictating if and when I even get to make my payments and not providing me with a proper receipt with my current owed balance is my issue I can't see any legit reason why you wouldn't provide a financer with thier current owed balance very fishy!!! Also my land that I put a down payment on and have been makeing payments on. For some reason is still for sale on mutipal web sites landwatch .com

    As I understand, Mr. ********'s complaints are (1) No receipt of payment, (2) No current balance, (3) Incorrect balance, and (4) His land is still posted for sale.

    Response:

    (1) The confirmation page upon payment is the receipt. That is our process. He also has access to his bank and/or credit statements to serve as proof of payment.

    (2, 3) The most current balance is most often 1 month behind because accounting and booking is done once a month after the bank issues the monthly statement. That is our process. 

    (4) We have 3 properties all within the same subdivision. The lots all look the same because the topography is the same. The pictures on the website represent all 3 of the lots but the parcel number for the lots are different.

    Mr. ******** was given a statement that provided the information he requested. He just doesn't like how it's presented. He has a contract that states how much his payments are. Some of his payment includes taxes and fees which are set, so he knows exactly how much of that goes to principal, taxes, and fees. I will say that our accountant we were using retired rather abruptly, and we have had to find a new accountant. As a result we have not always been able to respond as quickly as we would like at times. We are working on the accounting issue but the new firm has to have time to get up to speed. In other words, it's a process. We have offered Mr. ******** a couple of options for reconciling the matter. One option is that we would refund all money that was paid toward the land principal (not taxes and not fees). The second option we offered was a discounted price to pay the land off.

    Finally, we are a discount land store. Our service to the customer is providing owner payment plans with low down payments, no credit checks, and no interest. Our cost-centric model does not afford the level of concierge service Mr. ******** is wanting nor can we change our process to meet his expectations.
