BLUF: Don't rent from this company unless you really love cheerfully incompetent condescending service and being ghosted.Regrettably, our experience in an Opulent rental home has been an extremely disappointing experience for us. Repair requests are frequently ignored and even when responsive their efforts are lackluster and ineffective. Their maintenance request portal does not provide any sort of traceable record of submission, so screenshots are the only reference option when the "maintenance coordinator" claims she hasn't seen it which occurs about 75% of the time. We've had two major issues with the house, which obviously does happen, but Opulent left my family without a functioning a/c unit for more than 7 days in the middle of summer in ******* (118 deg. avg temp) before finally replacing the unit. During the whole process, the "maintenance coordinator" was cheerfully incompetent while punting all actual coordination to us. Several other relatively minor repair requests haven't been "seen", despite using the portal, and currently remain unaddressed. As of writing we have been without a working refrigerator for more than 17 days. It was 7 days before they got a tech out, another 5-7 days for "a part" that still isn't in after 9 days and no response to requests for updates for more than 5 days now. Never mind the repair request officially submitted when the freezer began to fail more than two week prior to the second request after complete failure.

I am a previous renter who is owed a partial deposit and they will not return my money or give me any kind of resolution. I have given proof for most of the things that they are charging me for to negate the charges yet they will not do anything to update my file. While I was a tenant, I was wrongfully treated, didnt have a working heater during the *******, the owner would not have professionals fix things, without the handy man would tinker around and leave and we would be left with the same problems and would not send out another person. We have tried to talk to them about our deposit and all of our issues and they are blaming us and saying they need more proof when I have send them everything. Perfect example of a company who robs from the middle class to feed the upper class.

DO NOT RENT FROM THIS AGENCY! They (********) will treat you like c*** No matter how nice you are over and over again still rude and takes a month for anything to get fixed. Had to wait 2 weeks(so 5 weeks total during September what the heck!!!!)to get my ac fixed because ******** said they called me and I never answer so I called them lol they were waiting on approval from you guys, so a lie. No joke I can give you a long list of why you should not rent from this place. I was only there a year, that alone should say a lot!!!!! They will treat you like ****, get ready..if you rent from them. Especially ********...she will be so nice before you rent, after, lol rude woman and does a bad job at her job. The ************* in my face and threatened me because i wouldnt take their bullying anymore and did this company do anything about it ..not a thing..crazyness! When i say they treat you like ****, i mean like shit!! The place was disgusting when I rented it. Had to spend 6 hours cleaning before I could even move in..but I bet you, they take my deposit even though that place looked way better when I left, than when I moved in. I'll just take them to court and counter sue for emotional distress and pain and suffering, ..it's really easy to sue!!.... also the cockroach invested stuff falling out of the walls and stuff growing from the ceiling, no joke!!! So clearly something is growing inside the walls but guarantee they do nothing about it..i even told the owner..owner id almost just as bad because he lets this agency treat his tenants like trash!!!. HORRIBLE AGENCY ESPECIALLY ********!!!

Opulent is one of the worst management companies and business. They are unethical, rude and highly unprofessional. During my experiences with them I did not have a working water heater for 3 weeks while living in the home with two children under 2 years old. They never contacted us after several messages. They do not care about the tenants and will charge you for anything they want. They have tried to charge me for time after my lease agreement and moving out.

I live in ********** and I have used Opulent to manage seven units in ******* for nearly two years and am putting another three units under management with their company next month. I have nothing but great things to say about Opulent and I highly recommend them to any owner who does not want to manage his or her own buildings anymore. I managed my apartment buildings myself for about two years before I reached out to Opulent. Opulent is on top of things, responds to my requests or questions virtually immediately, have vendors that charge very decent prices when things need to be fixed, and I have had no complaints from tenants about them. Also, their management fee is very reasonable and they have taken away all of my headaches. My only regret is not reaching out to them sooner. Initially, my biggest hesitation with releasing management of my properties to a management company was that management companies tend to be bad. I got so lucky with Opulent. I also have apartments I own in ************* and I hate my property management company in ******** but I LOVE OPULENT. Opulent's entire staff is exceedingly competent and responsive. Thank you Opulent for making my life so much easier and for keeping things running smoothly.

Tenants beware! This property management will nickel & dime any chance they get. They are unethical and the owner is a slumlord. We messed up by not taking pictures of EVERYTHING before move in although we did fill out a move-in checklist. Completing the list saved ** hundreds of dollars. They were literally trying to ding us on all the blinds not working (missing wands, not rolling up,etc) without even having a copy of the move-in checklist. We had to email them one which proved we reported the blinds not working. Owner never repaired or replaced them. We had to buy two window covering since two windows had nothing on them. In the end they got us for a light 'globe' in one of the BRs ceiling fans. We sure as heck did not break it or steal it. The other thing they got us with was a supposed dirty AC filter. I literally replaced it like 2 weeks before moving out. They said it was dirty and all they had to prove it was a very dark picture taken with the cover closed. They did not want to show me a picture of the filter with it outside the enclosure/cover open and in brighter conditions. Again, I didn't think I needed to take a picture so it was my word against a theirs and a crappy picture. Lastly, this is for the owner as well. The fridge stopped cooling and these parties did not replace it until the 10th day. I guess this is AZ law. The milked it until they legally could. There is no reason to take this long to replace a fridge besides enjoying people struggle. We had to throw away about $100 of food.

The rudest and most unprofessional management group I have ever come across. Fake reviews of how wonderful they are and in reality, they are the RUDEST LAZIEST JERKS EVER!

I thought this was a good company to rent for but they do not keep good records at all. I paid all my move out fees and they still continued to tell any future rentals I owed them when I did not. Then they gave a really pathetic apology for their big mistake. Never rent from them.

Opulent Real Estate Group is one of THE worst companies I have ever worked with. If you are considering doing business with themrun the other way! They do not care about their tenants at all! I moved in to one of the homes they manage (rental), less than a month ago. I have had nothing but issues. They are rude, inattentive, apathetic, and unresponsive. We have submitted several repair requests, and most of them have not been addressed. *********************, the maintenance person is rude and dismissive, and ********, the person in charge, is worthless. My biggest mistake was not checking their reviews prior to signing the lease!

Absolutely the worst. They WILL NOT fix anything nor respond to anything. In fact, they will flat out lie to you and stated they called you, emailed you, texted you and there is zero proof anywhere, that they contacted me, even one time. Opulent Real Estate Group should be suedthey are pathetic and a liability when you have an emergency.
