The worse company ever. I became ill and while in the hospital they called. I informed them the same thing and when released called to get everything situated but was told all or nothing. I never had any problems with making sure they get paid whether a late fee was attached or not. Went to make a payment the was ordered by the judge and when I went where I was informed to go before the next court date they tried to charge me more but stated it was for the prior month. Keep in mind that all was already included in the payment. When I brought that up and called the company and asked for a supervisor I was told they only had one and I had to wait 24 to 48 business hours. Keep in mind that could be Wednesday of next week. Anytime Ive ask for a supervisor one never calls and its just the run around. Im over it! Then you are charged fees with no real proof that the amounts are accurate for water. Sewer, trash , etc and technology smart home which is just a fee thats charged but not used or sufficient. All of this needs to be looked at and not just informed to get people off the phone but really addressedProgress Residential Property Manager LLC Response

I need 10k words to tell you how and why Progress Residential needs to be shut down. Their deceitful practices and negligence is beyond any other company I have ever encountered. I didnt have much time to find a house for my son and I and didnt research Progress Residential. It has cost me dearly!!! These people are horrible thieves! They denied my application the same day I applied supposedly because the name on my id didnt match the name on my application. Funny thing is, I intentionally submitted an alternate name in the preferred name field which was not a required field. I dis this because I knew the paper work the rental assistance afency would send in reference to me would be under this preferred name. Ms. ****** verified I input that data in the preferred name field but says I also put the same name as the name on my id. LIE! She told me I could go view the application by logging back in to my account. LIE! Her only resolution after repeatedly denying me the opportunity to prove my identity via email or however since the verification link was a one time try only was to reapply and repay the $370 app and holding fee. It would take me more than **** words to list all the issues I have with this company. From bogus monthly charges, mold and mildew growing everywhere, a broken AC when we were moving in- in July in *******, our keypad on the front door hasnt worked in months and neither has our garage door. Every time someone comes out to fix it we get another service charge and were told the problem is ours to pay for or fix. My boyfriend, son, and I have all been having health issues since moving in. Its to the point where were having tests run and seeing specialists. The bright side of all that is at least now I have a paper trail that cant be denied in court.Progress Residential Property Manager LLC Response

If I could leave a 0 stars I would. This is the result of corporations taking over the rental market when they are NOT even located in the same state. Ridiculous fees and insurance requirements (if you don't get $100,000 coverage for your personal items, they charge you another fee). Maintenance requests take forever and they hire lousy, unlicensed and uninsured subs that perform sub-par repairs. There only goal is to **** up rental prices so the corporate investors and the top mgmt can line their pockets!STAY AWAY!!Progress Residential Property Manager LLC Response

One star is too much for this organization. All I can say is if you rent from this business you will be sorry. They put fees on your account and then you spend hours trying to resolve them. There is absolutely no people to talk to in *********. Everything has to be done online. Maintenance is non existent. **************** is -10. Good luck trying to get your refund when you move out. I'm giving one star because no stars is not an option. We have lived in our Progress home 5 years, with minimal issues as far as billing. They don't take care of their homes and try to find excuses to make the tenant pay, including when raw sewage was backing up into our living room and it took them 2 weeks to come fix it and when someone vandalized our home (that we didn't know and we filled a police report) and we had to pay $200 to replace the bay window they threw a rock through. However, I am able to care for the home independently, so I just fix what needs it. Flash forward to November 2023. We received $800 in HOA fees from last year! Then Dec they demanded we do an inspection for them, due 12/30, and we had to do the inspection. On 12/29 I mailed out January's money orders, then 1/15 I was charged close to $400 in fees for not paying the rent and give a 5 day to vacate or pay. I called them they said they for only half of rent (they were in the envelope together) , but the 5 day said they got nothing. So today I check the amount due and they charged me $80 for bounced check fees because I paid them rent via WIPS and canceled the money orders they claimed they didn't have. This company is a scam and they will drain you in any way they can without care. You can't talk to anyone in person and no one has any customer service skills. They will just tell you too bad pay it or move. I'm seeking legal guidance now.Progress Residential Property Manager LLC Response

Don't fall in their scam . I rented a house inflated with roaches! They refused to show the house before moving in . They refused to give me moving in orientation form to sign . I got sick me and my family from the roaches and when I decided to leave and run for my life . Keep calling customer service everyday and their employ ***** told me that my issue went to wrong department by someone doesn't know what he is doing that's why we close it . And Supervisor ***** told me that no one will help me . I understand that they have a whole troop of attorneys but I will keep share this every where to make ppl aware of their Renta fraud!Progress Residential Property Manager LLC Response

I had the worse renting experience EVER with Progress Residential! I found a lovely house that I was eager to rent. They charged me two months of rent as a deposit though I had a good credit score and high income because of something over 4 years old on my credit. I wanted the house, so I paid it, the entire $4,634, plus the first month. When I moved in, there was a gas leak and they took almost 24 hours to come out. The gas company immediately came and red tagged the pump, so I couldn't even bathe me and my kids. I had to get the gas company to come back out there and report it to make them move their feet. Should have known then, I had made a mistake. Maintenance was always slow. At one point my sons had a leak in their bathroom and mushrooms started growing under the vanity. Upon moving out I left the house spotless, they could have moved in a new tenant the next day. They stole $2412 of my deposit with fake charges. Such as $224 to touch up paint, an insufficient notice fee of $455 (though I informed them 60 days in advance), and the list goes on. As an overwhelmed mom moving and changing jobs filing a suit against them alone was too much. After contacting multiple attorneys and showing them my move out pictures and videos, they did confirm the fees were unreasonable and illegal. I just couldn't afford to retain a lawyer. I have rented from over 15 rental properties across ******* in the last 20 ****************************** has proven to be the most inconsiderate & unprofessional company I've ever interacted with. In summary, a legal issue occurred in my home including myself & roommate. I called Progress Residential to have the lease terminated PER THE SIGNED LEASE AGREEMENT. I spoke to one middle management person named ***** over the phone (which took over a week to get a call back after repeated calls to the generic answering service - the only phone number we were ever provided during our rental period) who stated that the lease would in fact have to be terminated given the circumstances. He stated that we had 30 days to vacate the ******************************* would be escalated to their legal department. I never heard anything back from him after that phone call. The fourth person I spoke to at this call center recommended that I simply take my name off the lease, forfeiting MY $2000 security deposit - I still requested to speak to someone from management. "Someone will call you back in 24 hours," "your case has been sent up to management," "sorry, the office closes early" - classic run around from a large company who gives no respect to their customers. Weeks later I received an email from Cale asking me to sign to have my name taken off the lease, pay an additional months rent (even though I am not physically allowed back at the residence) AND surrender MY $2000 deposit. I responded to this email with a request for a phone call so I could discuss what ***** had previously told me about the legality of the situation- no response. I am not just a disgruntled previous customer of this organization wanting to simply complain, I am in hopes that this will help future potential renters to stay clear of this company who has repeatedly proved their inability to communicate with their customers, show respect, or hold up their end of THEIR OWN LEASE AGREEMENT.
