I have been a Buyer or Seller in over 120 escrows and my experience with ******************* and Lawyer's Title has been the worst, by far. I would advise avoiding this company if you value accuracy.First, they had the wrong address on an estimated closing statement. They fixed that address error but had one fee listed twice. After that address mistake was corrected they made the same address mistake with a report that asked me to pay for, but the report didnt show the address until I paid for it. When I requested that they take responsibility for refunding over $700 for the wrong report, they refused. They refused to take financial responsibility for their mistakes.Despite my request for a call from ******************* to discuss this issue, she never called. When I met her at the Lawyer's Title office she never apologized or looked at me. Finally, the Buyer requested a last minute change to the allocation of the purchase price. After some negotiation we agreed on an allocation, and then ******************* sent a new, updated estimated closing statement with a $35,000 mistake, reducing the proceeds to me, the Seller. She sent a docusign with the reduced purchase price and then sent another with the corrected price, but never called to say not to sign the first docusign that was incorrect. If you use Lawyer's Title you must read every document carefully. Then the final settlement was slightly different than the settlement statement I approved to close but they never asked for my approval to close with this updated settlement - they just closed As a Seller I always have the proceeds sent to my bank electronically, but in this case I had so little faith that the wire transfer would be correct, I elected to pick up a check for the sale proceeds and live with the delays in getting the proceeds liquid.In summary, working with ******************* and ******'s Title has been a very unpleasant experience and one that an inexperienced buyer or seller may truly regret.
