    They were assigned by the ******************************************** to handle a Living Trust for my mom who passed away. They sold her home back in March 2023 and collected the profits from a cash sale. I have tried to contact them multi times via emails for updates, they do not respond. I have called and cant get a hold of anyone who is working on our case.

    To BBB - We are licensed professional fiduciaries. We were selected by the ******* trust beneficiaries after a formal interview process. The court was not involved. We have been in constant email and telephone communication with each and all of the trust beneficiaries from the start of our service.  Below is a list of dates of email exchanges with one or more of the beneficiaries:

    12/11/2023, 10/2/2023, 9/28/2023, 9/18/2023, 9/7/2023, 7/6/2023, 7/3/2023, 6/30/2023, 6/27/2023, 6/1/2023, 4/12/2023, 4/10/2023, among many others.  This list does not include phone calls with any of the beneficiaries.

    Services provided to the beneficiaries have included, but are not limited to, ensuring property taxes were current on the trust owned family residence, visiting home to secure and protect, multiple communications regarding one beneficiary and her daughter living in the trust owned residence without authorization, beginning an unlawful detainer (eviction) suit against the beneficiary and daughter which resulted in a judgment against the beneficiary and her daughter, meet with locksmith to change locks, determine disposition of content of house, cure Notice of Default from mortgage company for beneficiaries' failure to keep mortgage current prior to our appoint, list and sell the property, stop the unlawful taking of decedent's retirement funds by one of the beneficiaries and reversing payments, meet in person with beneficiaries both in office and at property to ensure appropriate distribution of content, arranged and supervised junk hauler for remaining items, sell property for over asking price, prepare and pay all federal and state taxes due throughout the administration, work closely with attorney to perform all duties in accordance with law, keep meticulous hourly time records, prepare formal court accounting and file petition to have the court approve the final accounting and distributions to the beneficiaries.

     I am rejecting this response because:

    the last time i received any emails from them was 10/28/23. I went through all my emails I never received   an email on 12/11/23 i would love to see a copy of that email that was sent to me. The email that they sent with all the issues of evection and someone taking benefits has nothing to do with me, I am only asking for a detailed report of all the monies that have been used to pay back taxes and an update to how long it usually takes the counts to finalize everything, and why the courts do not show anything open on their end. I am just looking for answers. 

    where can i send the emails that i sent them since their last email to us. the files says it to large to send?.
