Valstock Management has been extremely unresponsive and refusing out deposit, as well as charging us for an additional month of rent. Our lease term was set for 6/1/24 through 8/31/24. They ask for at least a 30-day notice of move out, as indicated in the lease terms. On our side, we confirmed the move out date as 8/31/24 on 05/07/24. However, upon leaving the apartment prior to this move out date, and notifying Valstock Management of our vacancy. They noted that we did not provide adequate move-out notice, despite the screenshots of their team confirming a move out date of 8/31/24.Upon sending them this proof (that they asked for), over the course of a few days, they did not respond to 12 phone calls from our party. We would like BBB to be both aware of this, and settle the withheld deposit and additional September charge, when it was clear that we were finished with the property on 8/31/24. Both the withheld deposit and Sept rent charge are $4900, costing us $9800 in total. The lease terms do not indicate that this notification was unsatisfactory, especially when the Valstock team confirmed with the exact phrasing: "Move out date will be 08/31 because it's a 3 months lease." We believe that Valstock is not treating this case with appropriate reason and is trying to squeeze more money out of us.

This company alleged to have run my credit, where concern was discussed because the report would generate a hard check on my credit lowering my score. The agent confirmed it would be a hard check and reported to the credit bureaus. I reluctantly agreed and the agent stated my credit was checked. However it was never checked and paid a $25.00 application which was told was for running the credit only, yet no credit check was ever ran. I called to retrieve the report many times and even went to the office with no success of retrieving the report alleged to be ran. I demand my $25.00 be returned to me or will take them to small claims court. The Inconvenience of the owner going to court over such a small amount will be very satisfying, but the decent thing to do would be return the funds. This dates back to 6/7/19, but still within the Statut of limitations.

    Good afternoon BBB specialist,

Thank you for your letter informing us of the complaint filed by ****************.

**************** applied for **************** unit 56 on 6/7/2019 and paid $25 via credit card.

We ran his credit on 6/11/2019 which was only a soft pull and not a hard inquiry. We still have a copy of his screening to confirm that a screening was conducted.

We texted him the final decision on 6/11/2019 and also mailed the decision letter on 6/13/2019 to him at **********************************************************************, which was the residential address provided on his rental application.

I also texted him on 6/13/2019 at 9:45 am via our property management system that he can visit www.********.com/consumer

for information on how to obtain a copy of his report or file a dispute. We never received a response from him from my text message.
