Me and a good friend decided to rent a property in Sonoma (*******************) through Woddfield Properties, who we found on Airbnb. We were guided "off platform", and ti seemed innocent since it is a professional company with many properties they oversee. We were given a long and detailed agreement contract which seemed ok with a couple of questionable things. The agreement was for Property Name: Moon Valley *30+ Day Rental* Arrival Date: Sep 27, 2023 @ 2:00 PM Departure Date: Oct 30, 2023 @ 10:00 AM Address: *********************** ******************* ** ***** We agreed to rent 33 days. We paid 8800$ plus 125$ plus 400$ for cleaning fee and any gave them a 7000$ deposit, which seemed hefty for a month long rental, but we agreed. We left the house in a pretty immaculate state, no parties, no animals, no children, just two professional working from home and resting in ****** ************. When it came to return the deposit, we were withdrawn 531 for PG&E which we got the bill for after asking for it. 166 for gas (which we never saw a bill for only a calculation)300 for additional cleaning (on top of the 400$ of cleaning) there was no bill for the additional cleaning only a claim that the "couches" were dirty when we left it. there was no proof. eventually after long back and forth, we got a blurry photo of a couch arm not clearly showing any dirt or similar. Eventually after long back and forth we were produced a handwritten bill from the cleaners for both couches to have been cleaned. We do not feel that this was a fair and clean business practice. the couches were left in the same condition as we found them. hefty rental with hefty cleaning fee, and on top of that additional cleaning fee without proof... This is unfortunate in many ways, a rental company representing Sonoma county and their renters to the rest of the ** and the world.

    Business response

    Dear BBB Representative

We are writing in response to the complaint filed against Woodfield Properties by tenants Asil & ***** regarding their property management experience in Sonoma Valley. We take all concerns seriously and appreciate the opportunity to address this matter.

Regarding the issue of responsibility for PG&E and propane expenses, we would like to direct your attention to the signed contract between Woodfield Properties and tenants Asil & ****** As clearly outlined in the contract, tenants are explicitly responsible for PG&E and propane costs, as well as any additional cleaning required during their tenancy.

In reference to the condition of the couches upon inspection, it was found that they were in dire need of cleaning beyond the normal wear and tear expected during a tenancy. Pursuant to the terms of the lease agreement, tenants are responsible for maintaining the cleanliness of the property, including the furnishings provided.

Regarding the propane expenses, we acknowledge the challenge of accurately computing usage due to the infrequent refilling schedule. However, we assure you we work diligently with the propane company ************* to obtain the necessary information to determine the usage during the period of Asil & *****'s Stay.

We understand the frustration that can arise when discrepancies occur, and we apologize for any inconvenience experienced by the tenants. Woodfield Properties *** is committed to resolving this matter in a fair and timely manner. All feedback and backup was communicated to Asil & Kosta in a email thread dated November 28, 2023 which continued through December 14, 2023 where concerns were addressed.

If you require any further information or assistance regarding this matter, please do not hesitate to contact us directly at ************.

Thank you for your attention to this matter

    Sincerely,

    Woodfield Properties ***
