On January 17th I parked in the ************************ shopping center to go to ******** ******************* We arrived slightly early to the restaurant so we walked around for ~15 minutes before going into the restaurant for dinner. When we came out we discovered our car booted for parking only while shopping. When explaining the situation to the attendant who came to unbolt the car for $160 he said there was no way for him to void the ticket and that it must be paid and then disputed. The contention process is mailing physical documents to a PO Box and the receipt provided stated that if no response within 15 days the request was denied. Now my only recourse is to hope they review my request after they booted me despite parking legally to use the services of the property.Business response

Did you mail in a contentment? you left the site that is why we are there to enforce parking for customers while shopping only. Once we receive the your letter we can review the facts and determine if a refund is warranted. Posting on BBB is the the correct way to receive a refund.Initial Complaint

I can outside of my apartment and found my truck had two boots on, ice lives in this apartment building for over a year and have a parking permit in the window. I called the number that was left on my truck. I told the guy I live her and have a permit inhabe to leave I have an emergency he said he didn't care that I had to pay to have the boots removed. That I could file to contest and get reimbursed later. I told him I'm a disabled vet and Dont have the money to pay for it he said he didn't care and refused to remove the boots then hung up. When I first moved into the apartments When I first moved into the apartment in November of 2023 my permit wasn't issued yet and I was jotted. I put the charge then on my credit card I went and mailed the receipt to have it contested and I was never contacted and never received a refund. This is a preditory company and rheybuabe montight too boot my privately owned vehicle parked outside of my complex. I had a friend that was having a medical emergency and needed assistance, since the guy wouldn't come to remove the boots I broke them off myself. They called the police and filed charges for me removing tth boots of of my private property, my truck parked at my apartment. I want full refund of the previous amount that I paid and nevere received I want these charges dropped and I will also be filing in civil court against Colorado parking services.Business response

There was no permit displayed at the time the Truck was booted. Parking Services takes pictures and when reviewing the pictures there is no permit displayed. The pictures we have your window is rolled down and there is no permit displayed. You need to relocate the permit to the front or back window to ensure you are not booted again for not displaying a permit. Just because you think we are wrong does not give you the right to destroy our property that is why you were criminally charged. The *************************** ensures fairness in this process and will review any complaints. Instead of paying to have the boot removed and then following the legal steps to get reimbursed you chose to destroy our property. Let this be a ****** to any one reading this complaint. If you destroy , tamper or steal our boots you will be criminally charged. Your request for refund is denied since it was not displayed at the time you were booted.Initial Complaint

I was charged ****** for removal of a boot however there was no signage to indicate this price only signage that stated visitors must be towed. I also was only parked for 20 minutes. I feel this company is predatory. I also have pictures of both my tickets and their limited Signage.Business response

Signs are in compliance with the State of Colorado Guidelines.
You were parked without a permit in a permit required lot.
Unless you can provide evidence showing you had a permit the your request for refund is denied.
Predatory is the new word people like you who break the rules and get caught love to use.
You are not the victim here, the victim are the people who pay Thousands a month to live at the complex only to come home and find there is nowhere to park.

Two boots were place on my car the night of October 5th, 2024. I paid with card to have boots removed October 6th, 2024. Before the boot removal I noticed one of my wheels was scratched right where the boot was placed on my wheel and there were yellow marks from the paint of the boot scratched into my wheel. There was no scratch before the boots were placed on my vehicle and once they were taken off I could more clearly see the scratches on my wheel. Repairing scratches on my wheel is quoted at three hundred dollars to fix. I would like for Colorado Parking Services to pay for the damage done to my wheel. If Colorado Parking Services does not pay for the damages I will take this to small claims court and report vandalism.Business response

boots are coated in rubber plastic dip and go on the inside of the tire. Not around the spoke. The boots could not of caused that damage. Looks like the wheel hit a curb.Customer response

I am rejecting this response because the damage to my wheel is from the company boot, and the counter argument made by the company is extremely weak. It is one thing to damage an individual’s property, but it is far worse to lie about it and not take responsibility.Initial Complaint

I reside at ******************************************************* It is a condo building and I have parking pass for the private parking lot. I pulled through a space that was open and parked my car facing out. I was within the lines and not blocking any other cars or lanes. I was booted by Colorado Parking Services ************ for parking " head in". I was charged $160 to remove the boot but the workers said if I paid them $60 in cash instead ( which sounded sketchy)- I did not have $60 in cash and was late for class. So I put it on my credit card How can you boot me and charge $160 when I have a parking pass? I feel this company must have a quota to fill each day - my car was legally parked and I have a pass.Business response

Head in only parking are the rules for Spanish Towers. By pulling through to the next space your car was no longer parked Head - In and no is facing the opposite way from the flow of traffic.
There are signs at each entrance that indicate Head In parking only. Management has also posted multiple notices indicating the rules of the lot.

I have reviewed the response made by the business in reference to complaint ID ******** - while they may have a right to boot a car - because they posted a sign near a dumpster- does not mean it is an ethical way to do business.

Last night, I drove to the *************** around 8:20 PM to pick up a friend from the towers. I needed to drop a couple bags off inside, so I needed to find a parking space. The only available space that was not someone elses reserved spot was a vendor parking space. When my friend came out to let me in, she said that she had parked her car there overnight with no issues, and that I would probably be okay for the next four minutes we were inside. As I was leaving my vehicle, a car, which I now know to be a Colorado Parking Services car, pulled up and stopped. I went inside at approximately 8:25, and returned to my car, 3 minutes later at 8:28, to find that two boots had been placed on my car. I was told it would require a $160 fee, plus a $6.40 credit card fee, to take off these boots. I paid the fine, and the boots were taken off 8 minutes after they had been put on. I was told that I should have parked in the fire lane and left my hazards on, as CPS doesnt tow for 15 minutes if you do that. There was no signage to indicate this was an option anywhere, and my friend who lives in these apartments was never made aware of this option, so when I was deciding where to park for the mere 5 minutes I had to be there, the fire lane was the absolute last option I was thinking of, especially with how many signs were posted EXPLICITLY STATING NOT TO PARK IN THE FIRE LANE! HOW was I supposed to know that was an option?I chose to park in the vendor spot for out of respect for those who actually have reserved spots (I did not want to park in someone elses spot and have them come home in the short time I was there) and because the person I was picking up said they had never experienced a problem having someone park there for a short amount of time.Business response

My guests car was booted and I had to pay $144.49 to have it removed. I had a confirmed paid guest parking reservation. I booked a guest parking spot at ********************** Apt on the website Mar 18, 2024 12:51 AM. I received a confirmation email. "This is a reminder that your booking will take place on 03/18/2024.Booked Product Parking Booking ID 7813 Good ******************** spot for one car within property Booking Start Date 03/18/2024 Booking End Date03/18/2024" The following morning the car was booted. The company refused to remove the boot without payment. The representative said that the parking order is only valid after 2:00 pm untill 1:00 pm the next afternoon. I asked how it's possible to make an overnight parking reservation and he said that it's not. At no point in the booking process or in the policies, does it say the hours in which a reservation has to be booked by. I paid for a guest parking spot and then was not notified until after I paid for it that it was invalid. I opened a dispute online and the website does not have a valid email address that it sends it to. My dispute was returned as message undeliverable. I called again trying to clarify how I could book guest reservation overnight, and I was told it was not possible even though the website does not say anywhere in the rules the hours of parking and was hung up on. "Booking rules Please read carefully the following rules before booking the parking spot. Failure to comply with the following rules may result in service cancellation. In case of violation of these rules the service fee will not be refunded!1. My guest(s) must abide by the guidelines set forth in my License/Rental Agreement and the Housing Rules/Regulation Sheet.2. Five (5) days is the maximum amount of time that my guest(s) may stay with me or any other tenant.3. Permission to have a guest may be revoked by housing management at any time.4. On the evening of march 19th 2022, i was parked in a friends apartment complex after a snow storm the previous week. All the snow had been plowed into the visitor spots, and thus I was forced to park in a resident spot. I had parked here before at night, and never been booted before so I assumed an hour parking here would be no different. I came out to my car being booted, and I dealt with the situation in the morning. That evening, i called CPS and asked if I would be eligible for a refund because all the visitor spots were occupied or UNABLE to be parked in. I then asked the man who took the boot off of my car if he could assure me I was infact eligible for a refund. He agreed, and said the pile of snow ice was dangerous to drive over and I could submit a refund request anytime. I sent in the request - which I now know was sent to their previous office address, and they never sent anything back. I then resubmitted my request just the other day (taking a long shot that they would reply) and I was emailed back. I provided all proof (dated and time stamped) of the situation that would have not allowed me to park in visitation spots, and I was told that I was in fact liable because I didnt call to ask permission first. Heres the issue, neither my friend nor the apartment complex knew that I could call and ask for a temporary pass to park in residential parking. There were no signs, notices, or public displays of information indicating such a policy. I stated this in email chain with CPS and they have ignored my information. If there was no posted signage stating their policies, then how could people know about them? I also find it very unprofessional that my request wasnt even received until the other day upon my resubmission. Their whole business structure thrives on blaming people for parking in a parking lot. In *******, you must have signs posting the parking policy within the area, or else how can people follow the rules? CPS is worse than slumlords of boulder.Business response

I parked in front a sign stating that you had to be a patron of the businesses specified on that block. I parked. I then met up with a friend ~300 feet away, then proceeded to be a patron of the businesses specified on that block. My car was booted anyway based on a false statement that I did not visit the businesses. The company did not even try to verify if I did in fact visit the businesses on that block, as required by the parking sign. Apparently if you do not walk immediately into a restaurant on that block, they will boot you within minutes. I appealed in writing as instructed by the ticket, and received no response. This company is booting cars that are legally parked and then refusing to respond to appeals for refunds, keeping the funds.Business response
