NIGHTMARE of a company! Won't honor warranty issues reported within the 1st year of residency. ********** customer service. We were warned and were told things were better, then that things would get better and repeatedly told to give them another chance (at least 10 times). It NEVER improves or gets better and is markedly WORSE. 100% disappointed throughout the whole process. As much as we wanted to love our new house, we NEVER would have bought a home from Oakwood if we knew what we know now about Shazam and the emotional angst it has caused us only to STILL be denied the warrantable issues we reported in the first year of residency. I have 10+ documented follow *** in writing and because they do ANYTHING they can to NOT service your home or spend any money on their admitted mistakes, you are left with an uncomfortable living situation in your own home, BLACK MOLD, and you have to foot the bill yourself. We bought a new build before and the builder fixed the issues the same day with apologies and zero push back. Shazam will blow you off repeatedly, push you off with EVERY excuse in the book, hoping you go away. If your door is off it's hinges, they will tell you it still opens and closes and nothing is wrong. Oakwood and Shazam are a complete joke and not in favor of the customer. You think you spend good money for a good house, but the quality is 100% shoddy and then they won't stand behind the product or warranty, and will bully you at any cost. I cannot emphasize enough to not buy a piece of junk from them, because you will have a mortgage on a noisy, moldy house, even if you spend copious amounts of time (away from your job) to constantly follow up and document everything. They WILL find a reason not to help you with bold face lies and excuses, even if the issues are warrantable. RUN from this company!!!Oakwood Homes, LLC Response

In September of 2023 the homeowner found two spots from a leak prior to closing. These areas were assessed and cleared by licensed companies before any repairs were made. All areas were addressed and all repairs completed. The most recent claim that was put in by homeowner had nothing to do about a leak, it was about noises in the **** system. This was looked at by a tech and like previous complaints of this issue and licensed **** company had made repairs and told homeowner that vents can make noises when heating up. Homeowner was explained this and told that " oil canning " can happen with the vents and would not be covered under the Limited Warranty.Customer Response

The mold issue was reported in writing and with a video to the builder PRIOR to closing yet the builder made the decision to lie to us and covered it up. Luckily, we had further damage from said leak and it was discovered that the builder covered it up and did not remediate prior to closing. Fortunately an honest trades person reported it to me during related repairs and has since been rectified, however the issue was that the builder chose to cover it up and give me a house with black mold. Just because its been rectified does not mean it didnt happen. As far as the **** issue which has been repeatedly reported to Shazam since Jan 2023 and well within my warranty, its not oil canning. Ive repeatedly explained this to Shazam and asked them to send a reputable person that can hear to come and listen to the constant thumping we are experiencing, but they continue to refuse to help or even diagnose the problem. The **** company never mentioned oil canning to me during their visit. Also, this is a heat issue and the **** tech came on a warm day. I proactively contacted Shazam prior to the trades visit and told them it was a bad day to send the **** company as we may not be able to duplicate the sound adequately and was told to keep the appointment and they would resolve anything later if it was not rectified that day. Now they are refusing to send a person with adequate hearing to listen to the noise and refuse to send the **** company back to fix the problem. I was also promised multiple times by multiple different people in writing that they would fix the issue however, as you can see, they are no longer honoring my warranty issues by fixing this and now saying the issue is something completely different without even hearing it. The noise is excessive and louder than a typical **** system. Its not oil canning and is warrantable.Customer Response

Avoid at all costs! ******** builder and worse warranty team. Don't be one of the 1000's of customers who are being told "I told you so!" Please Please Please AVOID THIS BUILDER AT ALL COSTS. Do your due diligence, read the reviews, read the MULTIPLE court cases, watch the social media posts. Don't put you and your family in a financial bind buying a crappy built house from these guys. I read the reviews and i thought that it can't be that bad... we bought anyways and it has been nothing short of a nightmare. The biggest regret of my life. Trust the reviews, trust the lawsuits, and AVOID THIS BUILDER! *** - If a customer posts a complaint, their review is deleted. Imagine all the negative reviews they would have if all the people with legitimate complaints could post a review to be read as well!!! Mr. ****** thank you for being patient, After Shazam reached out and spoke with you on the phone 9/18 , We have gathered more information about the items that were discussed. We will be following our warranty guide lines for construction defects and manufacture warranties to assist with these items.. I've been trying to get a door fixed for over two years. The support once they pull the house off the lot is poor from the location you buy it from, the only time they care is when a survey is needed and then they bribe you just to give them a 5 star review.Review from Garrett S

We built in ************************************************* Reunion. Problem is the ********************** that is run by Oakwood. They tell you the property taxes of your house while it is a vacant lot which seems doable even if expensive. Not what it will be 6 months after you move in and reassessed as a actual home. The metro district keeps raising property taxes as close to the maximum as they can making it impossible for many families to afford the homes they bought. Our local and state government implore Oakwood to do what is right and lower taxes, but they don't listen. Instead they tax their community more to pay for a lawsuit to force their residents to pay even when it is without good reasoning.Review from Megan L

This is the WORST company I have ever came across. They are deceiteful, rude, and don't care about the best interest for a buyer at all. They won't allow buyers to switch to another mortgage lender after 30 days of signing the contract, even when another lender has better options for the buyer. I would NEVER recommend this company or any of their staff. I am truly disgusted by they way they treat clients and the disrespect they have for anyone involved.Review from Renee H

Terrible sales staff. They lied to me multiple times, all of which I have documented, and then completely ghosted me for 4 months. I have so many emails with no responses. Terrible customer service, and the management doesn't do a single thing to help customers.Review from Angela T

Worse builder every we have no hvac blowing upstairs been like this for about five months and still not fixed. I have ask for the doors where paint is chipping to be fixed and for the back splash to be fixed for five months at this point we may hire an attorney if hey say this is false guest what i have tons of emails to share with the world. It's been going on and on. I regret purchasing from an unethical company. Get it together Oakwood in ****************.Review from Rachel B

Run to another builder before you give oakwood a chance. Their warranty service is the biggest scam/joke of a company. Oakwood owns Shazzam and they are HORRRID. The day we close on her home we were told we would have quarterly inspections and walk-throughs on her home. We had a 30 day walk-through, which teams did not get fixed that were messed up at closing.What they dont tell you is that when you get a new technician and everything thats in their system, pictures and data is all lost. From the previous technician we had a gas leak which we had to have someone who is finishing our basement fix for us because they claim they had no idea about it. But it was documented in pictures were taken at our 30 day walk-through. Not to mention several other issues and pictures that were taken and then lost never to be seen again or known about. Then we got another technician who claimed he had ordered new cabinets and things that were ruined when we moved in. But obviously before any of that could get fixed, we lost that technician, so there was no paperwork stating any of that has ever happened and nothing had been ordered. We then lost ************** who did our final walk through so nothing was documented again. We needed flooring fix and have been told multiple times (I have the emails and texts) that the floor and has been ordered and was ready to be installed. But then again no call no show from the flooring company, then the next week when they do show up, they dont have material BECAUSE IT WAS NEVER ORDERED. Then the technician thought it was just a couple dents in our floor. Because again, theres no record or pictured of the previous technician. I have wasted countless hours at home waiting on people who never show up. Missed multiple work shifts with no pay. And no on gives a s*** Then, just this morning, we were supposed to have people here at 8:30. Always lies and bull c*** Once you have closed on the home good luck because they dont give a s***
