    I rented from Precision Homes starting in April of 2021 starting on a 1 year lease. It was the downstairs basement in a single family home, with the homeowner living upstairs. After the homeowner began baleful activities in June culminating in cutting off access to garbage in December, I attempted on several occasions to reach Precision Homes, all unsuccessfully. I then began proceedings to break my lease in early January 2022, following the legal steps of providing first class mailed notice to Precision Homes of a violation of the warranty of habitability. After they received my letter I finally received a call from one of the property managers. A brief discussion concluded that none of the involved parties were happy with the current situation and it was best if we dissolved the lease early, at the end of February 2022.I performed my final walk through with a Precision Homes employee on February 24th, with the property returned in the same condition as it was provided to me, minus ordinary wear and tear which falls under management's responsibility (a few small nail holes from pictures, small dirt marks from the Precision Homes Employee's boots, etc.). The only note I added on the form was a **** on a bedroom wall, which was from a water repair man that the homeowner brought in for their sprinkler system. However, my security deposit had $150 deducted labeled "cleaning charge". This seemed excessive (10% of the entire deposit) and unnecessary, as I had devoted 8+ hours to cleaning the unit 2 days before the final walk through. However in their typical fashion, Precision Homes has not responded to my 2 texts and 1 call requesting an explanation of the charges. Their renter's portal doesn't allow messaging, either. They are avoiding their legal obligation to "...provide the tenant with a written statement listing the exact reasons for the retention of any portion of the security deposit". Another complaint here shows this isn't the first time they've done this.

    To the ********************** of BBB Great West and Pacific,

    I was contacted by Precision Homes in response to my not depositing the diminished security deposit, as they were trying to balance their funds. After relaying to them the same information I posted in the BBB complaint, that I was not provided a reason and itemized list for why I lost $150 from my deposit, they responded with the following:

    The owner of the home wanted a final clean (which is a standard request) - the cost for that was $150, so that is what you were charged. Our management team made sure that there were no other charges withheld from your deposit. We cannot make any adjustments to that charge, as that is what was agreed as fair and acceptable by the owner and our mgmt, and again we no longer have any association with that property or the owner. I am just trying to clear up the account from the accounting side and make sure that check clears our bank.

    I informed them that this was in clear violation of the law, specifically Colorado's revised statues title 38, article 12, section 38.12.103, since normal wear and tear is expected and a "final clean" is not billable, regardless of what was agreed without my consent.

    They quickly responded that management was willing to refund me the missing amount and thanked me for "...being a great tenant and your patience.". I have now been returned the missing amount and the individual complaint I had against Precision Homes can be considered resolved. However, I am concerned that they are committing the same illegal practices against others. This is against state law, ethically and morally unsound, and against the spirit of the BBB's accreditation system. I sincerely hope that something can be done to prevent this property managment company from taking advantage of more renters like they tried for me.
