    This company recently took over the HOA at our townhome on 1020 East ave . They have failed to do maintenance on the property and we are selling the townhome and they have not provided us the HOa documents stating what the hoa covers . We have paid them 185 a month and they have done nothing to clean the property or get us the hoa documents

    The previous HOA didn’t do any of the maintenance and VIP investments is stating that they aren’t responsible for the lack of care on the property.  The previous HOA was Alacart. I have no idea who is responsible or who isn’t responsible all I know is that the property isn’t being maintained. VIP investments contacted me and was questioning me as to why I called the better business bureau, I don’t believe it’s fair that I am being harassed for someone else not doing their job . I just want the property to be maintained. It is true that the property was in major decline from the previous HoA but that being said the property is still not being taken care of .

    The desired settlement we would like reached is 1,850 because for 10 months the property hasn’t been maintained.

    Hello, my name is Chase Chatmas and I am calling on behalf of my husband, Gustavo Soltero, our property that we own on 1020 East Ave. in rifle Colorado 81650 has not been maintained for over 10 months the previous HOA Alacart has not maintain the property. Also the new HOAVIP investments has not maintain the property. We have paid them over $1400 to vip investments and they have not done anything to
    Clean up the property or follow any of the hoa covenants. The previous HoA Alacart had severely neglected the property before handing it off to VIP investments, but VIP
    Investments has done nothing to fix anything and they have collected a lot of money from us . The owner of VIP investments just called my personal cell phone number and harassed me while I was at work , she argued with me and told me I was wrong for contacting the better business bureau. Now I don’t feel safe to use the BBB . I don’t know why you are giving out my personal information on a complaint. I am now being harassed by VIP investments. We want out back HoA dues returned to us because nothing has been maintained on the condo .

    In response to Gustavo Soltero and Chase Chatmas compaint:  VIP Investments took over Management of the Rifle Creekside Condominium Association on August 1, 2023.  My understanding is the previous  Property Management Company, A La Carte Real Estate (Amy Lawhead) has managed the property for several years prior to us taking over.  Upon taking over the Management I contacted a Board member and received permission to hire a service man and lawn company to maintain the property (mowing/watering of the yard, repairing siding and received bids for Flood Insurance).  Chase and Gustavo need to realize that the responsibility of the neglected maintenance would fall back on the previous Property Management Company, as I had only managed the property for 22 days when this complaint was filed, as we all know in today's world 22 days is nothing to get bids and hire work to be done that had been neglected prior to us taking over.  In fact, only on August 30th did I finally receive all of the HOA Documents from the previous Management Company.

    Chase states in his complaint that the Homeowners documentation was not provided to him.  His Listing Agent called our office on August 22nd at 11:30 a.m. and requested the HOA documentation.  Chase called the office at 4:00 p.m. on August 22nd in regards to the documentation.  As you will see by the attached documents, the Listing Agent was provided with the Homeowners Association Documents, by e-mail, on August 23, 2023 at 7:06 p.m. and 7:35 p.m..  She also received documentation from the previous property manager on August 23, 2023 at 11:16 a.m..  I am unclear as to why Chase states he has not received the documents and it further puzzles me that Gustavo has owned the property since 8-23-17 and it was quit claimed to Chase on 8-10-23 and for 5 years they lived in an HOA, paid monthly assessments and had no idea what the HOA covered.

    Chase states that he paid $1400.00 to VIP Investments, which is incorrect, it was paid to the Rifle Creekside Condominium Homeowners Association.  Per the attached document as of July 26, 2023 A La Carte's records show that Chase & Gustavo were delinquent in the amount of $1110.00.  Upon us taking over Management a letter was sent out to all Owners letting them know we took over management, on August 21, 2023 Chase came into the office and paid $1295.00 ($1110.00 for past due assessments and $185.00 for August Assessments) and then came in again on September 1, 2023 and paid $185.00.  Both times my assistant helped Chase, the first time he came he stated they had listed their unit for sale and then when he came in on September 1st he was super excited because the house had went under contract.  (Records show the home was listed on August 18th and went under contract on August 25, 2023.)   Neither of these times did he state anything about the property not being maintained nor as of this date has the Homeowners Association received anything in writing stating that the property was not being maintained.  I have reached out to the Previous Management Company (A La Carte) to see if they received any written complaints from Gustavo or Chase since 2017, I am waiting for a response. 

    I received the letter from the BBB today, September 8th by mail, and upon receiving it I was thoroughly confused, as all documents had been provided and our office had received no complaints in the 40 days  we have managed the property.  I did reach out to both Gustavo and Chase (Calling the numbers on record with the HOA, which neither phone number was a business phone number) and ask them if I could help them, told them that the HOA had e-mailed the documents to their listing agent and did they need any further documentation (I spoke with each individual separately).   I spoke with Gustavo and he seemed surprised in regards to the complaint and stated that they had received everything and that they were closing next week, he also stated that he knew we just took over management and had no complaints, he stated he needed to make a phone call and would get back to me.  I asked him if they needed any further documentation and he stated "No".  I also spoke with Chase and ask him if he needed any further documents and explained that we just took over Management of the complex and that we had hired a maintenance man and a lawn company to start work, he stated that I was responsible for the HOA not having a 2023 Budget and I told him that I did manage the complex until August 1st and that the 2023 Budget would have been drafted by the previous Management Company.  I was in no way rude to either parties or did I harass them.  

    If Chase and/or Gustavo has a complaint in regards to maintenance for the last 10 months they should be contacting the previous Management Company.

    My assistant would be happy  to write a letter outlining her conversations with Chase, please let me know if you need that.

    Better Business Bureau:

    I have reviewed the response made by the business, and it appears that everyone has different view points on what happened . I understand the struggles that VIP investments is facing by taken over a property that hasn’t been maintained. All the neglect of the previous HOA falls onto their shoulders. At the end of the day , we are only wanting the HOA previous or current to do their job correctly . We didn’t pay the prior HOA the past due amount we paid VIP investments the past due amount .So VIP investments has taken over $1400 from us and nothing has been accomplished or cleaned . We are in no way placing total blame on VIP investments: I’m sure they are good people with good intentions. I only pray that moving forward they clean up the condos and do their job correctly . Because, as of today nothing has been cleaned . Best of luck to everyone involved and thank you for your time
