    ******************* (Community manager for Willow ***** is not available to home owners concerns. I will be at the next meeting to state my concerns. She recently took a picture of some bushes in the front of my house. Things look good but may be not to her. She need something else to do with her time. Looking forward to showing the picture she took and arguing the point.

    It is less than one star in my evaluation.Vista Management for my HOA is lacking action on many concerns for an owner that has paid over $53, 000 in fees and dues. This is the total for 24 years of ownership. The current management is lacking in many needed and paid for services. 1.Ice and snow removal. The contract for this provider is budgeted $30,000 for the upcoming year. With a lack of transparency the businesses was hired to remove ice and snow only for snowfall more than 2. When the budget was voted on there was no mention of this limit. 2. The management plus the board allowed installation of items that are prohibited by the Declaration, CCRs, and Rules plus regs.3. Maintenance that is paid for in HOA fees is non existent. The norm for this is to ask neighbors to fix and repair maintenance needs. There is no communication chain of command with the specific property management. Multiply work orders by owners are considered to be harassment of the person managing. 4. There are multiple pets that are required to be on leash. The property manager sees these and ignores the job of taking care of the issue. 5. There are businesses operating out of a strictly residential HOA. The comment made by a board member was its ok. we like the owner. This is specifically mentioned in the documents. 6. There is a recreational area allowed for exclusion use by 2 buildings that is prohibited by the documents. 7. Parking for each residence is not available due to the management refusing to take care of the defined use of parking spaces in the documents. 8. Dog p*** that is on every section of expensively maintained by *************** is not controlled. The last suggestion was that the OWNERS at their own expense take care of it.9. The property has become a thoroughfare for pedestrians. Management takes down notices placed by owners as PRIVATE PROPERTY. 10. A fence and some sort of security provisions are needed due to break ins lately. The management refuses to create security.
