unresponsible, I haven't been into the condo to inspect or fix anything for a while. it needs upkeeping, I haven't seen any other unit owners, or the condo association members follow through with membership policy and maintaining building up to code and bad Oder with boiler room malfunction and my apartment Radiator sparks a lot and my new Boiler was replaced last year, and pan was full of water and possible and Electricity to much being used needs to be inspected and too much being used outlet shock.Review from Nancy M

As a condo owner for over 3 years at a Palmer Property managed complex, for the second time I recommend do not hire this company unless your standards and expectations are basically low and elementary. Outside of everyday regular maintenance issues, this company provides no proactivity in managing the needs of properties. There’s no forward thinking about what that property has to manage beyond landscaping, handy man repairs and basic admin like insurance, taxes, contractors…etc The company doesn’t seem to stay up to date on best property practices, or even administrative tasks …even the clerical work. We have the mailed correspondence. There’s no attempt at customer engagement, except the minimum required by law. Owner issues like leaks, gutters, ground moisture, building wood rot, lack of handicap curb ramps after repairing the parking lot…,or a snow removal plan that doesn’t threaten to tow owner’s cars if they are out of town, but car parked in their legal parking spot. The advise was “Get someone to move your car” (in the snow while you’re not home ???) We question the caliber of fog tractors this company uses. We have a recently repaved parking lot that is already crumbling like pie crust (and has no handicap curb ramps even though it has handicap parking spaces) …. Managing actual issues on properties beyond basic landscaping & maintenance seems to be above the expertise. Property management acts as adversary to the owners, not as advisors for property progress. They get paid and your property asset is of no concern. The treatment you get also depends on how property management personally feels about you and the issue you are raising. Concerns get dismissed and disregarded unless argued and pushed.. then come legal threats etc…..No expertise or professionalism in communication, conflict resolution or problem solving. They seek no customer input or feedback and do no satisfaction surveys. They need to upgrade using today’s standard modern practices.Review from Carlos C

It's a nice neighborhood how's life potential but not rather friendly neighbors around I have a problem with neighbors in the neighborhood they don't really like you because I'm different because I'm gay and not the type so what they do is they silence me don't talk to me like you and decent someone .Review from Lisa J

It is with tremendous gratitude I am giving a 5-star rating to Palmer Management. After being left in a devastating situation with our former management company’s lack of knowledge, as a HOA Board, we put our trust into Palmer Management. They have been and continue to be responsive, professionally managed, such a kind and personable team to work with and most importantly, proactive. The knowledge is vast and readily available. I would highly recommend the services To the entire team, thank you so much for all you do to keep things in order and always moving forward and continuing to not only maintain and support our community, but significantly increase our property value!Review from Shanta P

I have owned my unit here at ******* ***** for 21 yrs. Although I wasn't happy with some of the management companies, I haven't really complained about anything until this year. There are several complaints I have now from No updated Bylaws from 2002, to Palmer Property not following the only Bylaws on the books. 1st there should be No dogs over 25bls yet there are several on the grounds now to the point that none of the small dog owners feel safe walking their animals anymore b/c "There is nothing Palmer Property can do about it". Unit owners have been paying a special assessment fee of over $200 for over 5 yrs and counting for siding that has been going on forever. Today I receive a booklet showing an additional $70 added to my HOA fees with no notice. I call the office to ask about any letter sent and was informed a letter was sent on 6/26/24 which at least 3 unit owners have not received. I requested the letter via email and the date is 6/26/24 and they want the increased amnt by 7/1/2024. They gave us a week notice to pay the additional amnt. This place has gone to hell. Absolutely no professionalism. I'm disgusted!Palmer Property Management, Inc. Response

Thank you for your feedback, the information and details are extremely helpful in assisting us to meet our clients needs. After reviewing your concerns, we are happy to respond to each in order stated. Regarding HOA Bylaws, this is an item that the unit Owners address with voted Board Members The process would be done by HOA Board members along with legal aid. Unfortunately, Palmer Management is not permitted to edit Bylaws according to the CTCIOA Act, we do however enforce the Bylaws that are in place under our management. The rules regarding dogs will be referenced and we would be happy to send out reminders, should the current HOA Board Members request this be to be done. Concerning the assessment fee of $200, this item is also a Owner voted item and outside of Palmer Management decision making authority. Lastly to address the $70 increase you have noted, this too is an Owner voted item that occurs during the facilities annual budget meeting and again outside our authority. There were several notices sent for this meeting on April 29, 2024, May 20, 2024, as well as on June 26, 2024. The budget beginning and end dates are predetermined and have remained the same since Palmer Management has happily enjoyed working with the members of Harbour Crest Assoc.Review from Chanel G

If you’re looking for a property management company that can provide Communication, professionalism, and a decent level of integrity…THEN RUN! This isn’t an exaggeration. Do not use this company. We have had several unit owners report the constant issues and rude responses if they are lucky to get one, when contacting E Donahue. I witnessed her first hand her argue with the electrician from the electricity company over a simple question. I myself had an emergency where the power company wanted to shut my electricity until the HOA could get an E1 to the property. I did understand there was an upcoming holiday that Sunday so I may not have anyone until Monday or Tuesday, which would put me in my family and a hotel for the weekend but I understood. When asking Evie, if an E1 could come the next business day to take a look at the outside issue I was told “I’ll see” and she hung up in my face. The response and the screaming at me was so unnecessary And so left field That one can only imagine this woman takes medication and must had been short of dose that day. Then I learned this is the type of behavior that everyone has been dealing With. It’s so bad I know I’m personally Considering selling if my HOA does not get a new property management company. Please pay attention to the other reviews. This company is absolutely Terrible! You get what you pay for. don’t consider letting your safe place(your home) Be managed by a company that is clearly dealing with a lot of chaos, disrespect, unprofessionalism, and a major issue with communication.Palmer Property Management, Inc. Unfortunately, this person did not want to take responsibility for her electrical issues and tried to get the Association to pay for it. Seems like her uncle, an unlicensed electrician, did work at her unit and then her plugs did not work on the 2nd floor. UI went and said it was her responsibility, we were able to get a licensed electrician out within hours to check the issue and confirmed it was her issue. It is too bad that management companies get bad reviews when it isn't their fault.Review from Marie J

Gratefully giving a 5-star rating to Palmer Management. After several years of working together I can confidently say they have been a big piece to getting our community back in order after being left in shambles by a neglectful management company. Our HOA vetted many Management Companies and put our trust into Palmer Management, and they have not disappointed in any way. They are responsive, well managed, such a pleasant team to work with and most importantly, initiative-taking. which is hugely appreciated to have that confident feeling in the management company you choose for your community. The knowledge is vast and readily available, I would highly recommend the services, as there is such a wide range of adaptability between small residential type, to larger complexes as well as commercial (yes I asked for references before deciding and without hesitation I was provided this right away, which was amazing to have a legit conversation with someone usually seeking the same answers, or ever learning from each other any new questions to ask). Sal, Doug, and the entire Palmer team, thank you so much for all you do to keep things in order and professionally managed for our community. As a realtor and a unit owner in one of their properties in ************ I can't say enough about the level of care and professionalism I've been shown. Calls & emails are handled immediately and with patience and clarity. It's not an easy job, but Leshea brings an A-game to Palmer Properties-where Leshea goes, so goes my next investment property! It is rewarding to work with such a great group of staff in the office of Palmer Property. They answer the phone, they call back when you leave a message, and they address the issues in a timely manner.
