    I am writing today to try and come up with a resolution to my dispute, dispute # C-20240522-5435 on my Chase credit card and the merchant’s name is 24/7 GGG Redevelopment Fund LLC 16192 Coastal Hwy Lewes, DE 19958-3608. On May 15, 2024, I did not receive what I paid for in the amount of $10,000. It was agreed that I would receive real estate properties under asking price that would generate monthly monetary profits after rehab was completed but the merchant was deceitful that the market is saturated with investors. On May 22, 2024, I discussed my concerns with the merchant and that the service I paid for is not being offered and asked for a full refund. The merchant promotes cash flow opportunities in Philadelphia, but the current market does not allow that, and he was deceitful. I was told that I would be able to secure distressed properties under asking price and that was not delivered, and this is not what we agreed upon. I was charged $10,000 for a service that I did not receive. I was not provided with the contract as we discussed over the telephone. I emailed the merchant owner (***** ******) to refund my credit card, but he refused to provide a refund for a service that was not delivered. The merchant did not want to discuss the matter further in email as it would be documented in writing and stated in the email, he would call me via zoom. I was deceived by the merchant and would like my credit card refunded in full in the amount of $10,000.

    ***** ******** is being deceitful.  ***** used 30-60 days of service, consumed over 50% of our course content, attended a physical ride along training in Philadelphia where he received hands on training, and apparel ($100 of clothing), and got cold feet at some point.  

    After having a conversation ***** agreed in writing that a partial refund seemed reasonable considering the fact that he used so many of our services over a 2 month period.  ***** was issued a $5,000 refund teachable.com on May 27th which is what we agreed to.  He is now lying and stating that he was not issued the refund that he agreed to in writing.  I attached the email as proof of correspondence.  

    Getting cold feet is normal and it happens to new investors at times.  ***** never put out an offer on a property to test his theory of oversaturation.  He was making these statements while we actively placed 8 properties under contract in - 30/45 day period for other members.  ***** is simply making this up because he’s afraid to invest in real estate.  

    in short ***** was already refunded and is not attempting to fraudulent request another refund for funds that he is not owed.  This is all verifiable via his credit card company.  I wish ***** the best along his real estate journey.
