Wish I could leave less than 1 star. They basically cheated us. We rented beach front for early December 3-10, 2024 and inquired many times about possible damage due to the hurricanes. We were assured everything was a go.after a two day drive, when we were two hours prior to check in, we received a call and email telling us the rental was not available but they had a upgrade for us at no extra charge. We rented beach front..The upgrade, while a nice property rented for about half of our original rental and was several blocks from the beach with no view. What choice did we have after a two day drive. They did refund some on the rental fee after I insisted but this was trul,y bait and switch. We even had insurance. After the recent hurricanes, we have been working tirelessly to assess and repair any damage to our properties. Unfortunately, despite our best efforts to ensure our properties were ready for guests, some unforeseen issues arose that prevented us from honoring your original reservation. We deeply regret that this last-minute change caused you distress, especially after such a long drive.
We do our best to communicate any potential disruptions well in advance, and we apologize for the lack of clearer communication in this instance. We offered an alternative property that we believed could still provide a pleasant experience, and while we understand this was not what you had originally booked, we aimed to offer you an upgraded option at no additional charge.

Very bad company to go through for an Anna Maria Island, Florida rental. In July I rented the 8 bedroom 'Beachfront Paradise' beach house on Anna Maria Island (AMI) through 'AMI Locals' for Nov 17-21 for a family that needs 8 bedrooms and paid the final payment in September. They emailed me on October 28, 2024 stating the house "sustained damage during the recent storms and we will not be able to host you at this property". When I asked for a full refund as soon as possible to find another place they emailed this to me "We have alternate accommodations for you so we are not offering refunds. Without insurance, the other alternative would be a credit for future use."...'until Dec 31, 2025." I gave them $8,000 for this rental, I need 8 bedrooms, the "alternatives" included in that email are for 7 bedrooms, only one is available for my time frame and it is located near the bay which means children, an 8 month pregnant lady, my 87 yr old Mom, and a handicapped person would have to walk 5 minutes to the beach and cross the major road on the island to get to the beach or drive to the beach. I rented a house on the beach. Also, don't buy the Generali insurance unless you are paying less than $7,370 because that is the maximum they will refund for 'Trip Cancellation' and that is after they have reviewed it for 30 days and 'approve' it. AMI Locals company, run by Shawn K, is apparently ripping many people off as stated on Facebook AMI. Apparently they move often; the address I have is different from other bad reviews with addresses on Holmes Beach,FL.

STOP! DO NOT BOOK WITH AMI. Extremely ****** Stay. Expensive, unsafe. Broken bed, unsafe grill, broken elevator, and ******, ******, ******! In this day and age with disease and viruses going around they should be fined by the Health and safety department. We complained and they offered us to leave the same day and they would not charge us further. We paid thousands of dollars, came from all over the US and their solution was to either let them come to clean, which they should have done in the first place or for us to just leave. When we refused they countered with a $500 dollar refund to keep quiet about it. We did not accept it. H******* COMPANY! I wish I saw **** postings before I booked.Review from Janet W

If I could give 0 stars that is what they would get. I rented an 8 bedroom home in ****************** for my 60th birthday in August 2023. The elevator did not work which 2as unfortunate for my guests with issues using stairs. A promise that a tech would be out on the 4th day of our stay was never fulfilled. The air-conditioning did not work for our entire stay. The owner of the home refused to pay for the repair and a bandaid of incorrectly vented portable acs was used still rendering the house at 85 degrees upstairs and 80 downstairs. Although they claim to have offered a relocation jomoptions were ever offered to me and the partial refund based on 1.5 days with no AC was not even close to acceptable. They provided my credit card company false information when the charge was disputed and I was told there was nothing to be done. I would never trust this company with any kind of rental. Had I booked the same house through VRBO I would have been given a full refund. This company is unscrupulous in their deceptive business practices. My 60th birthday was ruined with no AC in ******* in August.AMI Locals LLC Response

I rented from them. The photos they used are a lie. Checked in, the home was dirty, like our feet were black dirty. They came immediately and cleaned. The toilet was broke, the fridge had duck tape on it. No AC in 2 rooms. Pool was broken. The furniture was gross dirty and ripped. I could go on. I have all the photos and texts. I would strongly advise prospective renters to consider other options before choosing this property for their vacation. Upon our arrival, we faced significant hurdles gaining entry to the house despite having already paid a hefty sum of $10,000 for the rental. Despite numerous calls to the office, it took half an hour before we received a response and the access code.Upon entering the house, it was disappointingly apparent that it hadnt been cleaned. The thermostat read 80 degrees, dirty towels were scattered around, and the countertops were grimy. We even found old shoes and socks left on the balcony.Our stay continued to be marred by problems, including a faulty air conditioning system. Despite multiple calls to management and several temporary fixes, the air conditioning failed repeatedly over four days, subjecting my children to uncomfortably hot sleeping conditions.Additionally, the pool was poorly maintained with various debris and insects floating on the surface. In general, the condition of the house was less than satisfactory, appearing worn and not providing value for the asking rental price.Despite our repeated attempts to communicate with management, our concerns and requests for remediation were largely unaddressed. We tried to maintain patience and cordiality, but the solution offered - moving to another house at our own inconvenience - was unacceptable. We decided to cut our stay short as a result.Post-departure, we contacted management multiple times seeking partial reimbursement or future credit, but our requests were ignored. On the rare occasion that we did reach a representative, their response was discourteous, and our issue remains unresolved. It is for these reasons that I recommend avoiding this company and their properties to ensure a pleasant vacation experience.Review from EY G

Unfortunately, I have to leave a 1 star, but that will go to the sun and the beach not to AMI LOCALS and their poorly service, not luxury property we rented for so much money. Our experience was not the one we dreamed to have based on the pictures they advertised, as family and first time taking a vacation, this house is far far from what you see in the pictures and NO LUXURY at all... I do not believe roaches, a non useful elevator, dirt, old furniture and poor maintenance of a rental property falls in the description of LUXURY!!! we want to make other people aware that this property does not have any luxury, it does not worth all that money they charged, this house is dirty everywhere you see, dust, unfinished floorings that gives a very bad look everywhere you see, accumulated dirt, the fridge was disgusting, the doors with the view to the beach dont closed properly and the house and rooms can get really hot because of that, it was very upsetting after a beach day to come to a hot room and sweat all night while resting, all furniture is old and the chairs and table in The dining area are so weary that the wood and paint is coming off and will leave a stain in your cloth and little pieces of wood will get into your skin like it happen to my son, the kitchen was as dirty as you can imagine with accumulated mold/food between the granite and the sink and accumulated grease around the stove in the floor and in the microwave, internet service was THE WORSE of all is the lack of cleanliness ALL OVER, to start from the pool area all the way to master bedroom, to the point that we arrived and started cleaning and removing mold from the showers to be able to take a shower and even we did that didnt really work is still dirty but usable, bed sheets dirty, the play room we were not able to use it. I am requesting more 70% of the money paid and no $595 like they offered, saying it was unacceptable, what is unacceptable is what they are doing to people.Review from Alissa A

I feel this company is a scam. I recommend to not rent under ***************************** or AMI locals or **** ***** Island Accommodations. Their terms and conditions violate the real estate code of ethics and give them a loop hole to commit business fraud. I recommend not to sign any of their contracts. You have the right to not sign anything you do not agree with. Their terms basically hold the paying customer hostage to any situation and allows them to get by with anything. It releases them from their obligations. I feel so defrauded by this company on so many levels. The advertisement was false and misleading. They did not do anything to accommodate me in regards to an issue that was affecting my health and safety. Further I had to completely clean the rental as it wasn't clean and they still did not refund the 655 cleaning fee. They offered to refund 350 if I signed a gag order!! I'm sorry but not only should I be refunded the full cleaning fee at a minimum I should be paid for cleaning the property. However a full cleaning refund would have been much more reasonable. In addition a cold front came thru and they have the thermostat set to where you can not run it for longer than 10min!!! I had to get up all night and turn it back in over and over. As I type this issue still has not been fixed. I also lot water to the home for an entire evening/night. Did they offer any compensation for any of these issues that stole the time I paid for from me? Nope! People please report companies like these to the attorney General and ******* real estate comission. Until the government gets involved they won't change. The picture advertised is extremely deceptive as are the listing details. I dispute that the condo has all new decor and furnishings, and comfortable seating. The condo in the picture is not at all representative of the actual unit and I have pictures to document this. There is a very small, gray, dingy uncomfortable sofa bed/couch in the living room with no other chairs unless they are referring to the metal dining room chairs that are anything but comfortable. So, there is NO place to relax in comfort as stated in the listing. The open, bright, airy picture window in the listing is actually covered with dirty, ugly, cheap cotton drapes. The door is broken and can not lock and will not stay closed unless you stick a chair or pole in the bottom slider. There is an alarm on the door that blares whenever the door is ajar which is anytime the chair is not lodged in the door. Instead of a lock there are homemade wooden and plastic poles that the guest is expected to use when leaving the unit. You may be "steps from the pool" as described but you can't get back into the unit unless you walk all the way around the condo. Other photos document smaller issues... the condition of the rotting bathroom door which you lock at your own risk as it sometimes sticks and takes some trial and effort to open. The toilet that won't stop running unless you jiggle the handle, the toilet seat so worn out that the paint was worn out in patches. Here is the advertised description: (This fun Coconuts condo was just completely updated with all new decor and furnishings! The kitchen is fully stocked with all that you would need for a family vacation, and there is plenty of comfortable spaces to sit for both dining and relaxing. The property has 1 bedroom and 1 full bath. This bedroom has a plush King bed and the hallway bathroom features a shower/tub combination. There is also a Queen sleeper sofa in the Living room. ). I am happy to provide photos that support these claims .
