I foreclosed my home. Cyprexx changed locks. I came back few days later. They opened doors my home was completely robbed all electronics, jewelry, power tools, even my car was stolen in locked garage. Over $100,000 of stuff gone. The will not communicate with my lawyers. All they say it under investigation. This is been going on for 3 months now with no answers. They clearly know it was their fault.Cyprexx Services, LLC Response

Are you joking?? Your company had the keys to the home. It was entered and destroyed with over $100,000 of stuff missing. They dragged a car out of the garage. Your responsibilities is to watch the property. This is far from over.Review from Donna D

I came home and there was a letter on my window that said they got information my house was vacant now clearly you can see the house I'd lived in I have been in this house for 5years! If this house was vacant it wouldn't look like it look blinds on every window! I recently got divorced my ex- husband gave me the house I am working with the mortgage company the person was criminally trespassing the mortgage company knew nothing! And when I called the number the man was nasty! Of course I was upset! Someone gave him false information because they want me out or to sale! I am going to continue to live in Mt home with assistance! I am seeking legal counseling for mental distress and harassment! He was doing what he was told to do by Someone who clearly is a liar! I am still healing from my divorce and I am fighting to save my home this is very traumatizing! I am going to every source I can because my rights have been violated!Cyprexx Services, LLC Response

Thank you for informing Cyprexx about the consumers concerns. Cyprexx was hired by the mortgage company to go to the property at issue to determine if it is occupied and being maintained. On March 4,2024, Cyprexx placed a letter on the propertys door that the property appears vacant and to contact Cyprexx if the property is not vacant.
On March 6, 2024, the consumer contacted Cyprexx to inform Cyprexx that the property is occupied and being maintained.
On March 6, 2024, Cyprexx informed the mortgage company that the consumer reported the property as occupied and that the consumer stated that they are maintaining the Property. On March 6, 2024, Cyprexx informed the consumer that Cyprexx had informed the mortgage company that the consumer contacted Cyprexx about the property being occupied and maintained.On March 7, 2024, the mortgage company instructed Cyprexx to only perform no-contact inspections at the property. A no-contact inspection is a visual inspection performed from the street or curbside without making contact with the property.

Cyprexx Services broke into our property that is currently being listed for sale and in the middle of a divorce settlement. The house is not in foreclosure and the mortgage company did not give anyone permission to go on our property and are not aware of this company. They broke in through the side door with a crowbar and hammer, destroying our door in the process and changed our locks without us having any knowledge or notification. The property has personal belongings in it which they made themselves open to and then taped a sign onto the window. Payments are still up-to-date and our loan is still in good standing. I would like to know how you can do this on a house we own. We are obtaining a lawyer and pressing charges immediately.Cyprexx Services, LLC Response

Thank you for taking the time to contact Cyprexx Services, LLC ("Cyprexx") regarding the Consumer's concerns.
The mortgage company informed Cyprexx that the Consumer is not a borrower or an authorized representative for the loan, and, therefore, Cyprexx must discuss these concerns with the borrower. Cyprexx will contact the borrower regarding the Consumer's complaint.

Hi, I am trying to determine why a notice was placed on my door. I am in touch with my mortgage company and have a tenant living there. Thank you for notifying Cyprexx Services, LLC ("Cyprexx") about the Consumer's review.
The Consumer provided a 1-star review for Cyprexx asking (1) why Cyprexx placed a notice on my property, (2) who hired Cyprexx to inspect this property, and (3) Why wouldn't they contact me before inspecting the property. Cyprexx will answer the consumer's questions in the next paragraph.
Cyprexx placed a note on the property because Cyprexx had inspected the property on April 10, 2023. The mortgage company holding the mortgage for the property or mortgage servicer hired Cyprexx to inspect the property to protect the mortgage company's interest in the property as outlined in the mortgage agreement. Cyprexx did not contact the owner because the mortgage company did not authorize Cyprexx to contact the owner about the inspection and Cyprexx did not have the owners contact information.
Cyprexx has notified the mortgage company or mortgage servicer that the property is occupied.
If the Consumer has any other questions, Cyprexx recommends that the consumer contact the mortgage company or call Cyprexx's legal department at ************.

They came and changed my locks on my house. They reported my house vacant to my lender. For some reason they loan department and the vacant property department didn't communicate. So it caused a lot of confusion and issues. My home is vacant due to a tenant causing to much damage for me to repair at this time. So I had utilities turned off until I can fix it. I called and told them my house hasn't been abandoned and again today I get a letter saying they are going to change myovls And winterize my water. I find this harassment. They are constantly taking pictures of my property. Causing concern with my neighbors. My front yard is clean and mowed. There isn't any reason for them to trespass. I don't know who reports properties to who but they need to mind their own business. I make mortgage payments so what I do with my property is my business. Tjank you!Cyprexx Services, LLC Response

Thank you for notifying Cyprexx Services, LLC ("Cyprexx") about the Consumer's Better Business Bureau review. Cyprexx coordinates property preservation services, including inspections, on behalf of its clients, mortgage providers, when the mortgage company deems it necessary to inspect and protect its assets as outlined in the mortgage agreement. On September 24, 2022, Cyprexx's vendor, at clients request, inspected the Property and informed the client that the Property is occupied. Cyprexx recommends that the Consumer contact her mortgage company if she has any further questions.

I am in the process of negotiating a settlement with insurance after damage was done to my property that made it uninhabitable. Work has started on the property. I am current on my payments and there is a realtor key box on the door because it will go on the market once the work is complete. Cyprexx has been leaving notices on my door threatening to enter and "winterize" it (in Spring) because they think it is vacant. They claim that they were contacted by my mortgage lender, but are unable to tell me the name of that lender, much less my name, which is a matter of public record from the purchase.Cyprexx Services, LLC Response

The letter that they glued to my recently purchased for cash property was very threatening and very unprofessional in it's presentation. Cyprexx notified its client that a new owner is occupying the property, and no further services will be performed at the property.
