    I have mold in my apartment- it has ruined my future, bedroom set, beds, clothes, shoes, living room set and my kids and I are extremely sick. The mold throughout the whole apartment. There are multiple issues with doors, locks, security issues, and closet doors and materials falling off walls. The closet completely fell apart on top of my son when I 1st moved in and it still hasnt been repaired correctly. The toilets are leaking - the lights in the garage do not work and its pitch dark in the mornings causing a security issue, not to mention a hazard going down stairwells and going to and from your car

    Hello ******,

    The resident put a work order for her closet, we went to the unit to assess the issue and realized we did not have the correct equipment to complete the work order at the moment. We came back with the correct equipment and finished the work order.
    At the time we had the work order,there was only one person at the property for maintenance, but we went to take care of the issue about the mold Immediately. When my maintenance man entered the apartment, there was no evidence of any mold or mildew on the apartment walls.
    We also called ************ Remediation to give us more information on this, and they too, could not find any water damage on the wall of the apartment, but the humanity was high. At that time, we called an HV** vendor, GMX contractor to check the A/C, to make sure it was working properly and everything was good; the recommendation from him was to put the A/C lower to take away the humidity at the moment.  He too, did not find any signs of mold and mildew in the ** unit or on the walls
    We called another company also to give us a 3 diagnostic on the unit, they did not detect any mold or water damage on the walls. Unfortunately, the mold was only on the resident belongings.
    At this point, our attorney recommended for her to move from the property.  She stated that she did not want to move to another property but she preferred to be transferred to another apartment and we were good with that.   She then viewed the new apartment and decided that she preferred to not transfer at all. This resident had also lived here previously for 2 years and chose to come back and live in our community. 
    After choosing to not transfer apartment homes, we cleaned the A/C vent ducts on her unit and did the window test request by the code enforcement and everything was clear.
    On 2/14/2024, I wanted to make sure all the issues she mentions in the letter were taken care of. So as of today, everything is done on that unit as requested.
    We offered her to move without any penalty including the one-month free rent she received at move-in. all penalties per the lease agreement will be waived which total $5097.00. We are just wanting her to be safe with her health.
