  Riverstone owners the trailer park i live in. they have not been maintaining the property in accordance with the lease agreement. Specifically they are not plowing the streets properly nor on time. We have a very specific lease/contract as it pertains to plowing snow. I have spoken with several companies contracted to plow our streets in the past and companies that have put in bids to plow the snow, none of the companies were shown the plowing guidelines/plan/contract. Riverstone should be either prorating lot rent for all residents or providing refunds to all residents.

  To Whom it May **************************** letter is in response to the complaint received by Mr. ************************** complaint number *********. In regards to Mr. ************************** complaint, the previous owners of Lakeside North MHP completed snow removal in house and had a snow procedure in a resident guide provided to each resident. This was dated from 2006 and this was not part of the lease nor an addendum to the lease. Since Lakeside North MHP has been under new ownership in 2016, we have contracted snow removal services to a third party vendor since 2017. The guide for snow removal was no longer applied as the way snow removal was being handled at the community and thus has changed. This has been communicated to **************** and although he does not agree, we are not required to use a snow removal procedure outlined by a previous owner over 10 years ago. Again, the document he is referring to is a resident guide and not part of the lease nor the rules and regulations. The contract for snow removal is between the snow removal vendor and Lakeside North, MHP. All communication with the vendor is handled through the Management Office. 
  ****************, and all other Lakeside North, MHP residents, were notified on Wednesday, December 21, 2022 of our 2022-2023 snow removal vendor changes. After the notification of vendor changes, **************** submitted his complaint to the BBB. There will be no proration of rents as services have and will continue to be provided for snow removal of the community streets. We do our best to keep streets navigable at all times, however there are instances where the snow falls at such a rate during snow events that it makes it difficult to maintain open streets during active snow emergencies. Lakeside North will continue to strive to provide the best possible snow removal services we can. The property team frequently assists as well to ensure areas are as clean as possible.
