    My family and I lived at,************************************* a property managed by S&D Real estate since 12/2017. the property was bought by Keith M******* who was an employee of S&D Real estate, upon taking possession of the property Keith M******* became our property manager as well. Keith came for an inspection of the property, took note to all needed repairs. The property had unsecure doors/windows, windows that did not allow for emergency exit, faulty/bare electrical, and no working fire or c02 detectors. We were told that the repairs were to be done soon. As of 11/4/2022 the only repairs that were made were a new roof, paint on the exterior of the home, new A/C system (after threat of legal action) and a new drain field. Upon inquiring about repairs and improvement, we were told they would be started soon but the owner was not able to at that time. We were informed 8/2 that we would have a new property manager, Jaden W*****, Keith M******* was retiring. Jaden then came to the home on 8/25 to do an inspection of the property. While viewing the property Jaden took note and pictures of all the maintenance needs of the property, told us that the home was not "up to code" because of the windows, door, and smoke alarms. We then on 10/3 received notice via text that the owner was looking to sell the property and needed to do another inspection, we were told it would be the owner and the property manager. On 10/6 it was Keith M*******(owner), a contractor, and two unknown employees of S&D Real Estate. They entered the property and informed us that Keith would be fully renovating the property with the intention of giving it to his son. We had until 11/07/2022 to vacate the property (formal letter received 10/7/22) and repairs would begin after. Agreement was reached for security deposit and additional funds to be provided upon leaving if no further damages were caused. Now that we have peacefully moved, they are no longer honoring the agreement.

    Business Response /* (1000, 5, 2022/11/21) */ ******* ****** and **************** were given notice of non-renewal for the home at *************** on 10/7/22 due to the fact that the owner needs to renovate the home. They have since vacated the home on 11/04/22. We had been in communication with Mrs. ****** requesting information about the rental assistance that we are waiting on since Mrs. ****** and Mr.********* currently owe back rent in the amount of $1,806.66 and in that exchange Mrs. ****** had stated that our office would be receiving payment from "Our Florida Rental Assistance" and that they were going to be directly sending the payment to us. At that time we informed Mrs. ****** that when we received the back due rent payment we would indeed release her deposit and additional funds that were agreed to and around 5-10 minutes later Jaden W***** received a phone call from Mr.********* where Mr.********* was belligerent and yelling at Jaden calling him a ***** and ********** and whatever choice words he could come up with. The owner has now instructed our office to wait on the rental assistance payment and once received we can issue the refund as he promised. Florida Statutes allow for up to 30 days to return a deposit or to provide notice of a claim that is going to be placed against the deposit and we are within that time frame as the tenants vacated the property on Nov. 4th, 2022. In Summary, As soon as the past due rent payment is received from the rental assistance program, which Mrs. ****** confirmed was being sent... She will receive the funds promised to her by the owner within the allowed time frame provided to us by Florida Statues.
