    I am writing to file a formal complaint against Damage Recovery, LLC, owned by ***** *****, regarding a bad ***** **** placed on my property located at ***************************************************Damage Recovery, LLC performed work on my property between May 5, 2024, and May 12, 2024. The payment for this work was made in full by my former property management company, First In Property Management, on June 3, 2024. Despite this, Damage Recovery, LLC placed a lien on my property, preventing me from being able to sell it.I believe this lien was filed in bad faith and may have been used as a form of retaliation on behalf of the property manager, as I terminated my management agreement with **************************** due to their negligence. This misuse of the mechanic's lien process is clearly aimed at obstructing the sale of my property, as no valid payment dispute exists. The placement of this lien is unjust, unnecessary, and abusive of the lien laws in place to protect legitimate claims.Key points of my complaint:Payment for the work completed by Damage Recovery, LLC was made in full on June 3, 2024, by my former property ********** valid Notice to Owner (NTO) was served within the required 45 days of the work being performed.The lien has been placed in bad faith to prevent me from selling my property and appears to be an act of retaliation related to my dismissal of the property management company.Damage Recovery, LLCs actions are obstructing my ability to sell my property, causing me undue financial harm.I urgently request the BBBs assistance in having this improper lien removed immediately, as it is preventing me from moving forward with the sale of my property. Damage Recovery, LLC's actions are not only inappropriate but are also a clear misuse of the legal mechanic's lien process.Thank you for your time and attention to this matter. I look forward to a prompt resolution.

    We were called to Remediate some water damage that turned into Mold in the bathroom of the residence where a tenant left the residence. . (See pictures attached)

    The Homeowner agreed to the Remediation both in contract with the ******************* and with the correspondence.

    Work was performed and estimate is based on industry standard pricing also used by the Insurance industry.

    A Lien was placed on the home when Homeowners placed the home for sale and did not pay the invoice. It is obviously a way to get out of paying the work performed.

    We have been contacted by a second vendor that was facing the same nonpayment situation by homeowner.

    We stand ready to provide additional information or appear in court to defend this absurd allegation.

     If owner does not withdraw their statement and pay the Invoice, a Lawsuit will be forthcoming.

    I am rejecting this response because, as you can clearly see, the Damage Recovery/***** ***** quote from 5/5/2024 was rejected on 5/6/2024 by my daughter *****. We have never approved Damage Recovery/***** *****' quote. All I wanted was to completely replace the $149 vanity. Charging $5,360.41 for a $149 vanity with isolated mold inside the cabinet under the sink is overkill.
    My daughter ***** also called First-In property manager ****** and delivered my message that the Damage Recovery/***** ***** quote is an "overkill". You may call ****** to verify. No one in their right mind would approve such a ridiculous repair out of pocket. I have both Home Warranty coverage with only a $60 copay and home insurance coverage with a $1,000 deductible. As you can clearly see from Damage Recovery/***** *****' provided evidence of communication, my daughter ***** told the property manager to just replace the $149 vanity completely, no repairs. My contractor can do it for a $100 labor cost to swap out the vanity.
    My daughter also requested the property manager to provide pictures of mold behind the vanity on the sheetrock to see if additional work needed to be done. To date, no such evidence has been provided by the property manager or Damage Recovery/***** *****, leading me to assume there was no mold on the sheetrock behind the vanity. Outside the vanity, there was no visible mold anywhere inside the entire bathroom or the entire house, making me think this repair is fraudulent.
    Additionally, it raises concerns why Damage Recovery/***** ***** did not want the insurance to get involved and have the insurance adjuster take a look. The house was/is vacant, and there was no emergency necessitating such costly repairs immediately.
