    I have been renting a storage locker from South Beach Storage for a couple of years and this month without prior notification the rent was increased over 178% going from $149 mth to $414 mth. I called to better understand what transpired and was told that all rentals were increased by the same amount. I did not agree with the amount of the increase without prior notification and let hem know I was extremely dissatisfied and would file a complaint. No effort was made on the business manager's side to attempt to address my complaint, therefore I had no other option but to file a complaint in writing with the BBB hoping for their assistance with the matter.

    Thank you for taking my call today.

    I did find a copy of the original Contract - Rental Agreement from September 8, 2015 (see attached) and it clearly states on page 3 under the heading Attention that "South Beach Storage, **** reserves the right to change storage room rates with 30 days prior written notice to customer."  I hereby confirm that no such written notice was sent notifying me that my monthly rate was going to increase from $140 to $349.99. I requested a copy or proof from the current Manager that a rent increase notice was sent and I have not heard back from the Manager nor have I received proof that a notice was sent.  In fact, I have text messages from the beginning of the month that prove that I was having an ongoing problem with the Manager claiming that the direct debit mandate was not allowing him to debit my monthly rent on time.  The problem was clearly on his third party system side and yet he was charging me $40 fee in addition to the rent amount. I have already provided copies of these text previously.

    Perhaps what is most surprising is that I have been extremely accommodating over the years as can be attested by a copy of an email I also attach from the storage facility President ********************* dated October 9, ******************************************************************************* a more affordable rate. I was paying $145.95 (plus $10.22 tax) previously and moved a month later to another locker and have been paying $140 (plus $9.80 tax) ever since (also attached as proof).

    My desired outcome would be for South Beach Storage to either show me proof that they have notified me in writing 30 days prior to increasing my monthly rate so that I can search for another storage facility within my budget. Last month I was debited automatically from my bank account $389.99 (plus $24.50 tax).  Therefore, I should receive a refund of $249.99 plus tax and/or (my option) not have to pay next month and receive a credit for the remainder before moving out.

    Sorry to report that South Beach Storage has charged my bank account again $414 for October adding yet another bogus late charge fee (see below a screen shot of my bank account). My claim is now for over $500.

    Rented a unit on 2/19/2022. March payment was made, but we questioned the seemingly higher price. The storage unit continues to refuse supplying original contract and gives no accounting for monthly rent. Receiving harassing calls and texts even though we advised payment would be made once contract supplied. Note: South Beach Storage was avtually SOBE Storage *** which was dissolved with unpaid judgments due the ****************. Do not know name of present corporation.
