Avoid Harborside at all costs! I attended a presentation that was conducted by Elura ***** and ****** *****. They are responsible for getting me into this mess with this company. This presentation occurred in October 2012 when I was visiting ******** as part of a cruise tour. They approached me and invited me to complete a presentation with them. They misrepresented it to be exclusive and not to mention their lack of transparency. They didnt disclose product related fees and gave me nothing more than false statements regarding the timeshare. I didnt realize much of it then because I trusted their judgement and knowledge of their product they presented. Verbally everything sounded good and then they had me sign through a contract leaving out important details. I realize now that I was set up and now, I am dealing with trying to exit this timeshare. Consider this a warning and do not do business with **********.Review from Kevin H

As a retired Navy Lieutenant with 20 years of service, you can trust I am a man of my word. I urge you to stay clear of anything related to Sheraton Flex. The deceptive practices began at check-in when my driver's license was requested. What appeared to be a standard hotel procedure was strategically used to conduct a credit check, effectively holding us captive before the presentation even began. My wife and I were staying at the Westin Kierland Villas. We attended what was promised to be a “one-hour owners update” in exchange for additional points. We were held hostage for at least 3 hours, despite declining the infinite amount of offers to purchase. We were tossed from one representative to another each time declining a different offer. When we finally succumbed to the pressure and agreed to purchase, we were rushed through the contract signing process in a mere 20 minutes – clearly insufficient time to review and comprehend a contract laden with legal terminology. Not one of these three salespeople informed us of our legal right to cancel the contract within seven days, as required by Arizona law. This deliberate omission of our legal rights speaks volumes about the ethical standards – or lack thereof – in Sheraton Flex’s sales practices. We repeatedly stated our financial limitations and our desire to exit our existing Princeville Westin Flex contract due to its exorbitant costs. The sales team presented what they portrayed as a "downgrade" from Princeville Westin Flex to Sheraton Flex at the Desert Oasis. They claimed this would save us money because "the Arizona property is less desirable than Kauai." This turned out to be misleading, as while the maintenance fee decreased, our monthly payments increased, resulting in no savings. We were assured we could rent the property to cover the $2,800 annual maintenance fees. However, we've since discovered that regular tourists can book the same accommodation for less than half our monthly payment.Review from ANTHONY S

I can't believe how badly Marriott ************* has screwed us over. It all started when we bought a $16,000 timeshare week in *******. Then guess what? Within a YEAR, they completely changed to this points system that made our property useless for trading with other Marriott resorts. And it just got worse from there. For TEN YEARS we've been pressured into buying more and more points - another $10,000 here, $30,000 there - with empty promises about "better access" and "Elite Status." Every single sales meeting was the same story: the previous salesperson "didn't explain things correctly" and we just needed to spend MORE money to fix it. Nobody ever bothered to tell us we'd need to save up MULTIPLE YEARS of points just to book ONE week! Or that our kids would be stuck with all the maintenance fees (which keep going up like crazy) and any loans we haven't paid off.We finally had enough and wrote them a detailed letter explaining everything and asking them to terminate our contract because of all their lies. Want to know their response? They completely IGNORED everything we said and just sent us another bill! That's Marriott for you - they sweet-talk you during the sale, but once they have your money, you might as well be talking to a brick wall. Don't waste your time with these people. They're still out there pushing their points on new victims while making it impossible for actual owners to book stays by renting rooms to non-owners. Save yourself the headache and thousands of dollars we've lost for this scam. IM WARNING YOU TO AVOID MARRIOTT, I wish someone had warned us before we got trapped in this nightmare.Review from Marcela T

For nearly nine months, weve been trying to cancel our timeshare with no success. Were unable to use our points when we need them, as availability is always an issue. The high maintenance fees make matters even worse. The resorts we were interested in were often unavailable, leaving us frustrated. To make things more challenging, I lost my job during the COVID-19 pandemic in 2021 and have been unemployed since.Review from Gene F

I was trying to resolve a billing late fee of $25 for getting the due date on the marriott and westin annual fee wrong. (auto bill pay is not available). I accidently paid the wrong one at the wrong time. I called them up thinking it would be a simple fix. I asked for a supervisor to call me to waive it. While I waited for the call back, they Instead sent me an additional finance fee bill for $45.70 for being 30 days late for waiting. I called them up to find out what gives. I spoke to a ***** from ************** to resolve this. Unfortunately, he was rude and unprofessional and he said that it is not Marriott's policy to remedy the finance fees. I asked for his location and he would not give it to me. We are totally disappointed, angry, and actually shocked by these predatory and unlawful practices. We just bought into the Marriott, since we had good experience with the Westin. Now, it will be very hard to walk into a Marriott property for a vacation without feeling rankled or repulsed by this lack of class and professionalism that you would expect from a $ 2 *******************.Review from Shawky G

I want to share my sad experience with this company, which is a scam. They don't abide by their promises. Once you sign up with them, you lose your money for many years, paying them for nothing, or you put yourself and your family into deep financial trouble. I purchased a timeshare account with them, which are points I can use it to have my vacation anywhere around the world where they have resorts. I was told that as long as I kept my payment up to date, my points would come directly into my account, and that the points I didn't use would accumulate and be used later on. These were all lies; They canceled the point I did not use every year, and it ended up that I paid them for nothing.Additionally, their lending is predatory, with a crazy high interest rate. I was also told that if, for any reason, I don't want to keep the timeshare, I can call them, and they will repurchase it from me. I tried several times to get out of that contract by calling them, and they surprised me that if I wanted to get out of the contract, I would have to pay off my loan, and when I pay it off, I would go out with nothing back to me, not a single *****. So it is a scam to **** your financial resources for so many years. Please don't buy a timeshare. Take my advice and stay away from those people who scam you with their lovely words during the sales presentation. They don't hold themselves accountable for any of that. The value is zero. It's just one scam after another, and they know what they are doing to get people to upgrade. Someone must stop what is happening to good, hard-working people who get lied to at every turn. Where is the customs protection association from what is happening? Another piece of advice: if you have already fallen into the timeshare trap, don't hire any of these companies that claim they can help you out; this is another big scam and another financial trap. We deeply regret ever purchasing a Marriott timeshare. From the moment we got home, we began second-guessing our decision and wondering why we took on more debt for vacations we didnt need. Looking back, we can't believe we fell for it again. We considered canceling right away but didnt act fast enough, and now were stuck in a situation causing financial strain as we approach retirement. For over 5 months, weve been trying to sign the timeshare back to Marriott with no success. The entire experience has been a nightmare, leaving us stressed, angry, and financially burdened. Was sold a bill of lies when I went to a sales pitch to upgrade my contract with Marriott vacation club. Salesman ******* *********** lied to me on everything he was trying to sell me to buy an upgrade. He said I can rent out my points to earn money but Marriott does not allow owners to do that. He said I can sell back my contract and get money for it but again you can surrender your contract but there is no payback to the owner. The value is zero. Its just one scam after another and they know what they are doing to get people to upgrade. Someone needs to stop whats happening to good hard earning people that get lied too at every turn.Review from Trina T

I bought points in July 24 and was told my closing fees of ~$2300 covered the maintenance fee and the first month payment and I would have my first payment in Sep. I did not receive a hard copy of any documents nor was a soft copy emailed, instead I received a thumb drive with the information. Fast forward to Dec 24 when I receive a notice that pro-rated maintenance fees have not been paid and my account has been suspended. When I called the number on the letter the *** said he doesn't have access to my closing information and I would have to contact the sales team. ****** is not good business practice. As a customer I expect the proper documentation to be transferred to the lein holder without me having to find the answer. Unacceptable MVC.Marriott Vacations Worldwide Response

Our experience with Marriott ************* has been nothing short of devastating. What started as an exciting investment in 2018 turned into a spiral of mounting financial obligations. At each "owner update" meeting, we were pressured to upgrade our points, being told our current level wasn't enough to fully enjoy the benefits. We fell for this three times, accumulating multiple loans with high interest rates. The salespeople conveniently omitted crucial information about loan terms and interest rates. We're now paying a staggering $13,000 annually for what amounts to a single vacation - if we can even book one. The maintenance fees have skyrocketed from around $1,100 to over $4,300, making ownership completely unsustainable. The promised "exclusive" resorts turned out to be available to anyone at much lower nightly rates than what we pay as owners. The booking system is frustrating to navigate, and the few properties within driving distance are either outdated or perpetually unavailable. When we tried to consolidate our loans, Marriott lost our paperwork and kept our $2,730 consolidation payment, claiming it was "forfeited" due to our "lack of action." Multiple attempts to resolve this through customer service were met with unreturned calls and endless runarounds. Recently we spoke with ***** in **************** which turned out to be a waste of time. She told us that if we paid off the loan ($57,000), they MIGHT take it back, then proceeded to tell us to contact ARDA or a 3rd party reseller. These people take ZERO accountability for their greedy salespeoples unethical behavior. Save yourself from this expensive mistake. You're better off booking directly through travel sites than getting locked into this deceptive timeshare scheme.Marriott Vacations Worldwide Response
