            Mchomes is current management company! Ive have leak damage in my unit for over 3 months because of roof. Other residents in this building are experiencing leaks and mold! Ive submitted work orders, emails, pics, texts and still not getting a resolution! Owner ****** ******** never returns calls or emails and has her calls screened! Im having to repair damage almost weekly because of the roof not being replaced!

            7/25/2024 - We received a work order concerning a roof leak.  7/26/2024 we assigned it to Blue Sky ************** An accident happened while they were inspecting and damaged the drywall that she has as a cover for her attic access. ******** provided the drywall cover replacement to the owner which she has acknowledged.  Since the relationship with this owner and vendor was not productive, we requested for **** Roofing to go which the inspection was completed on 8/02/2024.  The roof repair quote was approved by the board 8/06/2024.  By then the owner insisted that I call her from my vacation in ****** after she had been speaking with my staff multiple times a day on a daily basis (during business hours). In the same time period, she created about 5 additional work orders prior to calling us to speak about those 'new' work order issues that she had reported. To be clear, two vendors went out in the middle of rainy season and a storm in less than 7 business days.  I am attaching an email regarding unauthorized signs she decided to place in the pool. This is an example of how she speaks/treats the vendors, board members, and my staff which she has yelled at multiple times. She was even warned by multiple of my staff members that should she continue to yell, they would hang up on her and there was an instance which they had to do so. We do not accept any type of abusive/bullying behavior. A 7 business day response time when roofers and vendors were being flooded due to the rains and major storm, is more than adequate.

            First off, MCHOMES is a failure of all levels of customer service. Its unfortunate that being in the customer service business, these people cannot appreciate an owner's frustration when it comes to ongoing water damage in a newly renovated ceiling/unit. 

            MCHOMES continues to be negligent in their duties and responsibilities as a management company when it comes to repairs specific to our condos and in this case the common area roof above my unit.

            At NO TIME did I yell nor demand the owner, MAGGIE  " ...call me back from ******", in fact, her location at the time I called is irrelevant and I have no idea why she felt that an important detail to include; seems comical to me. That was serious divergence from truth aka know as a LIE.

            Her claim that I yell at board members is only hearsay and she has no information or proof to support this.  Our sitting president, who is also negligent in her responsibilities  likes to represent the management company during all condo association meetings and "do all the talking on behalf of MCHOMES" so of course ****** would continue to include the president as her allie.  They work hand in hand because they are both negligent in their duties and responsibilities and take no active role in doing their jobs.  They only take our monthly payments and dont want to fix major problems or foreseeable problems. They justify their role by sending our frivolous letters of complaints against owners who have solar lites in their gardens, and security door cameras ( RING cameras ). 

            I have been dealing with a ceiling leak in my unit for over one  month . This is caused by the common area roof above our unit. I have recently spent $35,000.00 updating my unit which includes new paint, removal of old popcorn ceiling, flooring etc.,  I have submitted numerous work orders which are cancelled out as completed, made numerous calls to MCHOMEs only to be put on hold for ***** minutes while staff screen my calls. ****** is never available nor does she return calls so I am left dealing with staff who constantly inform me they have to speak with their manager. They lie, and they gaslight leaving me so frustrated. They deem me calling THEM as them updating me and keeping me informed, when in fact, I get no clear answers, just false promises. In the meantime, I have 7 water stain damage marks on my ceiling, and more every time it rains. MCHOMES tells me I am responsible for repairing my ceiling and I have done this over 7x only to have more damage every time it rains. What ***** owner who pays their **************** fees regularly to a management company wouldn't be fed up by now?

             DREW roofing has been dispatched here over 4x plus and have done patchwork.  They are limited to fixing only what areas the association and MCHOMES approves. Again, I am left contacting the president AND MCHOMES to ask for confirmation on what day they will replace the roof and stop the water from damaging my ceiling. I also question why its my responsibility to be the one chasing after roofers, board decisions and the management company. Why is there no management presence on site when roofers are here to discuss the needed repairs? MCHOMEs does not make any site visits at all.  ****** ******* is ONLY  here to attend board meetings every 6 months and even that is a joke as only false promises are made. Again, MCHOMES/****** really doesnt answer any questions because ****** sits there and lets the president do all the talking on her behalf!! 

            My request is simple :

            Request ****** ******* ( Owner) return my call with specific details and dates  on when to expect the roof to be replaced so that I dont have any more damage to my ceiling/unit and possibly floors; Also provide a clear and concise reasoning to why major work orders are delayed and "completed" in the portal when in fact, they are not.

            Request that MCHOMES is more accommodating and polite to their paying clients, specifically condo owners, when interacting with them. 

            Request that MCHOMES makes follow up calls and "makes good" on any or all promises they make to condo owners in terms of repairs.

            I believe my requests are fair. I believe this is how any successful and reputable company should be operating in this day and age.

            Please note my complaint has nothing to do with the roofing company as they have been more than accommodating. I understand their hands are tied based on approval from the board and MCHOMES.

            I am rejecting this response because MC Homes still does not understand the importance of customer service nor do they care.  Every attempt to obtain information was initiated by me not them. They were rude, condescending and lied. Every time I REQUESTED to know when the roof would be finally fixed to stop the ongoing leak ( 7 ongoing leaks ) in my new ceiling , I was met with the same response " ******, you are yelling and we will hang up". When I attempted to clarify that was not "yelling"  and I am simply frustrated and needed to hold them accountable for  answers; they would yell at me and hang up! Again, NO ACCOUNTABILITY, NO PROFESSIONALISM, RUDE, MAKE FALSE  PROMISES TO PACIFY YOU, and NO COMMUNICATION BY WAY OF FOLLOW UP UNLESS YOU  CHASE AFTER THEM.  

            Work orders  are constantly being marked off as "completed" even though they remain outstanding. I have sent two in for gutter issues, ( again with the roof) in the spring, for water pouring into my front area porch and door every time it rains, and to date, nothing. No follow up no action, just marked as completed.  Typical MC HOMES.
            I am not disputing they dispatched roofers. What I am disputing is the no follow up regarding my ongoing ceiling repairs ( 7x currently ) with still no resolution. How difficult does it have to be to have the owner give the courtesy of a return call ?

            MC HOMES lacks professionalism on all levels and the staff, being all related, must keep up the negative standard of customer service. Our condo community has been canvassed and we will be making a change in the very near future; MC HOMEs and ****** ******* sp?? Can take her subpar small organization elsewhere.  Our colluding president is resigning and a high number of  residents also agree the time has come for us to  be seeking out a more professional and receptive organization to manage us. I look forward, along with our residents, to be able to "fire"  MC HOMES. It is obvious they are not reputable and any decent, customer service based company, would, at this stage apologize and do better. Dont waste anymore of my time MCHOMES; its clear that YOU DONT GET IT ( in this context get it means you will never understand, btw)  AND NEVER WILL. ( btw, I've yet to receive the courtesy of a return call, despite having left a number of messages, from the owner to discuss this matter further)

            MCHOMES deserves a rating of 1/10.

            On May 12, 2023 a text was sent to our Property Manager ******************************* to contact our cleaning company ************ Cleaning and Concierge. ****************** was asked to please communicate with the company to clean our pool deck, pool lounge chairs, and also clean the dumpster enclosures. On May 15, 2023 another message was sent to ****************** requesting to ask the cleaning company to clean the Clubhouse and the restroom because one of our homeowners rented the room for a function. These requests were made just before the president of the ***** of ********* went on vacation. When the ***** member returned from vacation the property was in worse shape than before, and also found out that the homeowner who rented the clubhouse requested for her rental fee be returned, because the place was not cleaned prior to use. On May 30, 2023 president of the Association spoke to ****************** and requested for her to call ************ Cleaning and Concierge to let the company know that as of June 1, 2023 their service here were no loner required. ****************** never communicated any of the requests and the cleaning company showed up the first week in June. In the meantime we have a new management company. ************ Cleaning and Concierge sent us an invoice for $175.00 for the one time visit in June. We feel ****************** did not do her managerial duties. Not communicating with the vendor cost our Association $200.00.

            Please see all the communication from May 15th on to June 5th, I can do more, but unfortunately your system does not allow it.  Since our conversation with the vendor on May 12th, 2023 will be hear say, I will not go back and forth.  Please see attached pictures of the text messages from ******** from May 15th to June 5th.  First, a vendor under contract, is never provided a one day notice and I would have suggested for them to contact their legal counsel.  Again, hearsay since ******** was obviously communicating with *************************** through text message, it's unclear why that would be the only phone call.  Never, in all the text messages received was there to provide final notice to this company. In addition, you can see through the text messages, that we let them know we had no access.  We would let the vendor know that they had to contact another board member: ****************************  We were never informed that such contact had not been made.  Poor communication from the board to their management company does not constitute our responsibility.

            In a board meeting all that was requested was that we provide them with notice that their services were not meeting expectation.  In addition, ******** met with the vendor and the prior President of the board ************************* after this date, which the vendor instead of wanting to continue his services, felt nothing was going to make this new board happy and resigned.

            Whisper Wood owes MC Homes, the last invoice of stamps, mailouts, etc., that they are contractually obligated, and we as of yet have received it.

            MC Homes response did not make any sense.

            MC Homes did not tell the vendor to do a better job. When the vendor's work did not improve, MC Homes did not let the vendor know that his service was no longer needed.

            MC Homes can not have it both ways, on one hand  they claim that they were not told, or claim "bad communication", and on the other hand supply us with names of other cleaning services. This was specifically mentioned in one of the exhibits supplied by MC Homes, ******************* was one of the names that were given to us by MC Homes.

            Rejection response does not make any sense.  I sent the text message history showing the frequency in text messages and no mention of the cleaning.  When the new board took over in April, their first meeting was *** 8th.  The cleaning service was not part of the agenda, however, at the end of that meeting, it was requested to let the cleaning company & landscaping company know they were not satisfied with their services.  I set up appointments to receive quotes of both services.  They kept the landscapers and had a meeting with the cleaning company on June 26th.  I was not provided with the Agendas or invited to any other meetings, however, to my knowledge is that the cleaning vendor at the June 26th meeting he had with board members and another resident, decided that he no longer wanted to stay with the cleaning account.  I do not know what was spoken of other than what the vendor has shared.  Whisper Wood Townhomes Condominium owes for services the vendor was contractually obligated to do.

            Once again, ****************** was told to communicate with the vendor on two different occasions. Yes, we did meet with ************ Cleaning and Concierge in June. This was at the request of the vendor. At this particular meeting we were told by ******************, who is the owner of the company, that he was never contacted by ****************** to let him know that we were not happy with his service performance. We know that ****************** did not contact him in May, because the grounds looked twice as bad when I returned from a trip. ****************** also had  an opportunity to contact the vendor after she was asked  by our Vice President to return the clubhouse rental fee to a homeowner. The cleaning service did not do their duties, and the homeowner had to clean the clubhouse as well as the washroom prior the function. ******************' contractual duties were to speak with our vendors when the service is not up to par. As a property manager ****************** should have also come to our property for a walk through, for an inspection, when the first complaint about the cleaning service was placed in May. ****************** was paid for by all the homeowners of Whisper Wood Townhomes to do her managerial duties, which in this case were not performed.

            MC Homes runs my HOA at the address listed on this complaint. I own and live here full time. We recently had a new roof put on by Anchor Roofing. There was an accident where the roofers had the roof off and it rained inside our places, flooding them out. MC Homes as the management company was there when it first happened and trusted the roofer to do the remodeling and fixing. I find it weird that Mc Homes did not, in the best interest of their clients immediately stop all work to get someone from the city or an engineer to assess the damage. Isnt that what an HOA ****************** is suppose to do? . I was told to stay out until all was fixed by the roofers which was 17 days. Long story short, Anchor Roofing stopped talking to me few weeks ago about coming over to fix their terrible job. Anchor roofing told me to go thru MC Homes from now on and I have been keeping them abreast of on-going issues by email and phone. The problem is MC Homes sent over their own inspector that works for them named ***** to assess the damage. She came and seemed unconcerned with all and just said it was cosmetic. She kept cutting me off and told me to calm down, brow-beating me even telling me to have a glass of wine. Funny that this ***** who works for MC Homes also owns the supposed drywall company that got the contract from MC Homes to fix my place. ****** company is called EDecor but when I tried to look it up online, I found nothing. I find it an extreme conflict of interest that MC Homes own inspector is the company. Is this even legal. When I asked for EDecors licenses, MC Homes never responded. When I asked for the roofers insurance and licenses they never responded Since ***** came over, the manager **** and then the owner ****** have not replied to one of my urgent emails even though I am also sending them time stamped emails with pictures showing my ceiling actively cracking. MC Homes also let my roof leak over a year before the roof was replaced. It kept leaking in my bedroom at lest 4 times. MC Homes had Anchor tar the roof each time but refused to come fix my ceiling bc they said it was inside and this my responsibility. But the rain is from outside and I cannot control the crappy roof nor weather. And I cannot have my own workers do such work as I need approval and can hurt the structure of the building. I have condo insurance C I think its called and it will only pay for things from the inside like fire. I lived under those mildew stains coughing and hacking until I had to start sleeping on my couch instead because of my asthma. I pay MC homes over $400 a month but get little in return. My place is failing apart since the roof accident and replacement and they dont care. MC Homes stuck up for the roofers and their bad luck and bad way. But what about by bad way?I decided to reach out to my HOA board members instead and they came over yesterday to assess the damage to my condo. The president ***** is a landlord at this complex and is a very good friend of the owner of MC Homes, ******. ***** immediately walked in and accused me of having unpermitted work done on my place and that is why it is falling. She accused me of not noticing the ceiling and spots before and that they were already there. She was a pit bull almost like working defense for her friend at MC Homes. She berated me and anything that I said was put down as wrong by her. Its like this ***** is ******* surrogate which is weird because the board is suppose to work for the owners not the management. There are also very shady things going on with our finances here where at the last minute we had to get a loan for the ** or something because some owners, could not afford new ones. MC Homes financial docs, meetings and voting on said things is extremely unprofessional, bordering on lazy, criminal. I dont trust this company and yet am stuck with them now bc I cannot sell my place, it is worthless. This whole company seems inbred with the board and anchor roofing. I find it very weird since I moved here that MC Homes kept sending me forms for proxy votes when I said that I would be at the meeting. They said that if they did not get enough proxy votes they would cancel the meetings and they did. Proxy is suppose to be for people that cannot go. There are several landlords that have multiple condos at this place and they out vote us owners every time. It is very interesting to me that the landlord units that were effected by the anchor roofing accident all have best fixes or were told to send all their receipts to MC Homes. When I email MC Homes about the fact the roofers left me with a $300+ electric bill and I was not even home for the summer. I get no response. It is interesting to me that landlords with renters here for all new Sheetrock, drywall and totally remodeled while I for a chop shop job that is now sagging, mildewing, and cracking among other things. I might have been the least affected by this flood but my beams were the most flooded the whole year before and during hurricane Ian.I dont understand how all of us affected by the same roofing accident/flood are not being giving equitable time, energy, $$$ and fixes. Why do I get no reimbursement, the worst almost maliciously incompetent fix and all the landlords have like these brand new places.? What is the process for MC Hones to help their owners? How come I am not getting any emails back yet others are told to send receipts? Is it that they dont care about owners who live on site but cater to landlord friends and renters because they make more money? I am trying to figure out why I am getting no help. The worst part is my place was on the market up until this flood and had to be taking off indefinitely. My realtor said that we cannot sell it for the $275k listing price like this as other realtors will steer their clients away bc my ceilings are sagged, cracked and ******** out. There are also spider web sags and the ** was molded out by the roofers and MC Homes refuses to acknowledge my claim that it need to be fixed. I am very concerned about the fact that MC homes owner ****** and the President of my Board ***** treat me so disrespectfully. I am very concerned bc ***** told me she has talked to ****** and then went into this tirade about my remodel that I bought remodeled had no permits and that is what caused my ceiling to sag. Funny since I was calling out their roofers for not having the right permits and now I am being called out for the same. Its funny that its like Mc Homes told the president of my board things to say. How would she know that? And is it even true? I was accused of doing the illegal work and I was like here is the original listing from when I bought showing the remodel. Mc Homes needs to stop ghosting me. I am meeting my lawyer with my realtor soon. I feel like MC Homes and my board are going to keep me hanging. As I need approval to bring my own GC yet they will accuse him of hurting the building . I am really in a pickle and MC Homes seems to not care about my living situation, my health and my property. Every day they dont respond, my place gets wetter, saggier and my health gets worse bc of the mold in the **. I pay them every month still so I need some love too not just the slumlords. I have paid them over 12000$ in maintenance dues the last 2 years and 8 months. And what do I get? I had to sleep under a moldy and mildewed ceiling that they refused to repair. And now I have to live under a c*** roof accident where my place got wet and was patched up terribly. And when I ask them for real help, they send amateurs then ghosted me going on 10 days now please help the little guy 22 years in teacher who cant believe that MC Homes is discriminating against me? Why?

            MC Homes is the managing company, we have responded several times to the owner that this is considered an insurable event. She needs to contact her insurance company which will subrogate against the roofers insurance company.  ************* members, MC Homes and a third party have all responded.  We are not in any way protecting the vendor, however, this issue is between the contractor and the owner.  ********************* members that went to her unit and met with her did not visually see a problem that would cause health problems.

            I found out yesterday from going down to the ******************* permit office that Mc homes *********************, did not do their due diligence and make sure permits were gotten on each building. They were suppose get a separate permit for each building when each building has a different address. There is no roofing permit for my building A at the city.

            So any work done by the unpermitted anchor roofers is now the responsibility of MC Homes. And any bad things that happened from anchor roofing like a flood or any inside work done by anchor with out permits now becomes the responsibility of Mc homes to rectify and bring into compliance so our building and my unit can pass city inspection. It is there responsibility to get this city paperwork in order and they did not. That is what I pay them for. They also have commercial insurance and were browbeating me into going to my citizen to file a claim which I did not. I mean what would I say? A storm came into my place worked on my place terribly then used my own paint to hide the fraudulent evidence? They also got no permits for any electrical.

            They are so corrupt and working in cahoots with our board and anchor roofing to pull the wool over the owners eyes. They are not transparent and do not work in the best interests of their owner clients that pay them but for their friends  on the take of all our good money  

             Mc homes and our board at the last minute got a loan with our dues that was done at the last minute and seems to be illegal  I would also like you to look into the finances of Northeast Gardens HOA. They are all on the take!

            MC Homes work under the strict direction of the board and complies with the board's request.  

            Each building did get a permit.  I am not sure who provided wrongful information, please see attached the final roof inspection.  In addition per ******************* rules, the permits were posted in each building.

            Concerning the loan, the board of directors post the meetings as per ** Statute, 48 hours prior to holding the meeting.  Several owners attended the multiple meetings that took place prior to obtaining the loan. 

            Concerning the documents request to inspect financial status of the association, all she has to do is a document request, by submitting a certified letter specifying what documents she would like to inspect.

            I bought this condo on 3/21/23. I had and interview with ******************* ***, as part of the application process. I was told that the water line was being replaced because of a main break. He said there would be 6 or 7 holes above the kitchen sink, bathroom and water heater. I gave **** the key to my unit, trusting this would be a minor job.**** lied to me. There 11 huge holes in the ceiling and WALLS. After driving 3 days with all my belongings back to my new apartment, I can not even stay in it. I have seizures, and being in that apartment with the dust from drywall cutting is bringing on my seizures.There was nothing wrong with the water lines in my apartment. I had an inspection by a professional when I purchased the place. Red Flag hone inspection, nothing was broken, my pipes were sound!I will be putting my things in storage and staying in a hotel until this can be cleaned up.I want my apartment ceiling and walls fixed!Unacceptable!
