    This business is rather mismanaged.The Website and all advertisements broadcast handicap accessability despite the elevators being broken at least once a week meaning anyone with difficulties on stairs would be unable to leave/enter their upper floor unit.Trash is mishandled and regularly overflowering by the compactor or even not picked up in the first place and left to sit overnight in the Florida humidity and high temperature.This may lead to the next issue; A clear building wide ***** infestation that the property manager refusing to believe and engage in any attempt to fix. The pest control company regularly lies about having visited units they did not. The property manager even demanded to inspect my unit in an attempt to blame the roaches on me and my wife's living habits despite the fact we rarely even have food in the *** due to knowing it would become contaminated.Furthermore my wife has had to use offsite gyms rather than be harrassed and watched by the male staff when using the neighborhoods facilities.Terrible place to live.

    Thank you for your feedback. I would like to address your concerns and provide some clarifications:

    Elevator Service: The elevators in our community are rarely out of service. On the rare occasions when they are temporarily down due to issues beyond simple debris or a door being propped open, we immediately contact the servicing company to schedule repairs. While delays in obtaining necessary parts can sometimes occur, this is unfortunately out of our control.

    Trash Collection: We have a valet trash service that operates five days a week. Additionally, our service team ensures the trash compactor area is cleaned daily. While there may occasionally be trash bags placed on the floor near the compactor by residents, we promptly address and remove any trash, either during office hours or first thing the following morning if it occurs after hours.

    Pest Control: There has been no evidence of an infestation in the building or in your apartment. I want to clarify that I never demanded to inspect your unit, but rather cordially asked if we could conduct an inspection, which you kindly agreed to. I always strive to identify the root cause of any pest concerns, as sometimes external factors may bring bugs into an apartment without the resident's awareness. During the inspection, which was conducted with you present to avoid any misunderstandings, we thoroughly checked all areas of your apartment, including the kitchen cabinets, behind appliances, bedrooms, bathrooms, living and dining areas, and the patio. No signs of roaches or other pests were found. As I mentioned during our visit, it is not uncommon to occasionally see insects in ******* due to the climate. To address any concerns, we have partnered with ***** for regular pest control services. I also encouraged you and your wife to contact me immediately if you noticed any pests in the future, and I would be happy to stop by personally to collect the specimen and have it evaluated by the pest control experts. Since that time, we have not received any further reports of pest issues from you.

    Security and Staff Concerns: Regarding your recent concern about staff behavior, I want to assure you that our team is always respectful and courteous to all residents. Our staff members are in the common areas only when necessary, such as when using the restroom or addressing maintenance issues. If you feel there is an issue that requires further investigation, we are more than happy to review the security footage, as the gym area you mentioned is monitored by cameras.

    Im compelled to share my deeply disappointing experience with Bainbridge Apartments due to repeated unauthorized entries, violation of privacy, and significant health concerns caused by mismanagement.Between May and October, maintenance staff entered my apartment without my permission on four occasions. In the most recent instance, they entered while my son was home alone, which is especially alarming and a clear violation of resident privacy policies. In July, a pest control service entered my unit without notice or request, spraying chemicals that caused a severe reaction in my son, who has asthma and severe allergies. These actions violated Florida tenant laws, which require prior notice for non-emergency entries, and put my familys safety and health at serious risk.I have attempted to address these issues directly with Bainbridge Corporate but received only a dismissive email from the property manager, rather than a formal response. Its clear that these problems stem from a lack of effective management, compounded by frequent maintenance staff turnover, ongoing security issues (such as the broken entry gate), and a lack of communication or respect for resident concerns.Given the severity of these incidents, I have requested an early lease termination without penalty, as the decision to leave is a direct result of the communitys mismanagement. My experience at Bainbridge has left me feeling unsafe and unsupported in my own home, which is unacceptable for any resident.I hope this review encourages Bainbridge Corporate to take meaningful action and prevent other residents from facing similar hardships.

    I want to warn others about a concerning business practice. At Preserve at *********, the property manager, ******, added my electronic signature to a document I never signed to evict me. He also altered the filing date from the 15th to the 10th. I plan to gather all my facts and then file a lawsuit and an *** report for investigation.FYI:Keep in mind I lived her for a year and a half. I know when the date of filing is.

    During my stay at Bainbridge Bayview the property initially appeared promising, several internal issues have significantly impacted my experience here. To start with, the trash management system is severely lacking. The dumpsters are often overflowing, and the trash frequently spills into the surrounding areas, creating an unsightly and unsanitary environment. Additionally, the daybeds in the pool area are perpetually dirty, and its clear that routine cleaning is not a priority.One of the more distressing issues is the frequent presence of dogs urinating in the elevators. The perimeter access control system has multiple flaws, with broken gates that allow unauthorized individuals to enter the property freely. The towing policy is excessively stringent; vehicles are towed without adequate warning. This aggressive policy creates a sense of constant stress among residents about the potential for towing. The malfunctioning doors around the complex have been a significant issue. Many residents have been locked out, and unfortunately, I suffered a broken finger and a nail removed due to a malfunctioning door. I work in IT and this has impacted my owrk life and the healing process will continue for the next 8mths. In response, managements solution was to tape the doors down, which is both a temporary fix and a sign of negligence. The most recent incident highlighted the severity of these issues. Someone gained access through an unlocked door and ran throughout the building, ultimately accosting a couple. Thankfully, the perpetrator was apprehended, but this event underscores the dangerous security lapses present here. In summary, while Bainbridge Bayview may look appealing at first glance, the persistent issues with trash management, unsanitary conditions, inadequate security, and ineffective maintenance overshadow its potential.

    I have signed contract with the Management company that my Break lease fee is 2x monthly rent in case I have to leave early.In this case I made a written agreement with management to leave early.My issues were safety and noise at the complex.I am now being told that I am going to owe them $24,000 If I don't pay my break lease fee By the end of the day.This was not in my contract,and never agreed to.I have a Written agreement From ********************* the Property Manager.I also have a signed lease with an agreed and signed 2x rent to break the lease.Bainbridge Management are Frauds.***************************** Bainbridge Bayview Apt 1230

    Currently live in their complex in Annapolis, MD and seeking a new living situation due to how horrendous this complex is managed. I spend an excessive amount for a water view that is tarnished by what bainbridge allows to happen here. In the unit next me there are 10 adults males living in the unit, other neighbors around me blast music and sing with a microphone to all hours of the night. I cannot even enjoy a walk along the water because families will block the sidewalk fishing and proceed to leave behind fishing wire with hooks attached and open containers creating a safety hazard for children and pets. The buildings are supposed to be secure needing a fob to gain access yet we have about 20 people that are not on a lease living in the building that will prop the doors open at all hours or break them open to gain access, subleasing is a HUGE issue. All inspections on community property have lapsed, an example is the elevator hence it’s always broken and never in working order. To top it all off heaven forbid you try to reach out to management with any complaint because you will not get a response. Even if you go into the office in person you are met by employees sitting on theirs phones taking 10 minutes to even acknowledge your presence to then be rude and unhelpful when you try to get a resolution. Please do you research on this place before moving here and honestly there are must better living options near by for the same price with less issues!

    They kept my deposit and stopped communicating with me. I have never been treated so badly by LOW CLASS STAFF!!! Read the reviews ever and dont move here. Its a sham. We got second hand smoke exposure for two years! I could go on and on and on. I moved my family out of this place.

    I have been a resident at ************* in ********* ** since May 2022. Since then our experience has declined, there have been multiple maintenance members and managers. Some examples of shortcomings: We have submitted work orders that are almost instantly marked as done even though no one came out to fix the issue. The office staff has misplaced our rental payments (money orders) or the payment is not accurately applied to our account. Regular pest control is needed because spiders and roaches are very prevalent. Several instances of lost packages which is a shared responsibility with *****. I reached out to the support line when my package was marked as delivered, but I did not receive a code. ***** said I wasnt listed as a resident of the property.We went almost three months without a fully functioning stove. We submitted a work order, maintenance said they had to order a part. We never heard back until I called and they said a replacement stove would be delivered soon. We have shown them a lot of ***** despite their shortcomings. Most recently, we were awaken during the night by water leaking from the smoke detector. I understand things happen in apartment living. However, Bainbridges lack of professionalism, transparent communication, and follow through are inexcusable. The contractors did not clean up after themselves. The manager told me that the contractors were men, so they may not have noticed the mess. The regional said maintenance did not know the carpet was wet the night of the incident which is absolutely untrue because maintenance told us that night the contractors would be out the next day to dry the carpet. This was ONE of the half truths regional included in his response email. About a week after the incident, maintenance came out to spray paint the ceiling from the water damage. All of the hard surfaces and electronic devices in our office were covered in white residue from the paint.I would not recommend Bainbridge.

    Im a resident at ******************* and the management is terrible. The property is slowly deteriorating due to lack of care. The grass is overgrown with snakes, roaches in the hallways, no one answered the phone and brainbridge is the corporate office and they allow this. If this issue is not resolved I will not be renewing my lease. The office staff is rude and they do not want to work. They just want to sit all day. **************** is lying about communicating with residents and the manager doesnt seem to care. Why would you hire her?!?

To address some of the issues with pest control and lawn care, our pest control company has come out on several occasions regarding snakes in the grass and roaches in the hallways and they treated the areas you identified but have yet to site anything. The grass and lawn care are completed on a weekly basis; we are working on improvements to get our general appeal of our landscaping up to expectation as we know this is important. 

    As relayed to you we do not provide contact information to our residents to address their concerns with our vendors as our office handles all communication for the property however, we will keep an eye on these items you addressed.

    We apologize that your impression is that our maintenance and office teams do not care however, it is our top priority to help our residents. Our community manager spoke with you the day you addressed these concerns, acted on an action plan to fix them, and ensured that your service request would be taken care of during the date you provided.
