Horrible customer service and even worse company to go through for any kind of support with an HVAC system. Very predatory and goes above and beyond to harass and threaten their customers. DO NOT use Microf. What you are told you will pay versus what you actually end up paying are 2 very different dollar amounts.Microf LLC Response

**. *******, thank you for your feedback. We dispute your claims that we are predatory and harass or threaten our customers. On 05/18/20** you applied for a lease purchase transaction with us. Microf provides required financial disclosures multiple times during the application and approval process, both within the application and in writing on our tag disclosure and lease purchase agreement that you signed electronically before the HVAC installation took place. We have made multiple attempts to reach you to discuss your Microf account but have not heard from you. At any time, you can terminate the lease without penalty by making the leased HVAC equipment available for pickup and paying any past due amount owed at that time. The company does not show the balance of your loan on their website so the only way to check your balance is to call. That seems unusual but then when I paid the loan off. You don’t get a receipt to reflect that the loan is paid in full. . Just an invoice that shows what was paid. I called to request anything to show this and all the rep can say is that it will take 30 days. I feel like there is a dishonest reason that they are trying to be so un transparent about their loans and the balance/ fees. The representative was unwilling to offer any other help or support other than that canned statement. I would not use them again or recommend to anyone.Microf LLC Response

**. *******, thank you for your feedback. Please note that our lease-purchase transaction is not financing or a loan. The reason we do not provide a remaining balance on the statement is because ownership of the leased equipment is optional, and you have the ability to terminate at any time without penalty. We also offer early purchase option quotes upon request by phone or email. Once we receive the early purchase option payment or the final renewal payment for the account, it may take up to 30 days for us to make sure the payment clears the bank (if paid by check), provide account closure documents, and file the UCC termination in the county real estate records. We are happy to report that your final payment has cleared the bank and your ownership document was emailed to your email on file 09/**/2024. The worst company ever. The expectation is that I will pay for equipment that doesn't work and they refuse to fix. Use another company. Do not use Microf or you'll be sorry.Microf LLC Response

Alternatively, you can terminate your lease without penalty by making the leased equipment available to us for pick up and paying any past due amount owed as of the date of termination. I wasn't aware that I was in a lease to own contract until after the hvac installation in my home. For the 1st few payments I doubled my payments until I realized that my balance did not effect a reduced payoff. Long story short I'm paying twice $22k for a $10k dollar unit because of debt to income ratio which actually causes my debt to increase twice for only one hvac unit. Besides that my account or payment history with microf has no impact on my credit score because it doesn't appear on my credit report which I do not understand. I would strongly urge consumers to be careful when your under the gun and desperate for resolution.Microf LLC Response

We provide the following information in response to your concern regarding being unaware that you were entering a lease to own contract until after the HVAC equipment was installed in your home: Our online application is identified as a Lease Purchase Application and during the application process, we provide on-screen information identifying the transaction as a lease purchase option different than financing and we display offer details including the lease amount, monthly payment, months to own, retail (cash) price, capitalized cost reduction, cost of lease services, and total cost to own. Also, we conducted a telephone interview with you and verified on the call recording that our representative identified the transaction being offered to you as lease-to-own, not traditional financing, and we provided the written agreement for review and signature electronically, which clearly stated the transaction and all terms and conditions. All four of the items above occurred before we authorized the HVAC contractor to perform the installation. We provide the following information for your concern regarding your Microf account and payment history having no impact on your credit score and not appearing on your credit report: Microf did not make a hard inquiry of your FICO score and consumer report information from *******, **********, or ********, so we did not report account and payment history information to them. We used information obtained from nontraditional consumer reporting agencies to make approval decisions and Microf reports certain account information as required by them. Microf is a savior for me and so many HVAC contractors across the country in helping their homeowners with less than perfect credit, to acquire heating & air conditioning systems. When your HVAC system is down, and the temperatures are dropping, the last thing you want to hear is, "your credit score is too low to receive financing". Well, Microf doesn't perform credit checks, and more homeowners can get approved for their alternative financing program than typical prime or near prime lenders. I have paid twice as much as I agreed to they keep adding charges after charges I’ve been paying on a high interest loan for like 6 years and once I asked what was my balance they said $1500 I paid it four months later more bills saying I owe another $2000.00Microf LLC Response

we have been trying to get in touch with Microf to get a statement and for some reason we haven't been successful only to find out we have lien on our house. we have been paying every month and never missed a payment. PLEASE read reviews before dealing with this company. they will put a lien on your house when you obtain a loan from them and you will not know it untill you apply for a loan and it will stay there even if you pay on time . they will not remove it until you pay them off and then it will take at least 15 days PLEASE STAY AWAY FROM THIS COMPANY. **. ********, thank you for your feedback. We reached out to you in an attempt to discuss your concerns further, but we have not heard back from you. Your Microf account is a lease-purchase or rent-to-own transaction rather than financing. We retain ownership of the leased property (the HVAC equipment) until the terms and conditions of the written agreement are satisfied, then we transfer ownership of the leased property to you. This information is disclosed in our application process, in our telephone interview, and in our written agreement.
Microf files a UCC1 in public records to document that the leased property is owned by us. Further, written on the face of the UCC1 document is that the filing only covers the leased property and is only for informational purposes. An applicant's authorization for Microf to file the UCC1 is included in the written agreement, and, during our telephone interview, we encourage applicants to read the agreement in its entirety before signing it and to contact us with any questions or concerns. Microf has worked with many customers, as well as their title companies and mortgage companies, to subordinate our UCC1 for refinancing requests. When selling your home, Microf does require payment of the early purchase option price provided for in your agreement to release the UCC1.

I called today to payoff my loan and was told they would notify me by email in 3 to 4 days. They asked my account number but couldn't give me a payoff. They only send u a payment receipt each month never the remaining balance. When you long in your online account the same no balance. Everyone has a right to know what the balance is on a loan your paying.Microf LLC Response

I can't wait to be done with Microf! I have asked for my balance several times and have not heard back. They send a "third notice" of payment due on the first of the month when my payment is due on the first of the month! How is that a third notice? There is no way to access your payment history or balance online and requests for the information go unanswered. I think it is a ploy so that they collect as much interest as possible. I hope I NEVER need to use them again. They send multiple messages for an on-time payment due but NOTHING when you ask for a balance or account history.Microf LLC Response

You requested a copy of your written lease purchase agreement on 09/**/2021 and it was mailed to you on that day, and we also emailed you an early purchase option quote on 09/**/2021. You notified us of trouble accessing your invoice on 12/**/2021 and we called to assist you on 12/**/2021 and left you a voicemail. Our customer portal provides you with access to recent payment history (previous 18 months) and notifies you when a new invoice is available, when a payment is coming due soon, and on your invoice due date if payment has not been received. We received your review on 03/**/2022 and we emailed you an early purchase option quote and full transaction history on 03/**/2022. You may request these items any time in the future by emailing your request to ******************* and we will fulfill your request typically within 3 business days.
