This company is atrocious. This serves as a 0 star review. Maintenance discrepancies;-maintenance came to fix a water filter in our fridge, an entire day after the set time they were supposed to come, and locked our cats away in our bedroom away from their food, water, and litter box and left without letting them back out. They were stuck inside our room for 3 days without food water or the litterbox as we went out of town that same morning, and were not expecting them to come as they didn't reach out to us or anything saying they rescheduled.-We had a wet wall in our kitchen that began leaking at the baseboards, ruining them and some flooring, maintenance came and fixed the baseboard and floor, they never even checked for leaks in the wall, just patched up the floor and baseboards and left.-We have been trying to get our fridge fixed for 2 years now, as the "new" one the unit came with couldn't make ice, water was always nasty, and the water filters always needed to be replaced is what we have been told. Were promised by the former property manger we would get the same one that's in the club house since we have a upgraded unit, but NOW we are being told there's actually 2 types of renovated units, one with all whirlpool appliances, and some with ******* and we get the whirlpool appliances, even though our microwave and oven are both *******. This I believe was a genuine lie. Not to mention they just tried to give us a half sized whirlpool with rust stains in hopes we'd stop asking. -Maintenance refuses to ever be on time, so you are forced to lock up all animals all day in case they randomly show up, which they like to do when you aren't home. -Our AC unit has leaked water for years now, to which we were told they cant fix, and we should put a bowl under the leak as their genius fix.There is SO SO SO much more that i cant say because of the character limit, but id love to speak with someone higher than the property manger. If I could give a lower rating I would. Things had not always been this way. My apartments ********** in the Park was taken over by Cortland within the last 3 year and they are just a low vibrational company here in ******Recently January 2024 I complained to the apartments about all the violent dogs beginning to move into the apartments. One young man in particular with a pitbull who seem to not have the ability to handle the dog very well and I also had conversations with the young man that his dog seemed agitated when he saw smaller dogs. My worst nightmare came true when the dog was able to go under the gate of the property dog park, attack me and my puppy right as the office Leasing Consultant ******* **** as she was driving by, she did not stop, continued on like she did not see the attack. I immediately went to the office after the attack and she still sat there like nothing happened. I have written emails with no response and they have failed to keep me and my puppy safe after 6 years of living in my apartment. To date they still have not responded. The promised residents upgrades and the residents didn't have to move or do anything extra, THEY LIED. They said the dog park was getting updated, THEY LIED. They rigged the fence with zip ties facing inward; which is a safety risk for dogs. I went into the office in person spoke to ******* again, because of course the manager was in a meeting and she was certain that they never received the emails I sent...BUT they had received my email to vacate their property. This company is a horrible property manager and their staff are unable to communicate effectively. They are unable to maintain residents safety due to their lack luster response, ineffective communication and inability to connect with their residents.Cortland Response

I have been trying to reach Cortland office multiple times in regards to refund of my rental deposit. I vacated on the first week of July 2024 and it has been three months since I have been trying to reach them. The local office says they are middlemen and cannot resolve this; however the head office in ******* is yet to issue the deposit. There is tremendous amount of frustration , waste of time and resources, trying to reach them. It is sad that they put good customers through this ordeal.Review from Savannah H

Cortland *********** is absolute trash. They will put all of these random extra charges on your rent. If you are a tad late they threaten you with eviction right away and expect you to get out in a ******* bathroom ceiling was leaking and they came in and tore it up leaving drywall dust EVERYWHERE. They didnt even bother patching it back up. I had a huge hole in my ceiling for close to 3 months. It created mold and I got extremely sick from it leading to me getting pneumonia. Theres a sinkhole about knee deep right now behind one of the buildings that they just threw a brick in and called it good. The stairs are rusted and falling apart, and theyre just painting over the rust.The pool is constantly closed for maintenance and repairs.They pick and choose who to harass about the policies here.Your packages will get stolen, your cars will be broken into more than once, and they will not do a single thing about it.Ridiculously overpriced. This place is an absolute nightmare. All month long we have heard as long as you get the payment in by the end of the month and communicate with us which we did, got the payment and went to pay before the month was out and they DENIED our payment and would not let us pay. Now they are forcing us to wait until the 1st of this next month to try to pay, but because its the new month they expect $5000 to cover the month I was trying to pay (that they denied) and next months rent. They are 130% s******* over tenants to get more money out of you. I have never dealt with anyone so rude in my entire life. As soon as I ask to see the eviction paperwork filed with the court they ignore me and start getting snippy and then later admit to me that they never filed it, yet demanded we vacate anyways? I have asked multiple times for a reason as to WHY they wouldnt accept the payment and they couldnt even give me an answer. What they are doing is crazy and they know it. These people are sketchy. My experience during the application process with The View at TPC, formerly known as Cortland View at ***, located at ************************************ was not pleasant. I experienced poor communication throughout the entire application process. I dealt with staff ****, ****** *******, and site mgr. Gabby. Aspects of the process were misleading. Fees associated with the app seemed to vary depending on how the app was submitted. When applying online, it was stated that a $50 non-refundable application fee & $150 non-refundable admin fee would be required. During this visit, I pointed out to **** that the paper application only mentioned a $50 application fee and didn't specify the $150 admin fee, nor did it indicate that the sec dep would be due at the time of app. **** stated this was incorrect, and I would need to provide a cashier's check for the $50 application fee, the $150 admin fee, and a $565 cashier's check for the sec deposit. I was told that if all three payments weren't provided with the paper application, it wouldn't be accepted. Initially, in a prior conversation, ****** ******* stated if my application were denied, the sec dep would be refunded immediately. The following day, I receive an email and a phone call from ******, stating the application had been denied due to not meeting the 3 times earned income requirement. I inquired about the best time to pick up the cashier's check for the sec deposit. ****** informed me that I would receive the check within 30 to 45 via mail. I stated to her that this was not my understanding based upon our previous conversations. This crucial information wasn't disclosed prior to completing the application. I believe this practice of withholding funds that are due to potential applicants is unethical. This information should've been made clear from the onset. I wouldn't recommend this property to anyone and would urge future applicants to be cautious and ensure they are fully informed before proceeding.Review from Mallory C

I lived at Cortland *************** for 2.5 years, and in that time, I experienced the worst management and living conditions ever.The maintenance in this building is abysmal. I submitted countless requests, many of which took weeks to be addressed, if they were addressed at all.The gym was supposed to be secure, but the locks were constantly broken. One morning, while I was working out, a homeless man on drugs wandered in, acting erratically. This wasnt an isolated incident homeless people were frequently on the property, doing drugs, lying on the ground, or using the bathroom. I found needles and blood in the bathroom closest to the gym.My rent increased every year, starting at $1,618 and eventually reaching $1,987, while the apartments condition only worsened. Utilities were another major issue what was originally around $125 a month suddenly spiked to roughly $500 in the last two months of my lease. Despite repeated inquiries, no one provided an explanation.After leaving the apartment, I was slapped with charges I didnt agree with, and my $800 deposit was reduced to a $6 refund. When I asked for an explanation or proof, I was completely ignored. A month later, I was told I would get an email with pictures of proof. Its been 3 months now, and Im still waiting.Water damage was constant, with fans left running in the hallways for weeks. The treadmill in the gym was perpetually broken, and despite promises to fix it, nothing was done. The blinds in my apartment were taped up and barely holding on when I moved in a clear indication they didnt care about preparing the apartment.The hallway outside my apartment was once filled with carbon monoxide from hired carpet cleaners, and no one bothered to check if the tenants, including my cat and me, were still inside. Both of us got sick, and yet, management never followed up or informed anyone in the building about what happened. This level of negligence is unacceptable and dangerous.Review from Candace P

I am more than happy to report Cortland Avion Shadow Creek because they have screwed me over into paying extra charges that I had no knowledge of! once I paid the final rent upon the end of my lease! I have lived there for 3 years since January 2021 and I just moved out on 7/1/24. back in March 2024 I provided management with typed up documentation of a move out notice which they approved and signatures were obtained on those forms. I paid the final month of rent and that was final. Lastly, I finally moved out on 7/1/24 and turned in all my keys to office management. Then I find out I have a final account statement with ridiculous charges for utilities, which should have been included in the final payment that I made. I feel like this is unfair! i keep a record of all of my receipts and after I made the final payment we had a ZERO balance! Just a heads up before you move out, please make sure they include all charges instead of misleading you to think what you pay is the final payment!Review from Valerie B

Nightmare on ***************************** (part 3). Please, read reviews from 2023 and 2022 because the renewal process is as unethical this year as the previous 2 years. If it wasn't for the safe location, gorgeous apartments, and stunning views, I would run faster and further than Forest Gump to escape Cortland. I genuinely believed that a new year with new employees would make a difference, especially since I have already invested $120,000 over the years in rent into the Cortland coffers. There are more ghosts in the Management and the leasing offices than Disneyland's Haunted Mansion because you can't find anyone to talk to, emails are returned without a signature/name (just "Cortland") and all three of my schedules Zoom calls have been "ghosted." Seriously, *********************** should write a song about these folks and how it breaks my heart to be neglected despite all the emotional and financial energy I invest. Here's the problem: My current apartment has dismal cell phone service due to the building structure (according to Xfinity), so I wanted to move to a different apartment. In their word game magic, which also happened in 2022 and 2023, they use the word "transfer" so you don't get "new applicant" 6 weeks free. Deceptive advertising, but I can accept it. New year- new word game. Now, I am a "transfering new applicant" which basically means Cortland can double-dip on fees. I am neither a new or a previous tenant. Maybe I am an invisible piggy bank because that's how they treat me. I neither get the benefit of 6 weeks free as a "new applicant" nor the discounted "transfer fee" BUT I am forced to pay $1165 for changing apartments. I have made 18 phone calls, 31 emails, and 3 no-show Zoom calls. Hey, this is better than last year (check out my previous review of Cortland), so maybe I should be happy like an abused kitten begging for a warm, safe place to stay. Show lessReview from Nazie S

Awful place! DO NOT LEASE HERE!For 10 days I have been trying to reach someone in the ************** and also the Concierge Desk at different times of the day, and I always get a recording that no one is available to answer the phone. I have left several messages with not one reply! This place loses packages delivered all the time. I don't know if they are stealing packages or what, but the customer service is awful, and I would never stay here. BEWARE!Review from Vianelsa C

I applied to this home in February ************************************************************************************* July 2024 . They sent me multiple bad checks, the second check they sent bounced and caused me to be overdraft 250$ . At the time i was facing homelessness and i cannot believe a company will do this to a human being.
