This so called “ Patriotic ” group that hosts several homes is anything BUT PLEASANT! It has been an awful experience safe your money & time!!! This is NOT a desirable neighborhood!!!! I think it’s the only house in the neighborhood with out bars on the doors or windows! The streets are full of trash and every other house is abandoned & stay cats running the streets & dogs barking. The pictures of this ****** are deceiving to say the least…… you won’t be receiving a 5 star service I CAN ASSURE YOU! There are step steps to get into the home that I’m quite sure are not up to “code”. Upon arrival we did a QUICK walk through this property, it smelled AWFUL & was filthy!!! There maybe a lot of beds but the living space is beyond small, the laundry is located out side with a pad lock that’s been busted off with what looks like a bar. The driveway is so steep, the mail is overflowing all over the porch, the furniture is stained. This place needs more then elbows deep of a clean!!! Kathy the said host never once responded to me! I walked in & right back out of the home at check in (***) very fast! I called & called. Finally received a call back from “Liz” at *:** pm & she was anything but pleasant!!!! Mind you I had INSURANCE on this trip!!! Not only was safety a concern of mine…… * expected guests tested positive for COVID or were ill. My mother in law just had * knee replacements & didn’t even get out of the car. She thought it would be too much of a liability to try to walk up any of the stairs to get into the home, that are NOT stated anywhere in the description nor any clearly visible photos of them attached to the main entry way. I am fighting with not only ******, but the said host for a refund. after reading several reviews online I found out that this management group has over 38 homes in multiple states! This is how they do business with NO regards!!! IT IS ANYTHING BUT A PATRIOTIC COMPANY!!! They’re nothing but SCAMMERS & SLUMLORDS!!!!!!!!Patriot Family Homes Response

Your initial complaint was solely about the stairs, but after our team responded, your concerns suddenly expanded to include the neighborhood and cleanliness—none of which were mentioned at the time of check-in. Professionalism & Guest Communication – Our team responded promptly to your concerns, yet we were met with hostility and unreasonable demands. Despite your claims, our records show that our team communicated with you professionally and made every effort to assist. The accusation that our company is unresponsive is simply not true. Property Standards & Reputation – This home maintains a 4.85-star average rating with consistently positive reviews from past guests, reflecting its cleanliness, comfort, and overall guest experience. Your feedback is inconsistent with the experiences of the vast majority of our guests. Retaliatory Review – You stated multiple times in writing that you would leave a negative review if a refund was not issued. This suggests that your review is not an objective reflection of your experience but rather an attempt to pressure our company into providing compensation. We stand by the quality of our properties and the professionalism of our team. We take all feedback seriously, but we also believe in fairness and accuracy. They were liars the house was not up to part. They said we had a party the last night. It was 7 of us so if we did get loud we was enjoying ourselves. If it was a complaint y'all could've called and we would've quiet down not CHARGE me $500 cause y'all assume we had a party base on someone saying it. The tub was peeling on our body. The sink was stopped up the freezer had other people things in there ashes in the vase. But they wanted to charge me for a party that didn't happen. N didn't he ask me or hear me side. I showed them videos of before n after and all sudden they sent me back my money said that it wasn't any damages but I can't rent from them again.Patriot Family Homes Response

The neighbor stated, "We have had multiple issues with this ******. Tonight, there are a bunch of cars with people coming and going, screaming in the street, and causing a lot of noise at midnight. This is an ongoing and complete disturbance to the people who live in this neighborhood." As part of our commitment to maintaining a positive relationship with the community, we reached out to ensure no further disturbances occurred. After thoroughly reviewing the property following your stay, we did not find any damages. As a result, we refunded the charge. We understand your frustration and appreciate the videos you provided showing the condition of the home before and after your stay. We’re also sorry to hear about the maintenance issues you mentioned, including the peeling tub, stopped-up sink, and items left in the freezer. This falls short of the standards we aim to uphold, and we will address these issues to improve future stays. Thank you again for sharing your feedback. Not as advertised. We arrived after dark with our two young children. The indoor paint was significantly peeling in multiple locations. Not as advertised. We took lots of pictures, which do not look like their advertised pictures on ****. Peeling paint in an historic home can be a lead-poisoning hazard, especially for children. We checked into a hotel that night. After two nights of being in the hotel and reviewing the pictures of peeling paint, they offered to move us to a different house, which was also managed by their company (Patriot Family Homes). However, that house also had been reviewed by previous guests that indicated that home was also not as advertised. And by that time, we were already unpacked and settled into the hotel with our kids. We requested initially, when we knew we wouldn’t be staying there, but they refused any amount citing **** policy. We called ****, who told us that refund policies were up to the renter. After approximately five days of communication, they offered approximately one quarter refund (for the remaining two nights) *only* if we signed a release, which included an extensive *non-disclosure agreement* that would have prevented us from leaving a negative review across a large number of platforms and required us to leave the maximum number of stars to indicate a positive review. I regret not better researching this company/host prior to booking, as this is not their first negative review. My family were met with a strong odor upon entering the house. The couches differed significantly from the pictures and were stained. We found dirty dishes in the dishwasher, a utensil drawer with dead bugs and dirt, and the master bedroom had a dark liquid stain on the door and soiled sheets. The railing leading to upstairs was coming out of the wall, and the bunk room had a yellow liquid stain on the wall and a red smudge resembling like dried blood on the light switch. Live bugs were crawling on the floors. There was a significant amount of dust and debris throughout the house, including every return covered in a thick layer of dust, which we considered a health concern for one of my family members with asthma. I contacted the host with a detailed list of discrepancies and photographs, to which they offered to send a cleaning person. By this point, it was 5:30 pm, and we knew it would take some time to correct the discrepancies, but we did not know how long it would take the cleaner to show up on short notice. With this in mind, my family and I were not comfortable staying in the house and provided Rachel with the same evidence, requesting a refund. However, the host declined, citing their cancellation policy regardless of the condition of their house.Patriot Family Homes Response

Our cleaner was on standby and ready to address these concerns within the hour. However, we were unable to get out to the property before you contacted Airbnb support and canceled your reservation. While we fully understand your decision to leave, we would have appreciated the opportunity to correct these issues during your stay. We are committed to maintaining the highest standards of cleanliness and have since conducted a deep clean of the property to address any cleanliness issues. Additionally, any maintenance concerns you raised have been promptly resolved. While I appreciate that you addressed some of the concerns after the fact, the issues we encountered were far from "minor" as suggested. The strong odor, dirty dishes, live and dead bugs, stained furniture, stained beds and overall lack of cleanliness were significant problems that directly impacted our comfort and health. The conditions we found were unacceptable and not what we had expected based on the your listing. The total cost for our stay was $935, which included a $200 cleaning fee, and despite the severe cleanliness and maintenance issues, no refund was issued. I understand your cleaner was on standby, but by the time we reached out, it was already 5:30 pm, and we were uncertain how long it would take to resolve such extensive issues. Given the extent of the discrepancies and the late hour, we felt it was no longer feasible to stay in the property. While I recognize your efforts to address the issues post-cancellation, we were simply seeking a safe and clean environment during our stay. The decision to leave was made after carefully considering the state of your property and our well-being, not as an impulse. We do hope future guests don’t face similar experience.Review from Cindy K

Lied about amenities. Owner of the company refused to offer a refund when the heat did not work. Their response to a complaint is to refuse to give a refund unless a nondisclosure agreement is signed. There was no offer of a different location or other solution.Patriot Family Homes Response

I will never deal with this company again. We were not able to make it to our vacation destination due to Hurricane Helene and they would not refund, in any amount, our money. We COULD NOT drive to the destination due to the massive damage and as described in the **** extenuating circumstances policy, this situation is applicable. Before your reservation, you signed a rental agreement that included a clear clause about hurricanes and tropical storms: "There are NO REFUNDS for hurricanes, tropical storms or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is encouraged for Renter's protection or Renter may obtain through a third party. Renter ASSUMES THE RISK)." This policy ensures that our homeowners, who rely on these bookings, are protected even during unforeseen weather events. Additionally: We advised you to contact your travel insurance provider regarding a potential claim, as they are best equipped to assist with such circumstances. After your original arrival date, you requested we keep your reservation open in case you could arrive later in your stay. We accommodated this request. While **** has its own Extenuating Circumstances policy, any decisions made under that policy are solely up to **** and do not impact the host if the property remains available. Their decision not to cover your situation does not reflect a refusal on our part but rather their policy application. We regret that the hurricane impacted your plans and hope that you’re able to enjoy smoother travels in the future. DO NOT RENT FROM THIS COMPANY. We checked in to the property at **** **** ***, ********, ** and the house is DISGUSTING. Let’s start with we rented 2 homes, and could only get into one. The one we got into the steps were dirty. The microwave had left over food in it. The refrigerator had old yogurt in it, the dishwasher was full of dishes with a mold smell, and the list goes on. We call customer service and they were no help. I wish I could upload the pictures.Review from Carla T

Zero stars. Do not rent from this management company! Like many other reviews, we arrived to a house that looked abandoned. There were piles of trash all over the yard and falling from the overly full garbage can. The outer glass door was ripped from the hinges. The curtains were all drawn and we thought maybe squatters were using the house. But the worst of it was we could not gain entry. We tried the code provided and it did not work. We called and spoke to a representative who provided us a second code, which also did not work. Each time we had to wait a few minutes for the lock to reset. She then provided us with a third code which did not work. Then we were instructed to use the lockbox with a physical key. But there was no lockbox anywhere in sight. She assured us someone from the local office would call us with a solution. An hour and a half later we received a message saying the keypad should work now. We were not comfortable sitting outside this supposed rental house while it was getting dark so had already driven out of the city and found hotels. We needed three rooms to accommodate so it cost significantly more than the ****** and was much farther from our event the next morning. We simply asked to be refunded for the rental since we could not gain access at checkin time. Patriot family homes refused and said we could go back and try the code again. After seeing the outside, I can’t even imagine what the inside of the home looked like! It was grossly misrepresented online. I find this completely unacceptable and have never had such an experience using ******. They are slum lords. I wish I’d looked at reviews first but I trusted ****** to monitor their management companies. Learned a hard lesson today. I will make sure there are plenty of reviews on all online sites and will lodge a complaint to ****** in hopes of preventing another family trip ruined by patriot family homes.Patriot Family Homes Response

Our team spent time with you on the phone to get you into the home in a timely manner, and we sent someone from our local team to assist you with entry. Regarding the trash, trash day is on Sunday morning, and your check-in was Saturday night, so the trash was compiled at the curb for pickup that next morning. After attempting to talk you through this situation, you threatened legal action and retaliatory reviews if we did not refund you in full. Because of these threats, we were forced to default to both the rental platforms extortion and retaliatory review policy, and could no longer offer assistance regarding a refund. The cleanliness and accuracy of our listings are paramount to us, and I apologize that this fell short upon your arrival to the home. We apologize for this. We understand the inconvenience this caused and are continuously working to improve our services and communication. Thank you for your feedback.

Horrible customer service! We had to cancel our trip due to hurricane Helene and was told there would be no refund because the storm didn’t impact their area. We only requested half of the money back and no one from management will return my call. I think it’s awful that a national hurricane warning is not enough to warrant at least half of our money back. Based on the reviews they are lucky anyone is still renting from them. I don’t recommend this company at all. Actually 0 stars. Just like ALL the other reviews! Filthy. Everywhere. Looked like something died under the sink - where the pans were kept. A/c intake vent was covered in greasy lint at least 1/4” thick. Lord knows what the filter looked like. The pictures on the listing were not of the unit we stayed in. All the furniture was stained and dirty. After a lengthy complaint process with ****** - who admitted the listing was fraudulent - I received a partial refund from Rachel - the worst host I have ever dealt with - and the remainder was refunded by ******. She knew we were in town for our son’s military graduation and was so cavalier and calloused about how miserable we were. There is nothing patriot or family about this Rachel person. Trying to “address the issues” by sending someone over was like trying to out a bandaid on a bullet hole. It would take weeks to fix that unit to an acceptable and comfortable - and healthy - state. Seriously, read all the other complaints here - AND BELIEVE THEM - no matter how PFHs responds - or the accusations and excuses they throw out. Here are so many other places in Columbus.
