Our experience was almost identical to ****************'s review. Poor craftsmanship. They hire the cheapest, & shadiest, contractors they can find. In our case, especially the plumber. Your house completely depends on the Project Manager. That's why some people have good **************** have bad reviews. We started off with a decent Project Manager. He was replaced shortly after the foundation was finished with a person who was very young, inexperienced, incompetent, & had anger issues. We had many issues that went on & on. Most of the issues were finally fixed by Brown Haven after 20 months of fighting with them. Some I fixed myself. What about the things I couldn't see like the framing, the drainage, the plumbing, & so on. How many of those things were done poorly? They tried to charge an extra $2,500 to put a roof over the deck. I pointed out that the roof was part of the structure & was included. They blew it off as a simple paper work mistake. If I had not pointed it out, they would have charged me an extra $2,500. A big problem was when they charged $8,000 more for the house AFTER the contract had been signed. At that time their website highlighted OTHER CONTRACTORS DONT DO THIS, AND WE DO! THE COST OF YOUR HOME WILL NOT CHANGE ONCE THE CONTRACCT IS SIGNED. More wording in the contract says if they do not start your house within 120 days after the contract is signed, they can raise the cost of your house. I assumed the 120 days was for unforeseen problems like permits or financing or something else. But the 120 days is for any reason, including if Brown Haven wants an excuse to increase the cost of your house. At that time, I should have walked away as I am now getting indicators of how shady these people are.I had already made several trips from ******** to **, bought property, & made selections with Brown *********************** **** was during COVID. I decided to keep them as our builder & hoped for the best.DO NOT HAVE BH BUILD YOUR HOME!

Brown Haven hires subcontractors (subs) for all the actual building of your home. The quality of subs varies widely from build to build and task to task as it's project managers (**s) who select the subs for each task on their builds. The regional & corporate offices have nothing to do with the subs, it is up to your **- who you don't meet until after the contract is signed, & who can be replaced at anytime during your build (I went through 4 **s during my 10 month build). Generally, the **s are very lazy- they'll hire the cheapest sub, not be onsite to ensure the workers know what they are doing, and not check the quality of the sub's work after completion. My ** hired a sub to start a project on a Saturday even though Brown Haven employees only work Monday-Friday so no one was onsite to give the workers instructions, or ensure they complied with HOA building rules. When I tried to call the ** to ask him about it, he texted me that he isn't paid to answer his phone on Saturdays. I had workers building my deck who had never laid decking and cut each board prior to nailing it so every board is a slightly different length. I had a worker staining the exterior of my house who had never used a sprayer before, which is why all my cedar had to be replaced. I had roofing installed wrong that had to be removed and replaced, the wrong windows installed, flooring installed wrong, the wrong tile arrived on site (which I caught before install), the wrong grout color installed after the correct tile finally arrived, my kitchen island was installed 1 foot too close to my fridge and had to be moved, my water heater was installed in a bathroom instead of the mechanical room and had to be moved, the wrong trim installed, wrong toilets installed, and the list goes on because **s aren't onsite overseeing work. I cannot recommend strenuously enough- HIRE ANOTHER BUILDER!!!

I have been in my Brown Haven home for 4 years and love it. Very happy with the quality, the communication during construction was great. Each of my requested modifications to the design were executed to perfection on time and on budget. The project manager was definitely an advocate for the customer and made sure that all of the sub contractors were up to the tasks. There were no "surprises" with either pricing, quality, or schedule. Have been very happy and highly recommend. I particularly like that this is a local owner who has built a great business!!!
