    On 1/02/2024, I purchased a home for $229,000 from Global Investment Traders, LLC. The control # for this business is ********. There have been three separate plumbing issues resulting in flooding and one electrical issue. These issues are the fault of the builder, which the builder has admitted in writing. This home purchase included the implied 1-Year ******* **** ******** for new construction. I contacted the seller, *** (***) ********) multiple times to send someone to repair these issues. She has not been responsive and has not honored the warranty. My insurance also will not cover the repairs to my home or my damaged items, citing that the seller is responsible for these repairs since they occurred during the period of their warranty. Because of this, I have spent my own money correcting these plumbing issues, missed several days of work, and had to pay to replace my own damaged items. Essentially, I want to force the builder to honor their contract and complete the repairs.

    WE MADE REPAIRS TO EACH ISSUE THAT THE HOMEOWNER OF **** ***** MADE US AWARE OF. THERE WERE SEVERAL PLUMBING ISSUES. SOME OF THEM WERE ON A WEEKEND BUT WE CONTRACTED OUT 2 DIFFERENT PLUMBING CONTRACTORS WHEN WE COULD NOT REACH THE PLUMBER THAT INSTALLED THE PLUMBING IN THE HOUSE. SEE PRIMUS INVOICE AND ******* PLUMBING INVOICE.

    WE REPAIRED TWO LEAKS INSIDE THE HOUSE:

    ONE WAS FROM A BASEBOARD THAT WAS NAILED TO THE WALL AND HIT THE WATER LINE. THIS CAUSED THE FLOORS TO BE WET. WE REMOVED THE WET LVP FLOORING AND REPLACED IT EVEN THOUGH THIS IS MOISTURE RESISTANT FLOORING AND THE FLOORING DID NOT HAVE ANY MOISTURE DAMAGE AS THE LEAK WAS FOUND AND REPAIRED WITHIN A FEW DAYS. WE FEEL THIS WAS A SATISFACTORY RESOLUTION. NOTE: THE HOMEOWNER REQUESTED THAT THE SUBFLOOR BE REPLACED. HOWEVER, THERE WAS NO DAMAGE TO THE SUBFLOOR (THE LICENSED BUILDER AND THE FRAMING SUBCONTRACTOR REVIEWED THIS TO MAKE THIS RESOLUTION) AND WE COMMUNICATED THIS AND TOOK PICTURES FOR OUR OWN RECORDS AS WELL. JUST TO BE CLEAR, WE DID REPLACE THE FLOORING BUT NOT THAT THE SUBFLOOR.

    ONE WAS FROM A LEAKING 3 WAY SHOWER VALVE BEHIND THE WALL. THIS WAS ALSO REPLACED.

    THERE WERE 2 OTHER PLUMBING ISSUES - ONE WAS FROM WHAT THE HOMEOWNER STATED WAS PLUMBING THAT WOULD NOT DRAIN. WE CORRECTED THIS WITH AN INDEPENDENT PLUMBING CONTRACTOR WHO FOUND A COLLAPSED DRAIN LINE.

    THE OTHER WAS NO HOT WATER IN ONE OF THE SHOWERS. THIS WAS REPAIRED (FAULTY 3 WAY SHOWER VALVE).

    THE HOMEOWNER MAY HAVE REACHED OUT TO HER OWN PLUMBING CONTRACTOR BUT WE FEEL WE WERE VERY REASONABLE IN THE TIMELINESS OF OUR RESPONSE. WE MADE CONTACT WITH HER AND ASKED HER TO ALLOW US TO MAKE REPAIRS WITH THE PLUMBING CONTRACTOR AND WHEN WE FELT THAT SUBCONTRACTOR RESPONSE WAS NOT REASONABLE, WE REACHED OUT TO THE OTHER SUBCONTRACTORS TO GET A FASTER RESPONSE.

    WE ARE NOT AWARE OF ANY OPEN ISSUES WITH THE HOUSE. THE HOMEOWNER ASKED FOR THE LANDSCAPING TO BE REDONE BUT THIS WAS NEVER AGREED TO AND NOT PART OF THE CONTRACT.

    WE ASKED THE HOMEOWNER TO COORDINATE THE FINAL PATCH REPAIR WITH THE SUBCONTRACTOR. THE HOMEOWNER WAS COORDINATING THIS AND WE DID NOT HEAR OF ANY ISSUES. IF THERE ARE ISSUES, THE HOMEOWNER COULD REACH OUT TO US AND WE WILL GET THE WALL PATCHING COMPLETE. 

    NOTE: I HAVE BEEN UNAVAILABLE SINCE JUNE 12 BECAUSE OF A SURGERY. I CAN PROVIDE THIS DOCUMENTATION IF NEEDED.

    ATTACHED IS THE INVOICE FROM ****** REPAIRS WHO WENT OUT ON A WEEKEND TO PROMPTLY ADDRESS AN ISSUE WHERE THE HOMEOWNER STATED THE HOUSE WAS FLOODING. THE HOMEOWNER DID NOT PROVIDE DOCUMENTATION OR PICTURES OR VIDEOS BUT IN GOOD FAITH WE SENT SOMEONE ON A WEEKEND AT OVERTIME RATES. THIS IS A CONTRACTOR WE HAVE WORKED WITH FOR OVER 5 YEARS ON NUMEROUS PLUMBING PROJECTS. HE STATED THERE WAS NO FLOODING AND THAT THE DRAINAGE WHEN FLUSHING THE TOILET WAS A LITTLE SLOW. HE ADDRESSED THE ISSUE AND THE ISSUE DID NOT RETURN. 
    AGAIN IF THERE ARE ANY OPEN DEFECTS WE ARE MORE THAN WILLING TO ADDRESS THEM. WE HAVE BEEN RESPONSIVE TO EVERY ISSUE THE HOMEOWNER HAS BROUGHT UP.  WE HAVE USED 3 DIFFERENT PLUMBING SUBCONTRACTORS - NO LIMIT PLUMBING IS THE CONTRACTOR THAT DID THE ORIGINAL INSTALL AND PULLED THE PERMIT. THEY WENT TO THE HOUSE ON 2 DIFFERENT OCCASIONS BUT WERE NOT AVAILABLE TO GO TO THE HOUSE FOR THE OTHER SERVICE ISSUES. THAT IS WHY IT TOOK US A LITTLE LONGER TO FIND QUALIFIED SUBCONTRACTORS (WILL'S REPAIRS AND ******* PLUMBING). IT IS UNFORTUNATE THAT THE HOMEOWNER FEELS WE HAVE NOT ADDRESSED THE ISSUES THAT HAVE SURFACED ON THIS HOUSE.
