    10/16/2024 - 838.27$ paid by credit card on their HOA site account ********* for a clubhouse rental on 11/28-11/29/2024 Reason for full refund request - I was told my deposit of 500$ would be refunded when I emailed ****** ***** on 12/05/2024 to confirm they have checked the condition of the clubhouse and I was due a refund. I was assured by email that I was and a refund would be credited. 12/12/2024 - I followed up and was told they would send a check.12/18/2024 - I still had not received a check so I sent a follow up email and was told it was sent on the 12th.12/31/2024 - still no check so I sent another email and did not receive any reply.01/06/2025 - I called ****** ***** at her office number listed in the signature and requested to please have whatever check it it in fact had been cut cancelled and to please cut a new one for me to pick up in person because I doubted at that point it was actually going to happen and that one was cut. I did express concern that the longer it happened the less likely it would be returned and that I did not want to continue to ask because I felt like an idiot doing so.Later that day on 01/06/2024 she sends and email saying the check was in fact not cut until 12/31/2024 so I would in fact not have received it yet.01/12/2025 I have received the informed delivery for the mail and there is still no check ******** this point I do believe since it has been 45 days that I have been treated unfairly and that had I not continued to follow up my money would have been kept. I also can not help but feel that if I were one of the white home owners I would have been treated much differently despite having owned this house since May ******* and not having any outstanding fines or late on HOA fees or such. It does reflect poorly and is affecting my sanity because my husband keeps asking if I have received my deposit and I have to listen to it. I do not want to lie to him but I also do not know what to do at this point.

    To whom it may concern: The original rental deposit check dated 12/16/2024 was lost in the mail. A stop payment was issued. A new check was issued for the $500 deposit on 1/13/2025. The check was made out to the title owner of the home. **** *****-****** picked up the check at our office on 1/13/2025. The owner was entitled to the rental deposit only.

    I have repeatedly reported a poor gutter and drainage system issues that is flooding the front part of my home. I pay my HOAs and have sent pictures and videos of the issue. I get little or no responses on how or when this will be fixed. With the amount of water flooding my front area of my house, major foundation issues will occur. The *** and President ******************************* has been rude abs unresponsive. I pay $300 a month of HOAs and this issue has exceeded 6 months with no resolution. Many residents have had major issues with this HOA! I would not recommend ShaBen and Associates for any community. My next step is hiring an attorney!

    *******: I have not spoken to you, therefore you must have spoken to another individual. It is my understanding you spoke to ****, the President of the **** Late last fall the gutters were cleaned over your front door cover. In addition, it was determined *************** or changes to the gutters are the responsibility of the homeowner not the Association. To help alleviate the water off the gutter, the Association placed river rock below the outflow of the gutter below it to disperse the water. Due to the extremely heavy brains and the amounts the area has encountered, we will instruct the landscape firm to place additional river rock.

    I am rejecting this response because we have had numerous email communications where you stated you were going to reroute the gutter system and clean the gutters.  I placed the ***** myself, gathered them from around the neighborhood to try and stop the damage to my front yard and stop the flooding on the sidewalks.  I have multiple emails to support this issue where you have promised to come back and clean the gutters and also reroute the gutters.  At this point I will be getting an expert to come out to determine the problem, the needed repairs and will send you the cost estimate with your legal responsibilities under the *** covenant.
