  I rented a storage unit from assured Mini storage in *********** ******* on 11/09/2023 $327.60. Approximately the week of December 8 I went over to check out the unit as i was going to clean it out in a couple of weeks, i found There was rat damage been into the boxes shoot up all my decorations peed and pooped on my king size mattress The rats went through all the boxes. At that time I was looking around the unit and realize that the top of the unit was open about a foot all the way around except for the front which allowed critters and whatever else to roam from unit to unit. I then went and spoke to the manager on-site and he said that the insurance would have to cover it but insurance does not cover rodents from house insurance and he also told me that someone else had told him about the rats but he had done nothing to trap them. I went back on 12 22 23 and there was extensively more damage from the rats in the unit and I had to throw away my king size mattress which was $1700 new of course and about **** pounds of garbage that I had to throw away, clothes blankets rugs towels sheets literally everything except a few things that I could salvage the rats have been through all of my boxes they peed and pooped on everything. I have called repeatedly over to the office some guy says the manager is on a cruise and will not be back until March I have pictures of the damages from the rats I removed my things on 12/22/2023 and cleaned out the storage unit. My property was in the storage unit one and a have months i'd never received my deposit back or any compensation for the loss of my things the insurance will not cover for rat damage. Can you please help me take care of this matter and not allow him to continue to rent out these Units also. I have had to replace almost everything I brought down here from ***** my mattress cost me $3200 with the cost of everything inflated I also included a picture of the way it was when I left it it was clean

  Deposit was refunded to credit card of renter at time of move out.  We will also refund rent charged for unit.  

  It is not.possible for rats to climb over the walls from unit to unit because of the fact that the the walls do not reach the roof.  Our facility is built to industry standard.pattern.  The walls are over 8' high galvanized steel.  Perhaps a tree frog could climb them, but certainly not anything with claws or paws.  Rodents are a known problem in the industry and we regularly set out poison as well as keeping two cats to patrol the facility.  The normal entrance for rodents is to walk through the door of the unit when it is open.  We cannot control that. 

  GA law states clearly that a mini storage facility is NOT responsible for the safety of the contents for any reason including fire, flood, theft or any other damage.  This is pointed out in our contract and renters are required to initial that section indicating that they have read that statement.  Contracts are kept on file for review.  We suggest that they check their homeowners or renters insurance to verify that their contents are insured or purchase additional insurance if needed.
