            On 01/23/2025 we contacted Boise Cash Buyers regarding a mailer they sent out that states "The check below for $325,916 reflects a cash offer for your property at *************************** Call us at ************ today to start the process! We are a professional Idaho real estate investment firm. We specialize in fast, hassle-free, fair transactions." At that time we (my husband and myself) spoke to ****, who offered us $265k over the phone. We stated we were not interested as that number is far too low compared to what was on the mailer. He then offered to send someone over to look at the property. *** ****** showed up about 45 minutes later, introduced himself as *** with ************************** and handed a business card with his name and Buyer/Realtor. He looked at the property and offered $270k. We were still incredibly hesitant and he persisted, increasing the offer to $275k. Not once did he tell us what the fair market value of the property was, as I believe is a requirement of a realtor when discussing selling property. When we hesitated he persisted to pressure us into signing, stating that the expiration on the contract was the window that we could still cancel with no problems arising. We signed, despite it not having our correct names on the document. Upon his leaving, we noticed the contract was with *************************** - a business that had not been brought up in any manner. He signed the contract as *** ******, but nowhere is his name printed, nor is there a title listed by his signature providing that he has the authority of the business to enter into that contract. In addition, verbally a key was provided to place a lockbox on the property - to which we were to immediately be given the code, so that *** would be able to access the property- provided he notify us prior to entering. We received no notification whatsoever, and 3 strangers unlawfully entered the property 01/24/2025.
