Today April 5, 2023 ANR taped notes on everyones door in my complex. It was about their late fee policy which I have no issues with. My issue is that the letter is back dated to March 5, 2023. It states that they are granting all tenants the month of March to get into a financial position to be able to pay the rent on or before the 5th of each month Its APRIL! March is over. My April rent was payed in March, Im not upset about the late fees. Im upset by the sneaky back date on everyone doors. Acting like theyre being nice granting everyone a month thats already over. This is just the most recent event. Another honorable mention would be when they got cat litter and f**** all over my porch and left it for me to clean. When I called they laughed at me and told me to clean it myself.ANR Properties, LLC Response

For years we have been lenient on our late fee policy. In the lease agreement it states late fees are calculated after the 5th of each month at the rate of $10.00 per day. We have also placed an amount cap of $100.00 per month. This generosity has proven to have a negative impact on several tenants in the fact they continue to pay later and later with little consequence. We as a management team met regarding the current situation and the direction this leniency is showing and have unanimously decided to revert to the lease agreement in place. We currently manage over **** units. Knowing the strict enforcement of this policy would cause a financial adjustment to be made for some people (not all) we wanted to get the word out to EVERY TENANT prior to its implementation. Every tenant that paid past the 5th of March for March's rent was given this letter in person so they would have fair warning of the enforcement. This month being April, we decided it be for the best to deliver this letter to EVERY tenant whether they have a history of paying late or not. There is simply no easier and more efficient way to ***** people the fair warning. Those that have paid the rent on time for March were generally accustomed to paying rent on time and did not necessarily require a months' notice that we are going to uphold the lease agreement but would appreciate the same courtesy of the fair warning. I will gladly take ownership of the fact the letter was backdated due to the fact it was the SAME LETTER given in March to those that actually paid after the 5th of March. Yes, I should have placed the current date on the letter that was posted yesterday. I do apologize for the oversight. This error does not change the fact, nor does it eliminate a fair warning to all. You have been a great tenant, and we have no complaints regarding your rent being paid in a timely manner. If a tenant is used to paying rent on time this letter would be disregarded. Again, I apologize for the incorrect date on this notice and hope you can look past this human error and understand it was not intentional and certainly was not in an effort to be sneaky. The sole purpose of the notice was quite the opposite, we simply did what we could to get the word out. We also realize we will receive backlash for this and have considered all things to be a viable ploy for the greater good to decrease the amount of rent currently being paid late. I feel this is a necessary correction for our company. As for the cat litter, I have talked to everyone on staff, and nobody knows anything about that. I will assure you that IF one of my employees kicked over cat litter and told you to clean it up in the manner that you claim that employee would no longer be employed at ANR Properties. If this was a recent event and you can identify the employee, I would love to know to make a corrective measure if needs be.ANR Properties, LLC Response

******* ******** was a prior tenant renting a property from ANR Properties for purposes of residency. Upon vacancy, he had an outstanding balance owed to ANR Properties for damages and cleaning that exceeded his remitted security deposit. Without satisfying the owed balance, he applied for a future property to rent from us. The application fees are clearly documented to be “non-refundable” and in no way guarantee the applicant will be approved to take possession of a property. Prior to running the application in its fullest including employment verification and previous landlord questioning, he was asked to pay the balance, which he did. After the balance was satisfied, the ANR leasing dept ran the application and found that he was not qualified to rent the property of which he was applying for. Due to his belligerent behavior while in our public office we have more fully chosen to deny him residence in any of the properties we manage. May of my employees felt threatened and have since received extremely vulgar emails from ******* that I would be happy to share with anyone interested in this case to prove why we stand firm on our decision to deny ******* from ever renting from ANR Properties.
