Me and my fianc started leasing with them, oaklawn gardens in December 2021 and theyve been nothing but rude and obnoxious. At the time rent was 1000 .We fell short of our rent a few times due to hard ship but when it was time to reknew our lease a year later,2022 we were behind about 600 dollars and rent had increased $50 for a 1 bedroom yet they still agreed to reknew our lease.the next year I got pregnant and and couldnt find work and my fianc was in and out of jobs so keeping up with bills was tough. We fell behind a good 3 months on so we owed about 4K and we were soon to get evicted so I applied for rental assistance that helped me back pay on my rent from February and they paid up my rent up to October. Which is the month I wind up giving birth. So lease signing was near and we were told by the rental management that they were not going to renew our lease due to falling behind on our rent multiple times we didnt find this out until November that they were not going to renew our lease and lease signing was coming up in December so that gave us about 3 weeks to figure something out with a newborn baby so December comes and they gave us us an extra courtesy month to stay but we didnt have to sign a new lease because they didnt want us to . As everyone knows its hard looking for and getting approved for apartments these days so were were unable to find anything in a matter of time. So January comes and she makes another extension to January 15th. No lease signed and we returned our keys. Here it is march 26th and I get a phone call from their collection agency stating that we owe rent for the month of Jan and cleansing fees which is over 1000 we did not leave the apartment dirty or ruined we made sure we cleaned everything before we left and also we were told we are charged a 500$ lease termination fee yet we signed no new lease and also the collection people were rude and aggressive about us owing 2k that we had no idea we owed so gave what I couldBusiness response

This resident moved out of the apartment on 1/15/2024. Their lease expired on 11/30/2023. We sent them a notice of non-renewal (hand delivered) on 7/11/2023. (at this point in time, their account had been sent to our attorney for an eviction hearing due to non-payment of rent. They received $9150.00 in rent assistance from the state and that would allow them to be mostly paid up through the end of their lease date of 11/30/2023. On 11/21/2023, they called and stated their situation of not finding an apartment and we agreed to let them stay until 12/31/2023 (which is when they said that they would be able to move out) However, they did not physically move out of the apartment until 1/15/2024. (they had stated that they were unable to get a moving truck)
I have attached photos of the state of the apartment after they returned their keys to our office. I have also attached a copy of their ledger charges and unpaid balance on their account. You will notice that of the total amount past due, $1303.05 is rent unpaid and late fees. The other charges amount to a total of $490.00 for our staff to have to clean the mess that was left behind.
In as far as a claim of $500 being charged for lease termination fee, this is totally not true. As you can see by the ledger (attached) that there was no such charge on their account.
We forwarded a list of unpaid charges to their previous address with us (as they did not leave a forwarding address). The **** will typically have a forwarding address on their files and will typically forward to them. If that is not able to happen for whatever reason, we usually will receive that statement back in our office and the **** will have marked it as undeliverable. To this date, we have not received the statement back from the ****, therefore, it is assumed that it had been forwarded to them at wherever they reside currently.
After 30 days of non-payment of a balance owed after move out, we send the account to our collections agent. Thank you.

I moved out of this apartment complex back in march. Everything was cleaned very nice. I took pictures of how i left the apartment . I even called the apartment and asked them did they want to do a walk through with me before I left. They said no everything will be fine. Now a couple months go by and i see on my credit report i owe this apartment complex. I came up to the apartment complex to inquire about the issue. ***** told me that i left the apartment filthy. I showed her videos of the apartment. She persist to say i left the apartment nasty. She also stated i can take off 75$ for you for the bathtub. So my question to her was, why are you taking off any money if i honesty left the apartment nasty in her words. I asked for the owners information. She refused to give it to me. My point is their charging people after they move and left they left the property nasty. They are pocketing the money in their pockets that they are charging people. I would take this to court and handle it legally. They are going back into the apartment after the tenants move and messing up the apartment just to charge people and get money.Business response

In response to the complaint by ****************.**************** moved out of the apartment and did not clean prior to doing so. She did come into our office after she was charged for cleaning and damages and showed me the video that she had. Unfortunately, her video contained no footage of the oven, bathroom, refrigerator, broken blinds, unvacuumed carpeting, unwiped countertops. I am attaching copies of the photos that were taken by our staff after she returned her keys. I showed these same photos to **************** when she came into our office that day. After she viewed these photos, she acknowledged that she hadn't cleaned these areas/issues. I did offer to lower the amount that we had charged her for having to scrub her bathtub, as a courtesy. No. It is not our practice to go into people's past apartments and ask our staff to make a mess so that we can ask our staff to clean the mess! We have to pay our staff to clean the mess that some residents have left. We have to pay our staff to repair the damages that are left and we have to pay for broken issues that residents have caused and left behind.**************** was charged a total of $405.00 in cleaning fees and damages. At the time of her move out, she also had a balance on her account in the amount of $83.48 for unpaid rent charges. Our staff had to clean the bathtub, stove top, oven, refrigerator, freezer, replace all broken blinds, and repair a hole in a wall. She did not get charged for them having to vacuum the carpet, clean the floors that she did not clean, and for the entire apartment to be repainted from the stains and scratches. She resided in the apartment for 2 years. This was not the messiest apartment that we have ever seen at move out. There is no damage done to the complex. This is how it has always looked. I want to no why would you lie. I stay in these apartments from 2016 of March until 2023 of March. These tow up apartments no one fix nothing in them smiles like booboo and pee. Everything in them out date. The people that live in the building keep up ish with the other tenants and the rugs the front door the kitchen bathroom bedroom all got paint on top of paint and the ceiling got water damage all in they and cracking paint cheeping of walls and ceilings the oven and broke down stove don't work. You pay these bums all there rent and then they got a collection company calling you talking about you have to pay for a nasty a-- carpet that you had in there for all the 8yrs I been in there that you never cleaned. And some broken down doors no one damaged your dirty complex you want me to pay and fix it up for the next tenate lmao that will never happen unfortunately. While I will be seeing your a-- in court. With that mold a--hit smiling apartment. And then crack heads and thefts that be stealing out your driveway breaking into people cars. And the tow truck you have to steal cars. I have been in this complex and have never seen and exterminator there from the time I was there until the time I moved. Nasty a-- if you move in there to pay $1350.00 you got to be a dam fool. I should've broke my lease like everyone else. I didn't even live there and still paid the rent at this nasty a-- complex. I did better you mad i spent my money elsewhere in my own dam house.Business response

This complainant is upset because she was charged cleaning and damage fees when she moved out of her apartment. Leaving our employees to clean up built up dirt, grime, and grease. This is specifically stated in the lease terms that ALL residents (upon moving out) will leave the apartment in a clean condition or we have a right to charge them for the cleaning and/or damages that were left. I have attached photos of the condition that was left for ** to clean. She wan NOT charged exorbitant amounts. Only what is fair and customary for our cleaning/janitorial/maintenance staff to correct so that the apartment is in a clean and good condition for the next client.
