Homeroom has been an absolute nightmare to deal with. They are driven solely by their desire for profit. I initially moved into a property that seemed fine; however, midway through my lease, I was forced to leave because they decided to sell the house. I transferred to another location, which turned out to be completely filthy and lacked any ventilation in my room—no heating or air conditioning. Despite this subpar living condition, they expected me to pay between $700 and $900 for a room that was utterly unlivable The pricing was different each month not consistent with one price. Not to mention, they didn't have a business license to the place I was staying. The roommates were inconsiderate and did not clean at all, while the overall maintenance of the house was severely neglected. When repairs were needed, they would impose outrageous fees instead of using the rent we had already paid. To make matters worse, I had to provide a double deposit but then faced delays of 30 days just to receive half of it back—as if it meant nothing. Their management is completely out of control; they don’t adhere to their own lease agreements at all! They frequently change prices with little notice—sometimes only three days before payment is due—and add on unnecessary charges that aren’t even mentioned in the lease. After everything I've endured with them, I sincerely hope they don’t try any more nonsense with my belongings!Review from Eric M

If any renters are looking for a place, avoid any property managed by this company. Not only are they ripping off tenants with the lack of transparency of the billing process, they do not provide supervisor's phone numbers to resolve the inadequate service. They do not provide maintenance to their property, but send inexperienced "runners" that never repair broken items. Yet, they charge each tenants "maintenance fees". LANDLORDS, avoid this company. I am only a tenant in one location because of the convenience of work in San Antonio. However, I would not use this company to manage my property.Review from Trenton S

If anyone considering to use homeroom sees this, GET OUT WHILE YOU CAN!!!! I can't tell you how much financial strain this company causes its customers. No one keeps up with the homes. At one point the house I stay at didn't have toilets, a washer, or freaking air conditioning during a Texas summer. How in gods name is this still a functioning company. With all that Ive read, I'm not alone in this situation. What made me write a review was the fact that they raising their membership fee AGAIN. Originally it was $19 a month, then it was raised to $25, which is understandable with inflation. But they just emailed me saying their raising it to $50!?!?!?! And dont even get me started on the ridiculous utility bills and the utilities rarely work. This is a scam of collecting double rent and refusal to return my deposits. My name Rotimi O**. I rented a room in Lenexa. All of a sudden, I was told to move out of the property. They broke the lease I signed. After paying for the month of October, I moved out October 16th, 2024. Homeroom charged me another rent for half October. They refused to pay me the October balance and the deposit I made to them.HomeRoom Response

I was initially harassed into signing a lease by homeroom, and they threatened to terminate my account if I didn't pay my first months rent on time. They allow Esa support pets, but I have yet to find a location that either doesn't have a cat allergy or simply doesn't want cats (even if it'd be in my room the majority of the time.) There are plumbing issues and locking door issues (doors not locking) that homeroom doesn't seem to care enough about to send someone to assess the repair. I don't think I can live like this, and not have my Esa support pet, nor live like this period. I'm not even a month into my lease and homeroom is demanding I pay hundreds of dollars worth of fees to back out now that I see that things are not so black and white and simple. Meanwhile we have a roommate who smokes in the house and plays loud music and I am at the edge of my limit with it. Moving into homeroom was perhaps one of the worst decisions I ever made and I regret it with every fiber of my being.HomeRoom Response

Absolutely atrocious with their fees. They lure you in with cheep rent, but you will pay way more with all their fees. Out of the gate, a $300 as a non-refundable move in fee. I'm desperate. There are too many slum lords around me after looking around so I just hope that's the last of it. I said I wanted to see the room before I decided to make it final. This was not an option to them. The room I originally signed up for was way too small so I asked to change rooms, because I had not moved in yet, or even seen the room in person. They wanted $250 to switch rooms from a room I was never in. Just a few days a go I got another bill for a cleaning fee of $120 for the same room I WAS NEVER IN. This absolutely makes no sense. I did my best to appeal to logic and reason, but the "people" that hide behind texts and emails thump their holy bible policy, saying it goes against it. I'm going to do my best to document what I can and see what I can do legally when I am able. The stunts they are pulling have to be illegal.Review from Rodney G

Billing practices are unlawful No Landlord on property and landlord is not apart of lease. Landlord can cancel contract with HomeRoom and force tenets to move at their own expense. Hidden fees they force you to pay as they make it apart of your rent and you can’t pay any amount other than the one they say you owe. Too many people handling any issue and they don’t communicate with each other. They don’t follow landlord-tenet law. Illegal use of deposits according to law. Repairs take forever. No Accountability. They try to say you are a member and make you pay $19 fee every month. Not a membership no benefits. Scam. Amenities is $140 and it covers most things but they put trash at $6 and they do not provide trash service. 6 or 7 people live in a home and we all get a overage bill of $100. Times 7 $700 for one house the utilities? They need to be Audited. They decided to us a company for their utilities billing and I found out that the tenets pay a $17 fee to receive a bill from them and they put that in the app along with your rent and your forced to pay it. No tenet asked for this billling company its HomeRoom’s responsibility but they pushed the cost to us. I’m fighting with them now on $100 fee they saying I have to pay when I was forced to move out. I took pictures of my room and Jorge says oh it’s for cleaning. I got pictures and sent them in. That was May 25th. This is July. There is more but good luck.Review from Daniel C

I reported animals in the attic in April. After sending an inspector to confirm we had wildlife, they refused to authorize a work order to remove the raccoons in May, despite having had to repair AC vents that were chewed through. In June, fleas started infesting the entire house, and I now have scores of bites on my legs from fleas jumping on me while in the bathrooms, kitchen, and living room. Rather than authorize a fumigation, they only reinspected. I am moving out for constructive eviction due to their willful failure to provide maintenance making the space uninhabitable.Review from Josh L

This place is absolutely maddening. It seemed like a great idea to join into this kind of lifestyle. Rent a room and have a lot of the headaches taken care of. Like house cleaning and other maintenance. However nothing is straight forward. Every month there are overages in utilities. Then everything is expected to be paid no matter how much of a difference it is. Sometimes it's 10, then it gets to be almost 100 in other months. Even when conditions in the house itself are consistent. Then, when you move there are ridiculous charges for things you had no control over. like the cleaning service leaving extra trash in the garbage can. Then, maintenance charges you for it. When there are problems with anything like trash leftover from previous tenants, it can take months to get something done about it. The support staff is so unreal. When making complaints about someone in the house, nothing will ever be properly taken care of. They really don't care about you. They only care for the money. The lease itself is pretty straightforward, or so one would think. Then there are numerous hidden fees they never speak of. Then when you ask about them, they give you the run around. I am highly dissatisfied with them, and wouldn't recommend this company to anyone. The constant problems never get fixed, and they just don't care. No matter how much you oblige by their "strict" rules.Review from Jamie W

My experience with HomeRoom started out well. But in November 2024 they informed everyone in the house we have 30 days to move out. My lease didn’t end til January 2024… They are charging so many exit fees even though it wasn’t my decision to have to move. -move out inspection fee $189 — my previous roommate did not pay this fee when he moved out (it is also not stated in my lease) -$100 and something for utility overcharges from a time period spanning from 11/21/23-12/03/23. there is absolutely no way we spent that much in that timeframe. I have been charged ridiculous amounts for minor maintenance issues and things of that nature. They also refuse to speak to you on the phone, and threatened to report nonpayment to the credit bureau when I wanted to call to speak about the issues rather than texting. Moral of the story, find somewhere else to live. These people are money grubbing, greedy, and overall awful.
