GREENWOOD ESTATES APARTMENTS, Peoria, IL. My Ameren bill from November 2, 2024, through December 2, 2024, went from $75.41 per month to $1,069.16. I called multiple times to the office to bring to the office manager's attention that something was wrong with the furnace. The apartment staff and the headquarters of Greenwood Estates would not talk to me concerning my situation with the outrageous bill. I called and complained to Ameren, which sent a technician out to check outside the unit. Ameren found nothing wrong, however, in the meantime the bill is climbing higher and higher every day. After making several calls to Greenwood management, they send a technician out to discover, a non-working heater pump and no Feron in the furnace. The COHEN ESREY management paid the first 2 months, however, but left the third bill to the tenant to figure out how to pay a $488.00 bill that Greenwood Estates from the repairs in January of 2025. I have agreed to pay half of the bill, and I received no response from the management staff for taking care of this bill. I am on disability and Greenwood Estates knows it and refuse to assist me with the bill. For my future, I will try to get assistance with this bill and then I will try to find a better living apartment somewhere else in the city.

Cohen Esrey Real Estate Service Inc Response

Cohen Esrey Communities and Greenwood Estates is in receipt of the above-mentioned customer complaint, and we appreciate the opportunity to respond to Ms. R***'s complaint regarding her sister's (Cynthia Cummings) Ameren bill. Greenwood Estates became aware of the issue with Ms. Cummings in November of 2024. The staff at Greenwood Estates sent maintenance to assess the furnace issue and when nothing was founded, we requested that the tenant call Ameren to come out to ensure the problem was not on their end - Ameren determined it was not on their end. We requested that 3 bills be provided, including the new bill that was high, in order to assess and calculate a concession. After assessment of the Ameren bills, it was determined to provide Ms. Cummings a concession of $616.87 which was provided on 12/16/2024. On 1/3/2025, Ms. R*** reached out to Greenwood Estates again regarding Ms. Cummings December bill as it was much higher at this point. Greenwood Maintenance was sent out again to assess and nothing was founded - the furnace continued to produce heat; therefore, the issue was difficult to diagnose. Greenwood staff proceeded to call an HVAC contractor and the contractor visited the property on 1/10/25 and corrected the issue with the furnace. On 1/9/25, the balance of $1069.16 was paid directly to Ameren by Greenwood Estates on behalf of Ms. Cummings. On 2/3/2025, Ms. R*** reached out regarding the January Ameren bill for Ms. Cummings which was still high due to the unit not being corrected until 1/10/25. The response to Ms. R*** was delayed, however, a response was sent and a credit applied to Ms. Cummings account on 2/16/25 in the amount of $162.60 to assist with the utility payment. At this time, the issues with the furnace and the Ameren bill have been resolved. Thank you for the opportunity to resolve the matter and we do apologize for any frustrations the situation has caused.

ANDOVER PARK APARTMENTS, Kansas City, Missouri Updated 07/12/2024: caught/killed four more recluse spiders in apartment. Updated 07/3/2024: Brown Recluse spiders are in my apartment. Luckily work in pest control but feel bad for all other tenants in building. Updated 06/01/2024: STAY AWAY. Still have yet to hear from management. $40 convenience fees for paying online…they just made this the only way to pay rent. Updated 05/10/2024: Sexual assault happened in community by unknown person. Original Date: 04/2024 WARNING: Stray away from this apartment community. First, I have been here for only two months of my lease and have regretted it since signing. Started with them doing the old switcharoo on me when I signed my first lease and had me sign for a more expensive unit after looking at my income/credit, which was idiotic by them to say the least..they put me in the same building as the apartment I originally signed for and NO ONE has moved in since!!! Spending $150 more because of this reason. Not to mention the unit before was a 10month lease and after signing saw they switched it to a 13month lease and they would not honor the 10month period I signed on the other unit. Still have yet to hear from management about this. Secondly, toilet has a slow leak, washer only puts out hot water which has ruined a few pieces of clothing, dishwasher holds water from time to time in the bottom, refrigerator is leaking black from the bottom….etc. They didn’t even inspect the apartment before I moved in. There was road salt from the winter everywhere and some glue on multiple areas of the laminate flooring they installed during “renovation.” Lastly, be prepared to pay about $80 more on water/sewage/pest control/trash per month. Common fees but way too expensive. Not to mention the $40 convenience fee they charge to pay online and they no longer take checks or cash for paying rent. Terrible management. Hidden fees. Mediocre apartments.

Cohen E**** L.L.C is a morally corrupt operating under federal government's tax exemptions laws as a great company that investments serve "under served communities, Class B citizens, low income families and seniors"! That would be amazing service if ture! It's true investments are made to receiving vast amounts of taxpapers dollars for self profit top earnings company members funded by taxpapers!! Yes, receives money from US already under served "because of companies" like this hide under laws that lower class communities nationwide would never tolerate if known. As cohen E**** L.L.C owners of my apartment complex 2012-2018 allowed untreated large amounts of (stachybotrys Toxic Black Mold) in my unit to thrive and spread like wildfire. I reported assuming that discoloration on walls might be mold and instead of testing told each time it was determined not to be but was the fault of mine due to candles, wax warmer, dust even offered to paint over anything but black mold. After years of unexplained illness, miss work/school, doctors appt, hospital visits, failure of all departments . I explained to my Doctor I had been exposed to mold. Blood work was taken right away and the result returned: Positive HIGH LEVELS OF STACHYBOTRYS. I was to remove myself and children for the unit as soon as possible. Not to return until it was professionally resolved better to relocate because our health was already damaged enough. This is UNACCEPTABLE on every level. Emailed CEO and explained that if was unwilling to correct and stop the theft of taxpapers, health and covering up. Promised that 14 years (stolen) of remining health devotes to return them the year of my hard work, energy, resources, research, unwaverd, efforts to inspire and enlighten all victims pass/present and 81,000 family units nationwide of my story. File claim stand unafraid "myself" heard in court to show where and how individuals (whom employed by US) will if voted, elected set in place safeguard or dismissed.
