    I lived at **** **** ******** ** ***** for 3 years. When we moved in the house was not in good condition. They never did a walkthrough with us, and I never signed off on anything as to what the house conditions was. We had a leak in the kitchen sink, it leaked for 3 years, multiple request for them to come and fix, would only fix it enough to slow leak, the water leaked into the basement walls where my children slept and stayed. I asked for them to fix the water damage in the walls and on the floor. They would never come out and fix them, my children lived in mold, water damage for years. The dishwasher was broke for 4 months before I moved out and they never replaced it. Also I told the landlord of possible termites and they did no inspection of house. I moved out finally in March, and they are trying to charge me 450 plus take my deposit.

    **** **** ******** ***** was in good condition as the tenant wanted to move in immediately. There were no holes in the walls, no plastic on windows or on the walls of the basement walls. Once removed, it stripped the drywall which had to be repaired and repainted (see attached pictures).  The dish washer was brand new when the tenant moved in. The leak in the kitchen sink was repaired. The dishwasher was replaced once while the tenant was living in the home due to overloading the dishwasher.  Tenant never mentioned anything about termites, or it would have been addressed and resolved.  Tenant never mentioned mold, or it would have been removed. Tenants last day was 3/31/2024). The house went through an intensive Section 8 inspection immediately after the tenant had vacated (inspection date 4/10/2024) (see attached passed inspection). If there was any mold, water damage, or termites, the inspection would have failed. Tenant also tried to repair holes that were not professionally done which essentially had to be totally redone. We had to replace a broken window in the bedroom (tenant broke window and did not inform RLM Properties). Tenant left debris and other items that RLM Properties had to remove and dispose of as well as perform extensive cleaning of the house. After all repairs and necessary debris were removed and disposed of the total amount of cost was deducted from the tenant’s damage deposit. The total amount due exceeded the deposit amount by $480.00. Nevertheless, RLM Properties decided to abate the $480.00 due in good faith as the tenant did reside at **** **** ******** ***** for 3 years and for the most part an occasional late payment, the tenant was a good tenant overall.
