Dear BBB Team, I moved into Magnolia Trace Apartment - *** ***** ******* *** *********** ** * ******- on the 20th April, 2023. The Property Manager at the time was Mrs. ******* and the representative who worked with me during the move-in was ******* *******. A Security deposit of $576 was paid before the move-in. The original move-in date was pushed ahead because the maintenance team pointed out that the carpets have to be redone in *** and I could move into *** (mail evidence available). *** was not the apartment that was shown to us and was priced less on their portal, I visited the apartment and found the carpets in a condition that was managable. I agreed to move in "as-is" condition, I vacated the property on the 1st September 2024. In the meantime, the property had 3 different managers because they had committed fraud within the apartment complex. I did not receive any calls or emails relating to the return of my security deposit. I called the apartment complex multiple times during different working hours on weekdays (Between 10:00 and 4:00 CST) no one would answer the calls, I got lucky 2 weeks ago and spoke to ********, who mentioned that I owe them $1,700 for carpet replacement and painting. I informed her that the carpet was to be replaced before we moved-in and the paint stains were called out in the Inventory and condition form. She mentioned that she would work on the refund after I mentioned that I have pictures and videos of the before and after movin. It is now over a month since the move-out and the staff DO NOT answer the phone nor would process the refund of the deposit.Customer response

Hi ******* and BBB Team,
I wanted to keep you all informed about a call that I received from the Assistant Property Manager (******** *********). She informed me that she is still waiting for her manager to return to work. She called out that she is working with me for just over a week and while she has been giving me the same reason for 3 weeks now.
I did not want to call this out but left with no choice since she has breached the trust. She has been very difficult to work with and always comes across as an individual who does not want to help anyone from a different race. I must tell you that she has been an absolute racist and wants to pick on people and intimidate them when approached for any assistance.
It is getting harder to work with this person and I wish to seek assistance to go legal since the property management has been ignoring the emails from BBB too.
Please advise...

Thank you for your response! I am not sure where would consumers go when BBB cannot help and when Businesses don't respect/respond to BBB. These kind of Businesses are surviving by looting & Cheating customers in broad day-light :)

I am filing a complaint against Magnolia Trace Apartment Homes and their managers ***** **** and ****** ******* for fraud, negligence, and mismanagement. Magnolia Trace has been suspected of fraudulent activity in the past, as they've had to dismiss previous employees and hire a whole new team. It seems the new team is continuing the fraudulent activities of the past. I lived in Magnolia Trace Apartment Homes from Aug 2u022 to Dec 2023 at which time I was a faithful tenant who paid rent on time. I notified managers **** and ****** that I would be leaving the complex because of raised prices and their attitudes became spiteful and resentful. I spoke with ***** about all the arrangements for final payment and she assured me my deposit would be returned within 30 days. After leaving the complex I received a notice for charges that were not relevant to the condition in which I left the apartment. I believe the managers have made up the charges to keep my deposit even though the charges are not warranted or valid. I’ve tried multiple times to contact the managers and left several messages to no avail. Each time ***** was on a “smoke break outside” or I was given another reason for why she couldn’t speak with me. I was finally able to speak with ****** ******* who stated she would email me pictures as proof of the charges that day. I have yet to receive any proof of damage. It is because they do not exist. Aware of my complaint, I believe they are trying to find damages to another property to send to me. Another big concern is that if I received these outlandish, unwarranted charges in an effort for the complex to keep my deposit, how many other tenants have been frauded out of their deposit by them? After being a loyal tenant for over a year with Magnolia Trace I am very disheartened that this is their reaction to a loyal faithful tenant. I am disappointed that this company does not stand on truth and value to the community they serve.Business response

Ms. ***** did receive pictures as she requested of her unit. She left her unit not cleaned, left belongings behind, left things in the freezer all things as she agreed to paying when she signed her lease contract, in the lease it states how she is to leave the unit come time of move out. She got mad at me because I would not nor could I let her stay in the unit 2 days extra at no cost, I told her the only way I could allow for her to do so is if she paid for those 2 extra days, it wasn't my fault there was miscommunication between her and her movers. I was in Monroe at the time of Ms. ***** calling, she spoke with my Assistant who handles move outs and walking and inspecting units when Resident turn in their keys. She is just trying to get out of paying her $200.00 balance she has due to cleaning and damage chargers. We don't just charge people because we felt like it, Residents are responsible for any cleaning or damage chargers as stating in the lease contact. When we do move out inspections we take a picture of the unit door with the unit number on it, then the pictures of the inside. Not only was she provided these pictures through email like requested they are also uploaded in her file that she still has access to. I'm all the time having to hear about what past management did or didn't do, but I'm not past management, unlike the people before me I follow our policy's.Customer response

Emails have time stamps. Please ask Magnolia Trace to submit the original or screenshots of those emails that were supposedly sent as requested. This will be the proof that this company is being managed by thieves and liars. Who will go to any length to defraud and misuse their tenants. If, any I say If, they shall produce these emails they should be examined carefully for alteration.Customer response

I am rejecting this response because: Emails have time stamps. Please have Magnolia Trace to submit the original or screenshots of those emails that were supposedly sent. This will be the proof that Magnolia Trace did not send those emails as requested. Magnolia Trace is being managed by thieves, unprofessional, and unpleasant individuals who will go to great lengths to mismanage, misuse, and defraud their tenants. If, and I say if, Magnolia Trace shall produce those emails after multiple requests please review them carefully for alterations. It is my deepest desire and mission to make known publicly and especially to further tenants about this company's fraud and disgrace. No one should be taken advantage of by a business they've only supported. The unprofessional response given BBB by the manager if further proof that she is unprofessional and untrustworthy. I expected more from this company!
