    Brendon Properties refuses to fix issues. I have called, discussed, texted and emailed ad nauseum since I moved in, but most issues are still not fixed. I purchased condo 7/13/2020. Before I agreed to buy, I asked Brendon to install tub and to confirm it would not change countertop length: he sawed off all cabinet drawers and cut counter ~2 feet without telling me, old plumbing holes are still there; bath sink handles corroding; electrical arcing/tripping issues (master bed light, TV outlet, kitchen outlets); duct under kitchen sink heats the cabinet to ***** degrees, but not the room duct ~2 from front and sides of vent, height is short-heated air goes into cabinet and dishwasher instead of room; fireplace bump-out built incorrectly -freezing breeze into family room; left corner kitchen cabinets, office closet and 2nd floor room above garage are freezing; plate on top of ***** column covers only half of load-bearing beam-beam is moving; front door does not sit flush, especially at top, letting in cold air (Building Inspector saw this and said Brendon should fix it); kitchen ceiling is stained; drip edge missing from half of patio door; large areas of efflorescence coming down ********************; mortar on exterior of basement windows done incorrectly; large uncaulked gaps and holes where hardwood ****************** meet; paint issues throughout; silver scratched off guest bath mirror when installed, leaving black marks; bulkhead handle missing. Brendon came out 10/27/2022 and said he would fix electrical issues, fireplace bump-out, install missing edging; install additional ***** column where load-bearing beam was moving; paint kitchen ceiling, but would not fix anything else. Since 10/27/22, Brendon partially fixed fireplace bump-out but has done nothing else and will not return my phone calls or emails. I need BBBs help to resolve the outstanding issues. Brendon continues to develop homes in this area.

    I am willing to discuss a compromise, but am rejecting this offer as I have been asking Brendon's team to fix these same issues (not all listed) since a few weeks after I moved in.  On 10/27/2022 Brendon agreed to fix the fireplace, electrical, paint the stained kitchen ceiling, fix the unsupported structural 4 LVL load-bearing beam.  I have texts from his project manager saying they would be fixing the hardwood floor gaps, getting me a replacement handle for the bulkhead among other things.  I still have cold air coming through the fireplace because his subs didn't finish the installation.  The ductwork under the kitchen sink cabinet was improperly installed 2" away from the vent, so the heat goes into the cabinet instead of out of the louvers to heat the room.  When the is heat on, the cabinet runs ***** degrees making it dangerous to store cleaning supplies.  There is also a breach of contract issue in the Master Bath when his subs sawed off the drawers of the sink cabinet, threw them out, and just "glued" the cabinets together, leaving holes in the back of the cabinet where the plumbing used to be.   The contract says any changes are to be new or better quality.  Per Mass Genl laws, there is a 3-year time limit (six years for structural) for substandard work. There is a significant amount of efflorescence around every basement window indicating water infiltration due to substandard work on the exterior, perhaps from improper mortar and/or caulking.  The building inspector, *******************, came to the unit and said that both the entry door and basement door to the exterior were installed incorrectly because you could clearly see the door was not flush, especially at the top, and that's why there were drafts coming through the door.  He said Brendon should fix it, but he has not.  Brendon continues to build in a community that values the environment and reduction of greenhouse gas emissions.  The delays and additional energy required to heat the house has had a negative impact on the environment.  Brendon needs to honor his word and fix the issues.
