We have a home for which we want a home equity loan in *******. We used Rocket Mortgage for the primary mortgage and figured we would use them for this loan. They use Amorck as their "appraiser". Their appraisal was a comedy of errors, except this isn't funny. We have invested 90k in the home since we purchased it two years ago. The market certainly hasn't collapsed where we live. The company sent (unknown to us until afterward) a TRAINEE for this appraisal. This should have taken ***** minutes to complete. It took almost 1 hour and 45 minutes. Despite all we have put into the home, the appraisal returned at the SAME EXACT NUMBER as our purchase price 2.5 years ago. The odds of that being the number are ridiculously low, but their "supervisor" signed off on it. It's more like mailed it in. ********* ******* was the trainee who did the appraisal independently, while **** ****** ******* signed off on it from their office. There were comps for houses currently on the market (not supposed to do that). It was a complete joke. They should not be trusted to do a competent appraisal.

Serious Shortcomings in Services Provided I made it clear that the funds needed to be sent to the Seller by 7/31. Amrock did not provide the funds to the seller until Friday, August 2nd, and that was only after a horrible sequence of missteps and mistakes by Amrock and **************'s collective company's personnel and contractors. This sequence resulted in me losing sleep, experiencing an increased heart rate, and intense anxiety over this set of days as I tried to decipher what the **** was going on - and are some of the worst days of my life, and likely that of the Seller's as well.This type of service is unacceptable: I respectfully requested that they reduce the cost of my title insurance to $1.00, and refund the rest of the funds that I paid for the title insurance because I feel that your service was indeed that poor. They did ****** background, I hired Rocket mortgage and Rocket recommended Amrock as a title company. Soon after, events precipitated and neither firm lived up to its reputation, capabilities, and quite frankly anything one would call good customer service.From the get-go, working with Amrock was spotty - I often did not get a response, and when I did it was usually along the lines of well get back to you without following through and getting back to me. This was especially true when I needed documents. It was very hard to get these provided to ***** be fair, my mortgage consultant did provide some limited advice about what to expect, but made it clear that Amrock was a separate company and that she could not help in any way.Rocket and Amrock failed me in 4 keys areas which jeopardized the entire purchase and almost causing the deal to fall through:Amrock - Providing the Title, Providing EFT TRANSFER INFO to send Amrock about ~$200,000 for the closing, and Providing a properly formatted DEED Rocket Mortgage - Providing a clear MORTGAGE NOTE for signing at closing I provided a much more detailed complaint to both companies.

Worst closing experience ever!! Scheduled for remote notary closing, they were unable to complete due to server issue. Sent in person notary, loan closed. On day of disbursement only to be told we had to reclose due to missing documents. Why did it takes 4 days to review our documents to tell us!

Awful company. They made an error on an *** appraisal order by performing the *** appraisal without using the correct form, and then tried to pass it off as an *** appraisal. Completely unhelpful in trying to fix the error that their appraiser, *********************, made. Stay away from this company at all cost. It could cost you any transaction youre trying to close.

Do not work with Rocket Mortgage and/or Amrock, we most certainly will not be working with them ever again. We did a refinance with them last year, and they sent us a refund check after it was said and done, which seemed odd. I called them to verify that it wasnt supposed to be in our escrow account, which they assured us it wasnt. Fast forward a year, and now they say that our escrow account does not have enough in it to pay our yearly taxes. Conveniently, in roughly the amount of the refund check that we were mailed a year prior. Subsequently, an escrow analysis was done, which increased our mortgage 50 dollars a month to make up for the deficit. After multiple phone calls with multiple people, we were told in short form, sorry we screwed up, but we arent going to correct it. All we were looking for was for them to correct the deficit in our escrow account, and bring our mortgage back to where it should be, which they refuse to do. The ************ we were given was give them the money back to be deposited into the escrow account, or deal with the increased mortgage payment.
