    Ive had the misfortune of dealing with Mutual Property Management for the last ********* experience has been nothing short of frustrating. The level of ***************** of accountability is appalling. Some of the issues Ive encountered include:False claims of missing payments: They've repeatedly lied about not receiving payments when Ive physically brought it to them along with DENYING payments due to owner wanting to sell home & asking us to vacate BEFORE lease is up causing unnecessary stress/additional fees. Broken promises: Mutual Property management consistently fails to follow through on commitments, leaving me to deal with the consequences & a lot of them at that. Never changing lock or giving us a different code for the front door after numerous times saying they would! (Weve never received a key for our home, we can only come in one door with a code.) Communication is virtually non-existent & attempts to resolve issues are met with dismissiveness or blame-shifting-even though they call you constantly. They only try to communicate via phone which makes sense now as they lie about everything they say. Even after sending multiple emails stating I only want to communicate via email to prevent miscommunication. It's clear that they prioritize profits over people.I would not recommend Mutual Property Management to anyone. Prospective tenants, or lessee beware: carefully review your lease/contract & inspect properties thoroughly before signing ANYTHING! Specific issues:Payment processing issues Property maintenance and repair problems Unreliable communication Lack of accountability!Advice to others:Verify payment receipts. (PHYSICALLY HAND THEM PAYMENTS & get a receipt !!) Document property condition before moving in (they dont give you a checklist even after you ask for over a month so take lots of pictures.) Set clear expectations& get promises from them in writing. Please be cautious when dealing with Mutual Property Management.

    Worst management company ever!! Do not trust your property with this company!!!They will place any tenant without doing backgroudn check or communicating it to you. They ***************** behind the contract and laws, the same laws don't seem to apply to other management companies in this area.They will put it in their contract that you can't hold them accountable if there is an issue. When there is an issue it is your problem to resolve. They make sure to get their management fee.Why am I responsible to resolve the issue when I didn't have any control over signing the contract with the tenant. I could have done a better job managing the property.

    Hello Praveen, we managed your property for almost 4 years. Our management contract is the same now as it was when you signed with us in 2020. Nothing has changed. We managed 2 separate leases for you, where we reviewed the applications and approved the tenants. The most recent applicant was approved based on verified income, credit, etc. Unfortunately, these areas do not guarantee that a tenant is going to take care of your property to your expectations. Property damage by tenants is a risk that is associated with having a rental property, and is also a disclosure that you acknowledge in our property management contract. Further, you have always been able to select your own tenants, but chose not to do so. We cannot be held responsible for damage done by a tenant. We also cannot *** the tenant for damages because you are the property owner and would need to do so on your own behalf. Also, a tenant cannot not be held responsible for damages that a professional deemed to have occurred on their own, and for which you do not have proof that the tenant caused the damage.
