I rented a house managed by Mauzy for two years. Every time we’d need something fixed or replaced, they would first attempt to charge us for it before claiming it was a mistake. This includes when we moved into the house with a broken water heater, had no hot water for the first two weeks we were living there, and then being charged almost 2 grand for the new water heater. We challenged them on it and they backed off but the same thing happened again when we needed a new washer. Then, of course, after move out, we get an exorbitant list of charges that not only ate our entire security deposit over two grand but an additional $900 worth of charges. Included were charges for normal wear and tear and things that were messed up when we originally moved into the house. If you are renting out your house, this seems like a great option as Mauzy is completely willing to bleed dry their renters and scam them out of money at every opportunity. If a property is managed by Mauzy, do NOT move in. This is by far the worst and most egregious property management company I have had the misfortune of working with.Mauzy Properties Corporation Response

Dear ****,We have taken the time to review your concerns regarding your leasing experience with Mauzy Properties. We would like to address a few specific issues that we believe were portrayed *************** relation to the water heater replacement, our records indicate that one of your roommates acknowledged that they tampered with the unit, stating, I might have pinched an aluminum gas line. As a result, we assessed a portion of the replacement cost to your account.Additionally, we would like to clarify that we did not attempt to charge you for a new washing machine. Our initial mistake was in sending the estimate for the replacement to your email address, when it should have gone to the property owner. Our property manager apologized for this error and acknowledged it as a mistake.Regarding your security deposit, we provided a link to a ****** drive containing 220 photos that documented the pre-move-in and the move-out conditions of the property. Our deductions were not related to normal wear and tear, but rather for excessive items left behind at the property, including a refrigerator full of food, vacuum, garbage can, several items in the kitchen and living room, as well as bags of garbage, broom, mop, cooler, and other miscellaneous items that did not fit in the garbage bins and could not be disposed of by the licensed hauler.The property was freshly painted prior to your lease commencement, so any damage beyond normal wear and tear was assessed with consideration for the 7-year lifespan of paint in a rental property. In accordance with our lease, we also calculated charges for inadequate cleaning upon your departure.We wish to provide clarity on these disputes to ensure a fair understanding of the circumstances. Mauzy Properties did an excellent job marketing my property and finding good Tenants. Unfortunately after I had researched and found so many negative reviews I decided to give them a chance with the management of my property. I discovered that the negative information was true. By mutual agreement our management agreement was terminated after one month and 12 days. Do not use them for property management and be very careful as a tenant. We have a very detailed "Ready to Rent" checklist so that you can ensure the property is ready for the new tenants to move in. You left us a property that was full of your belongings, leaking bathrooms, deferred maintenance, and basically tossed ** the keys and moved out of state. ** has strict landlord-tenant law, and our job was to get the home to safe, leak-free and clean condition for the new tenants to reside. I rented with Mauzy Properties for two years, and I wish there was a more official, meaningful way for me to say the following, but lacking such means, I will simply have to leave a review: Never, ever, ever rent with Mauzy. I myself unfortunately did too little research too late and was trapped in a lease for two years with a company that not only disregarded renter health and safety, but made a killing out of doing so. Mauzy routinely scams renters out of their money by “requiring” their tenants to pay for services which are not required for tenant upkeep under Minnesota state law. Examples include “requiring” tenants to patch and paint the entire unit before move out, then taking 1000+ dollars from the tenants deposits if they do not do so. Other services were also “required” prior to move out, such as carpet cleaning. All “fees” were deducted from myself and other housemates deposit, leaving us with a paltry $79. While we could very rightfully take this to court, this obviously disadvantages those who have no or little knowledge of our legal system, and is therefore biased against the poor and people of color. One might say that this is an endemic issue within renting, but I find Mauzy to be particularly egregious. Upon the start of our lease, I found that I had to educate Mauzy representatives on MN law and minneapolis city policy; their lack of knowledge was so complete that they would accept nothing less than a letter from city government. I feel this needs little explanation for the reader to see how certain groups might be heavily discriminated against by this policy. Finally, Mauzy takes little consider for renter health. Unit was freezing in summer, and visible mold issues were ignored for months. Do not rent from this company.Review from Julie K

Consistently had to request basic issues be addressed, including safety concerns with fire alarms and electrical systems. I paid off the rest of the lease early so I could ensure a safe space for my family. They wouldn't take any action until I contacted the city to address the issues. Even then, the problems weren't resolved. I'm happy to provide copies of requests, emails, and photographs to the BBB to validate their dismissive and threatening practices.Review from Josie R.

Don't use them for your rental property! I was told that they would make sure the property was well kept with check ins and that they would fix things when needed. This was a joke, 1st renters stopped paying and left after 3 months of no payments... I show up and the house was trashed! They had farrets which wasnt allowed, the garage was filled with garbage and then I had to pay for it to be cleaned... second renters, same thing.... supposed mouse infestation which is expected when their is garbage left everywhere! Never was the rental inspected or checked on... they left when the water was shut off, soo needless to say the bathrooms were very unpleasant. They had the "handy man" change the door nobs, which were original from 1900 and replaced with ugly gold... never got the originals back. Im out thousand of dollars now in rent and cleaning fees the company says there's not much they can do. I gave up and just sold the house but now 2 years later I'm still upset that this company promises to go to court for you and take care of your property so you don't need to worry and yet did none of those things!Mauzy Properties Corporation Response

Were very sorry to hear about your unpleasant experience with owning a rental property. We were devastated to read your review, especially since its been over four years since we ended management and felt we ended on good terms. You even asked for permission to use our marketing photos to sell your home, which we willingly said yes to. We reviewed all our extensive communication during the course of the one year that we managed your home, and while we certainly empathize with the unfortunate situations that occurred, the only ones to blame are the tenants themselves. We did our due diligence in screening applications to find qualified tenants, unfortunately, we cannot predict life circumstances or hardships that occur during the tenancy, which is what happened with the first set of tenants. We convinced them to agree to move out willingly to avoid further expenses to you that an eviction would have presented. We immediately found new tenants to move in at no expense to you since we warranty our tenants. Sadly, those tenants moved out early because of the mice problem. Due to the age of the home, built in ****, large cracks and gaps were present in the foundation that created openings for the mice to get in. You shared that you experienced mice as well when you were occupying the home. We utilized our efforts to our full extent to attempt to collect all funds owed to you by the tenants. Im sorry if that was not a success. Conciliation court would be the next step, which is not in our scope of services. Rented from them for 3 years and the decided not to renew our lease when we were still technically in a pandemic and landlords legally were not allowed to do that. They also charged me for a ridiculous amount of cleaning not to mention charging me for the carpet shampoo when I submitted my receipt to them. Had multiple issues with water leaks and AC issues that took multiple phone calls and work orders to fix.Review from Anomnymous B

I agree with all the negative reviews, especially those dealing with early termination. The company actually puts money over tenant safety. I'm in a duplex and the neighbor in the other unit threatened me. I sent a complaint to ** immediately and it took a week for them to respond. They actually said move-ins/out took priority. For my own safety, I was advised to move immediately. I gave 60 days notice. They mentioned the early termination fee of 2 months rent, but the way they explained it was that it worked out to be 4 months. And, they weren't clear that it had to be paid in a lump sum up front before they would start the 60 day clock. Given the circumstances, I asked them to waive the fee. They said they talked to the owner of the duplex and that he said that my feeling unsafe was a matter of opinion. They would only waive the fee if my move was court ordered. Dear ******,Im so sorry that you had an unpleasant experience living in one of the properties that we manage. Our number one priority is to provide a safe and and healthy environment for our tenants. Living in an upper/lower duplex does come with its own challenges, as there are shared areas. We take all complaints seriously, especially when safety is involved, which is why we immediately advised you to call the police. The police are the only ones with authority to intervene in situations like yours. Once the police are involved, we can obtain a legal report which would allow us to get more involved with your lease and/or the other tenants lease, and protect you from any imminent danger. I ask you to please view this situation from another perspective. If we approached the other tenant in the duplex and accused her of your allegations without any evidence, we would be at risk of legal proceedings from that tenant as their rights would be violated. That tenant made several complaints to us about noise disturbances from your dogs barking all day long, but we did not send you a lease violation or anything for that, as it was just her account of the situation.You mentioned that you were advised to move immediately, but I am not sure who your advisor was. We did not receive any legal letters or police reports from you to support this, therefore we have no choice but to follow the terms of the lease. The early lease termination option is explained thoroughly in the lease that you signed, which is a legally binding contract. It is the responsibility of the tenant to know and understand the terms of which they agreed to by signing the lease. You were sent a copy of the lease after it was initially signed and it is available via your tenant portal at any time to review.We do have the unit marketed for rent and are actively seeking to find new tenants. If we can secure a new lease commencement prior to the end of your new lease end date (11/30/22) we will be able to relieve you of further rent responsibility. I do NOT accept this response. First of all, you did not immediately advise me to call the police. It was a week before you responded to the complaint. The person who responded actually said that move-ins / move-outs take priority (in an email).Secondly, there were 2 complaints my neighbor made about my dogs barking -- that I was made aware of. The first was the first day my dogs were left alone (kenneled) in the unit so I could go to work. The property manager called me and I got someone there within 20 minutes to take care of it. It was not all day long as you stated. The second instance was similar. But, again, it was not all day long (an even shorter time than the first time) and someone came over right away to take care of it. After that I had someone staying with the dogs all day so as not to get any more complaints. The person who stayed with my dogs will attest to the fact that my dogs only barked occasionally and it usually was her dog(s) barking or stuff outside or that caused my dogs to bark. The person who was looking after my dogs during the day after the 2nd complaint will attest to that in court (if it ever got that far).You also failed to mention that I made several complaints about the downstairs neighbor's dog(s) barking continuously after hours. She seemed to think it was ok for her dog(s) to bark after hours because I was not "working from home." Nothing ever got resolved with that about the dogs barking after hours so apparently her right to enjoy the property is more important than mine. Whether I was working from home or not is irrelevant. You also failed to mention that I stated in one of my complaints that her dogs bark at every little sound and way more often than mine. Again, the person who stayed with my dogs will attest to that in court. Finally, you failed to mention that she confronted me. She pounded on my door, disrespected, and threatened me. It was at that point I was advised to move out for my own safety (my parents and family friend who is an attorney advised me). It would have taken a long time for it to go through the courts to get a restraining order or other order, especially since it was a first offense and over the weekend. In the complaint we said we would like you to contact her and state all communication with me must come through the property manager. To my knowledge, that never happened. Again, she has rights (she could say you're unjustly accusing her) but what about my rights? She basically assaulted me but I don't seem to have rights -- I have to jump through a gazillion hoops. Nothing can be done until someone does something -- no preventative. On the move out fee, it's not clear that you are expected to pay 2 months rent up front in one lump sum. I asked about it several times. Specifically, I said what is the amount. They gave me a $ figure. When asked is that in addition to the 2 months rent I'm staying there, there was no response -- leading me to believe that yes, it was on top of the two months. When I gave my 60 days notice on September 1st, stating October 30th is last day, they mentioned the break the lease fee, but again it was not clear that they expected 2 months as a lump sum. It was only when I said I looked at the account and the amount was there and then it wasn't that the property manager said the 60 days starts when the lump sum payment is paid. That's how it got pushed out to the end of November (I had already paid the rent for September) so now I've paid 3 months rent.Like I said, I will never rent (or purchase a home) through Mauzy Properties again and I will not recommend to friends and family. They are extremely slow answering maintenance requests, will cancel scheduled maintenance without notifying tenants, so you waited all day for nothing. They will not return phone calls. The electricity went out in our garage, making it impossible to open the garage doors on August 6, an electrician wasn't sent out until October. Fortunately my car was not in the garage. The walk in door was nailed shut so no we could not access it that way either.Mauzy Properties Corporation Response

The tenant notified us on September 8th about the garage doors not opening. She informed us that no cars were trapped inside, in which case we do not deem it an emergency. We had a technician onsite within 3 business days of the incident being reported. Our technician checked the breakers in the house, and all were fine, but as the tenant states, there was no access into the garage to see if it contained a separate breaker box. Per our property management contract, we need to get approval from the owner to conduct any work over $200 and before we make any structural changes to the property. It was evident that we were going to have to break into the garage service door, which was boarded up, in order to gain access to the interior of the garage.It took a few days for the owner to respond to our request, but overall, we were back out within a week and did gain access to the inside of the garage by forcing entry through the service door. No breakers were tripped and the electrical all looked fine, however, the garage door opener and remotes (all newer) appeared to be fried from a power surge or being struck by lightening. At that point, the scope of work needed for repair was beyond what we handle internally and needed to contact a garage door vendor. They worked directly with the tenant to schedule and installed a new garage door opener (10/7). After installing a brand new opener, it still did not work and the vendor then determined that the outlet that it plugged into needed to be replaced, as it too, was fried. This required yet another vendor, an electrician, and an additional approval from the owner, which was received on 10/20. We tried several different electricians and they were all backed up 2-3 weeks. We were able to schedule one for 11/3. We are very sorry that the garage repair took so long to complete. As my explanation states, there were several different parties involved that contributed to the timeframe - the owners, scheduling with the tenant, Mauzy Properties, Garage Door Man and an electrician. The owner spent over $1500 on this repair, which was caused by something out of all of our control. I apologize for any inconveniences this caused you. Luckily it occurred during a late summer/early fall and so there was no snow to deal with. It is a detached garage and no cars were trapped inside and the garage repair did not affect the habitability of the home. In our multi-family properties, we rent a detached garage for $50/month, so I would like to offer you a $100 rent credit for the 8 weeks that you were unable to use the garage.
