            Middle of June, we started the process to purchase our new home located in Pennsylvania when it comes close to the settlement date for the sale of the home. It was put off for another week to another week. As first time home buyer, it isn't shouldn't be large deposit down for the closing cost of $5,000.00, closing cost already been paid. I want to move into our new home within next 10 days and stop dragging their feet.

            This letter responds to the complaint filed by ****** ****** against Neighbors Bank.

            Neighbors Bank management is familiar with the consumer’s complaint and regrets being unable to meet their financing expectations. A review of the correspondence confirmed the loan team maintained regular contact with the consumer, provided detailed explanations of the items needed to proceed on numerous occasions via phone and email, and offered to setup conference calls with third parties to help obtain the necessary documentation. The consumers were unable or unwilling to provide the requested information and declined the offers for additional assistance from the loan team to help them complete the outstanding items. The consumers continued to make demands to close despite the loan team’s best efforts to assist and inform the consumer of the remaining items. The consumer stopped corresponding with Neighbors Bank after requesting that documentation be transferred to another bank, and due to the lack of required documentation the file is no longer active.

            I intended to submit my application through the government program for a USDA loan however I was mislead by applying on a website ************* that funneled my information to this bank. I was under the impression that this was through ************** Their marketing is deceptive which caused me to have a credit inquiry from a company I did not want.

            Neighbors Bank’s management team contacted the consumer to address the complaint directly, and we appreciate her time and valuable feedback. Our research shows the consumer completed a loan application through our website, establishing permissible purpose under the Fair Credit Report Act, and in accordance with internal policy, the consumer was additionally asked for and provided authorization to complete the credit inquiry electronically. The website application process includes disclaimers that Neighbors Bank is not affiliated with or endorsed by the U.S. Department of Agriculture or any government agency. Neighbors Bank management remains available to assist the consumer or provide financing in the future by contacting us directly at *************

            Beginning in July 2022, I applied for a mortgage with Neighbors Bank. I answered all of the questions on the application truthfully, including the disclosure of a short sale in December of 2020. After providing all of the necessary documentation and having my credit report pulled twice, I was given a pre-approval for a loan. With this pre-approval in hand, I shopped for a home and in November 2022 I placed a home under contract, leaving a due diligence deposit as well as ******* money. I also paid for a home inspection and had a plumber check the sewer line. I also paid money for an appraisal, which may or may not have occurred before being denied a loan. This loan should not have been pre-approved according to their criteria, and as such I could have avoided putting out over $7500 to purchase a home.

            Neighbors Bank's management team investigated the concern regarding loan denial after preapproval.  As a result of this investigation, Neighbors Bank has reimbursed ************ for legitimate expenses incurred due to this denial.  We believe this has resolved the consumer's complaint.
